hey cathy ,just got back from joes fun in the sun cruise.fabulous!!! i hate winter !!! we have 2 ft of snow here and cold but just the thought of retiring young in the warm weather gets me thinking and feeling great !!! just cant look outside lol.back to the wharehouse now and working still on getting things done .been awhile since an offer on anything else but do have a lopt buyer on a house partnered with rina in wisc.just getting the details worked out today and tomorrow.hope all is well with you and family and i will get over to your journal this week to check out what u got happening.

thanks for the encouragement and well wishes. yes we had a great time on the trip and yes it is COLD AND SNOWY here back at home now but not long before spring ha ha.actually glad to be back home to start working the rei circuit again !!!! hope all your deals are going well and thanks for stopping by !!

we are home now and had an AWESOME time and thank you so much !!! It was amazing sunshine and blue ocean !!!. i did ask a few questions on the trip and was always looking for a deal.In grand turk there was open land and trees on the beach for miles .carnival cruise lines just put a few million dollars in a port and their shops on this island so i think this may be a future spot that will def bring a return on some money.i talked to locals about housing right on the beach and they are cheap in comparison to other islands.i am sure this may be an opportunity but i dont know alot about international buying and their government.will have to inquire about this .do you have any experience on this subject?? would like to talk to you on this subject and also i will def take action on a dg cruise in 2011 and would like your input on how to market it better and or ideas .i think it would be an excellent avenue to network and have an awesome time while learning rei.maybe a tax advisor,attorney,real estate agent,dean and staff and other investors brainstorming and holding a seminar on board .then checking out opportunities that exist in each port ???? i am def up for making this a reality !!

yes the weekend !!!!! up getting paperwork organized and getting ready to do some christmas shopping !! wow am i late on getting this done ! well anyway i have been catching up on some journals and it is sweet to see alot of new dgers really taking action .
ok for me i am starting to get back to some action on new leads.I had a prospect contact me on trulia .com to ask me if i was interested in their property.It turns out it is a 2 bedrm mobile home on a lot with a garage-2 car .This person lived in my towm yrs ago and this property has been vacant for yrs.i had drove by it yrs ago and wondered but never inquired about it.I went over to check it out and video taped a walk around.Turns out the mobile home is in need of desperate repair but lot and garage is worth at least 10-15k in my opinion.nice lot with two big trees in frnt and sewer and water on lot sooo i am thinking POTENTIAL.
I call the owner back and make offer of 5000 and say i will pay all attorney fees.The owner happens to be partners with his brother and one lives in california and the other in florida.I got a call back the next day saying they accepted the offer only if i pay a late property tax that was not pd of $250 AND close in 48 hrs as this offer is WAY below fmv.I say i will get right on it but 48 hrs is a long shot!!! but after learning deans strategies and working with other sucessful students ,i have the confidence to try and make it happen !!

update on the wharehouse! electrical is still not complete on service entrance.The guy i had complete this should be done today as i am pushing him to get this done.he has had the whole week i was gone.this is one instance i could just go DO IT and be done but i need to continue to delegate these things to be completed.!!!! ugggghhhhh !!!!! need to also get a heat source in there too and then keep collecting thee income ...... today is the day i should recieve another 500 for mnth rent on this bld .The flooring (jims flooring ) is starting to get many customers stopping at this new location.It stinks when winter comes as you cannot get as much accomplished with cold weather and short dark days due to the clocks turned back.STILL using power from my duplex next door till electrical gets completed and inspected.Just gave the tennant $100 for using the electric for a while [days]. this is more than we r using but will help her for christmas !!!
just heard from jan in a pm and excited to chat with him as i have not heard from him or jeremy for awhile !! if you read this jan or jeremy........dont be a stranger!!!!its great talking to these amazing guys and we have been trying to close a deal together for awhile but each time we run into obstacles BUTTTTTTT we WILL get some deals done I AM SURE !!!!

I have been crazy busy with many things on the rei front ,work,family and more but need to catch up on entries in my journal.I have done many more deals and will put into my journal in the NEAR future.anyone reading this including new dgers KNOW THAT YOU CAN DO ANYTHING YOU SET YOUR MIND TO if you stay determined and focus on your goal !!!!!! learn deans strategies and take advantage of EVERYTHING he has to offer,find a mentor,study and TAKE ACTION with the knowledge at your fingertips !!!!

every day sounds exciting! you got rested up on your vacation and are going after it now that you are back. can't wait to hear about your deals!

....Glad to hear you are doing well and checking out those possible deals in the Carribbean. You never know when or where you might find the next deal. Its always importnat to be ready and just keep your eyes open. Soemtiems those deals pop up when you don't expect it. The DG Cruise sounds like a great idea. We can talk after the new year and brainstorm it a little. Just give me a call or if I make it out to your area we can chat about it. I think it is an awesome idea.

ok i have the pa signed on the mobile home and garage on lot !!!!! The pa is signed by both brothers and i sent 500 for earnest money.talked to the attorney and title search is started on monday morning.I believe this is a great deal and a quick pa signed and of course christmas $$$$ made this deal happen.I did some research on the brothers and found a judgement on one but included in the purchase agreement to deduct the amount of penalty from the 5000 purchase price !!.I am going to post on craigslist tomorrow or monday for sale even before the closing to generate more buyers list and possibly have a buyer even before i have to pay for it.
on another note and deal,i inspected a reo just 1 mile from my home 2 days ago that is 2 blds,2-2 bdrm house with another 3 bdrm apt next to it listed at 59000 then dropped to 49900.this is as is and needs to be finished.Acontractor put new siding,roof,water htrs,windows,wiring and more but needs carpet ,some finish work.This is assesed at 92000.there is a survey problem but bank is fixing it by offering to buy a section from adjoining property.There is 3 bids or offers now and i will be the 4th so we will put in an offer and see what happens.love getting back into the swing of things !!
On the wharehouse end ,have the electrical all inspected and waiting for the power to be turned on next week.I got a great deal on a monitor heater for the wharehouse flooring showroom so all that is left is to get a fuel tank and have plumber hook it up.grand opening for jims flooring is getting closer !!!!! hope all is going well for all dg ers deals !! take aim and take some action today to collect passive income this mnth !!

i believe just the sfl people have gotten info on it when we recieved or bought the sfl program.admin will no doubt be telling all about it very soon.The dates are the weekend of may 13,14,15 and the price is 2495 i believe but not 100% sure.the price for a partner to attend with you is another 500.hope you can make this great event !!
