OfflineHello to everyone. I am new to the DG boards and to DG himself. I ordered both of his books and read about half way through the first book when the Coaching Staff from the Academy called. They actually told me I was reading the wrong book first...I laughed because at the time of the call, I was reading the book, so to say the least I changed books.
My Action Plan I guess is this:
1. Creat a Buyers List.
2. Get an Agent/Broker (In Oregon they are no longer called Agents, they are Brokers.) on my team.
3. Get a Broker on my team.
4. Create some Flyers and post them in the area I have selected.
5. Re-read both books.
6. Stop Second-guessing myself.
7. Do it!!!
Should I get anyone else on my team?
Of course there is the issues of not having any "Real" money to use for investment purposes.
Below is kind of what I would like to do so any input on this on how I should perhaps start out or things I should do please feel free to say something.
My Goals:
1. I would like to buy/hold for retirement.
2. I would like to buy/flip to build a cash reserve for those properties that I do buy/hold, I would have a minimum of 6 months cash reserve per property as per HUD/VA/Fannie Mae.

Welcome to the DG website community. I am, sure you will find a great deal of information and tips. Dean's books are packed with great information, tips and techniques. The DG website is the best real estate website anywhere! I have only been on-line for about 2 months but I really enjoy the friendly helpful people on the Dg website and I have really been inspired by Dean and his books, programs, videos, etc. Thus, It appears you have a good plan of acton and will be on a path of success. Well, I am almost done reading PFRERN. On chapter 11 and getting an overdose of information. I now know that I really need to get a Mortgage Broker more than anything else. I also know that I need a really good RE Broker to help me out as well.
I find it interesting by reading some of the success stories that others have dabbled in REI but had no real direction or just enough knowledge to survive. I too, have had knowledge before but not enough to really move forward.
I spent three days at a "BootCamp" for REI about four years ago and they gave so much talk and little action. I needed more action (information) on thier part to help us start moving forward. I understood how to do all the background checking (due dilligence) on potential properties and even talk to the owners about the "Why, When, How Much...and so on", but not one real bit on how to seal the deal.
My wife and I had exit strategies set up and everything too. We were being good little investors but NO FUNDING. We had no idea of the creative ways to fund our deals. The only real way was to 100% them through a bank or mortgage company.
With reading Deans PFRERN, it seems like the light switch has been turned on. It seems so easy to do. Build your team, build your buyers/sellers list and just dive in. And do not forget to Advertise, and Market yourself.
Now to just DO IT!

Make sure you utilize the free tools Dean gives us in PFRERN, such as the free website, business card ideas, marketing ideas.....(you know you read it!).
They are so helpful in getting started and some people seem to overlook them or think there's a catch. You know what the catch is? THERE ISN'T ONE!

I'm also starting out in REI. One way "6. Stop Second-guessing myself." is to read, read, and reread from this site other peoples jurney on how they started and the deals they made its soo inspiring. That's whats help me think if they can do it then i can too. This site if full of positive energy!!

Well, I am mostly reading Deans books at this point because I had cancer this past year and while in chemo session, I developed serious side effects that caused my intestines to rupture and almost killed me, luckily, I was in the hospital ER when it happened. They saved my life.
With that said, on the 29th of June, 2009, I go in for recunstructive surgery to have my intestines put back together again. I will have about a week in the hospital to do nothing but read and re-read Deans books and build my strategies up and get my "Action Plan" together.

I'll keep you in prayer. They were able to catch cancer in the first stage for me 19 years ago. There is a God somewhere! I know there is an angel that God has assigned to me. Boy is she or he working overtime with me! So keep positive as you are and great things will be. Life has away of throwing everyone different challenges. I've learned it's how you react that makes the difference of the outcome. You have a great attitude! You will come out of this stronger. This week will be my fifth time reading chapter 8 and 14. You gain something new everytime you re-read it. Isn't this amazing? Continued success to you always...........Lubertha

My thoughts and prayers are with you this time and I had a friend went thru like you did and they thought they would have to operate but they didnt have to because the medications was able to take care of it. So he's fine. Just keep on reading Dean's books while you are recovery and that's a great tool.
