I hear you on the snow,we have had approx 2 feet in the last few days and it is snowing crzy now as we speak.

On an action note,i am presently STILL waiting on closing of deal # 17 the mobile home ,lot and garage.
I have another prospect house 1hr away that the owner keeps emailing and texting to sell me.it is appraised at 67000and I can buy at 45000.they have put extensive renovations.THe magic buttons are ......the husband has a job transfer........the property comes with 10 acres.......empty lot with power included..... And they need cash to move and do not want a owner finance.....they DO have many rent to ownLookers with down payment.
Sooooooo I have sent many emails and texts to show interest and have made a vebal offer that is not far off from there 5 day drop in .price. I just sent them a text to ask if they honestly have a rent to own buyer if they would mind having them contact me so I could qualify them for rent to own and if they honestly do then I would give my word to buy if we can negotiate a win/win/win for all three of us.of course I have seen many pics but not done my due diligence.just lining things up,such as the buyer for me even before I commit to buying from seller.
Waiting to hear back......i am out of town working otherwise I would be there right now looking at it !!!!

Yes linda I would love my whole family to learn deans strategies,wouldnt that be sweeeeeeet but I know it is not for everyone.who knows maybe some of them will in time.my boy justin is making offers now and I hope he lands one soon .maybe my bro jamie will tear into it !!!!! Heres hoping !!!!!!!.

that i have been on dg.com !! missed it and glad to be back.I have been on a 16 day cruise to many islands in the caribbean with my family.what an amazing time in the sun.I cannot wait to get to a point in real estate to be retired and be able to get away anytime i want.I could get uesed to the sunshine and blue ocean.thanks to learning all the strategies from dean and this site.I didnt have any cell or internet when i was gone but did go to an internet cafe to check on the contest status the day of the winner announcement.i pd for 15 minutes of internet but it was so slow that i had to pay again and the video would play 2 seconds then have to wait 45 seconds /.....then play another 2 seconds soooooo i had to buy another 15 minutes then it was soooooo slow my time ran out again so i said i will wait till we get in port in a feew days.after i learned the winners i was happy for the winners but a little down that the opportunity to partner with dean had slipped through my fingers.buttttttt i climbed back on my bike {as brody would do } and reminded myself of all amazing knowledge i have gained through this fabulous site and deans never ending sharing of his wisdom.
i want to thank all of you who voted and shared support and as Richie always says NEVER GIVE UP and keep taking action with what we have all been given .

my mobile home deal will be closing next week if all goes well and i still have many irons in the fire.cant wait to attend the edge in may too!!!!! hope everyone is practicing and keeping focused on your goals EVERY DAY !!

For sure the cruise was relaxing.we went to seven different islands and I had a chance to relax and think about all the things I am grateful for ....including friends such as you on dg !!!!!!
As you stated it is time to pull the hot irons out of the fire..........and create some deals on the ANVIL !!!!!!

I have an opportunity to aquire a carpet store business and will,be negotiating and researching the pros and cons this week also.the wharehouse that I remodeled has been renting to this carpet ,flooring guy for the last 4_5 months and now he wants to sell the business .will keep you all informed of the outcome.

Closing set for friday on mobile home,garage and lot.
Getting all paperwork and taxes ready to file this mnth
Getting pumped for the edge in may
Opportunity on a sfh in local area .....just looking for buyer to match criteria.

Have two families that I am looking to match up with lease option deals,just have to find the right negotiated numbers.
Back to work at regular job and STILL digging out from approx TWO FEET OF SNOW FROM YESTERDAY !!!!!!

getting ready for the mobil home closing tomorrow.FINALLY getting this done and been through all kinds of obstacles to see this through.

next hot iron : the "jims flooring store" that is renting my wharehouse wants me to take over his store.i made an outragious offer only to be accepted to my suprise.now i def have NO TIME to run this as my day job and real estate is FULL TIME but i know that a business will buy real estate for me if i do it right and i could use the flooring at cost for all my investments.?????????//oh boy what have i done ....i think i am going to buy it and just take ity slow and take orders by appointment so i dont completely go crazy.or maybe find a partner to run it???? At this point i am neck deep in deals and opportunities and love the pressure !!!! i am def using deans yellow pad idea as we speak.
i will tell you this if you are new and r reading this journal.....when you get in the game then opportunities will come at you from every angle imaginable....you only have to sift and sort through them for the great deals !!!! i have the sfl system and have just kind of let the squeeze pages/websites do there thing and i just checked to my amazement at all the leads i have to tap into!!!!!!!! getting excited for the edge event and also we r starting to organize and get feedback on a dg cruise .no details yet but keep this idea in mind and think about attending when we do get it going.

yesterday was my boy justins birthday.He turned 22 yrs old ..his girlfriend tiff ,justin karen and i went out to eat and celebrate his birthday.It was a great time to relax and talk about how and when he was growing up !!! wow how time flies bye...
yesterday i finally had my closing on the mobile home lot and garage.Everything went smooth and i was only in the attorney office for 20 minutes !!! i can now legally say it is mine and wow what a few lessons learned as to get a judgement cleared up on a seller that has a brother as co owner and living in two different states. now on to selling for cash or lease optioning this for profit.this is my 17th deal in almost two yrs.

well we r still celebrating justins b day today as we r going 4 hrs away for the night and attending MONSTER TRUCK MANIA in syracuse ny.justin got tickets and planned this for his birthday a while back so karen and i r enjoying his birthday too !! and tiff !!!
the edge is getting near and we r getting pumped for the arizona sun and the dg event !!!

every one that really wants it.....do something rei EVERY day dont just talk about it !!! keep that dream and goal FIXED in your mind and make it happen .

ok its been awhile since i have been on and just want to update.
Idid not buy the flooring store so my renter moved out and i am now marketing to find a new renter so i am out 500 per mnth till i find a new tennant.still marketing for a tennant buyer for my mobile home deal.still searching for great deals in my target market.I just started to get back to going over my sfl leads and getting caught up on my work schedule.
excited for the edge coming up and being able to network with others .
also want to let others know about a feb 2012 dg cruise that we need input on and what you may want to see if you are going to possibly joining us !!!
this will be an awesome learning vacation .....fun in the sun !!!
keep taking action with what dean and this site has to offer and you will see your life change !!!!

I did my first deal in oct 2010 it has about 18k in equity and I tried to get a loan from a bank and they told me i have to wait a year to get a loan because they need to show that i can be a landlord for a year and that my dept to ratio is to high can someone give me advise. dave

congrats on your deal and for making it happen.i see you said A bank?? try EVERY bank you can contact and dont give up until you find one !!!.local banks will prob be more apt but maybe you can bring in a partner ?? maybe you can find a pml or hml .You didnt say if you are buying to hold? fix and flip? lease option? renting or living in it? what is your strategy with this home as that bdetermines what you need to do.I know the majority of banks in my local area want 6 mnth seasoning.One question i have is about the 18k equity?? is this from recently sold comps or an appraisal or guess?? these are questions that could determine what direction you take. good luck
