The weather went from warm to cold back to warm here in the Midwest. We have been getting plenty of rain as well. Had an opportunity to do a little more Spring cleaning to get organized. Question: Hi Joe, I recently started looking for an agent who could sent me some listings, I sent him the letter that Matt put together for finding an agent, this is what his reply was to me, "I have a access to Bulk packages if you looking to pay 100 homes.. but they can't be cherry picked .. Minimum buy in is 5 mill this is for someone that is looking to flip quick.. and make alot of money let me know if your interested." how should I reply to him. He sent me this just three days ago. Answer: Hello Joel, you need to build a list of cash buyers and cash buyers that want to purchase in bulk or tapes of REOs. What the real estate agent is saying here is that the buyer needs to buy oin round lots and can not mix batch tapes or pick a few homes from each tape. Thus, you may need to know what the homes are located and find buyers that want large amounts of homes in that area. I hope this helps. Good luck.

Always use comps from a realtor and on-line sources to try to determine property values. What a property sells for really does not determine what the property is worth. Just noticed you've been posting quotes each day! I love this! I do something similar on DGIE and my FB page. The world is filled with too much negativity and "empty chatter." I love the motivation behind something so simple as "watch Rocky and eat your wheaties" or something more profound as the quote by Roosevelt. Keep them coming!! You are an inspiration to many!!! Especially fellow Indiana natives who love pizza )) LOL

HAPPY FATHER'S DAY 2013 !

Per Wikipedia, Father's Day is a celebration honoring fathers and celebrating fatherhood, paternal bonds, and the influence of fathers in society. Many countries celebrate it on the third Sunday of June, but it is also celebrated widely on other days. Father's Day was created to complement Mother's Day, a celebration that honors mothers and motherhood.

Real estate investing can change lives from parentd to Grand Parents to children. We strive hard for success and each day we move a little closer to our dreams. However, there needs to be days such as this where we can slow down and enjoy the things that are really important in life, a chance to really smell the roses. We know our children grow up fast and what better way than to embrace the time we have as parents and children at heart.

I often say it is ironic how on Mother's Day we often go out for dinner and on Father's Day we often BBQ and have a cook-out. I guess it is a day where Dad can show his BBQ skills and share his cooking with the family. I want to wish all Dad's out there, a very Happy Father's Day to all! Believe and Achieve! - Joe
