The temperature has cooled down and we went frm he 80s to the high 50s today. The sun is out, almost all the trees have leaves and the grass is green. A good day to find another deal. Believe and Achieve! - Joe

I found a great one called Inside The Housing Crisis And The Demise Of The Greatest Real Estate Deal Ever Made "Other People's Money" by Charles V. Bagli.

I think I found the first house flipper as it states this guy Frederick Ecker ran the division of the company he worked for and would rehabilitate homes that his company would foreclose on. All this back in the depression of 1893!

But that was just a small item it tells of the 2006 deal that was made in New York City for 5.9 Billion and two years later was only worth 1.9 after the crash.

A great read and even the the people in the book need some of Dean's advise as you don't buy a property that the rents don't even make up the mortgage payment.

The weather was warming up today but also brought some late night showers. It was great weekend with family and friends. Hope everyone had a great time and next week will be a great time to start that action plan in high gear. Believe and Achieve! - Joe

Joe! & everyone else, here it's amazing weather 70 & sunny, shorts weather n sandals. Enjoyed hanging out w/my friend & working, made some offers put a prop under contract in KC made a postlets of 1 we already have in KC, sad tho my uncle died yesterday & miss him, may he rest in peace.
