Hello everyone. Im somewhat new to the DG world of investors. I purchased Dean's books about 2 months ago. Ive been reading and building my knowledge so far. I want my knowledge to be very strong. I ordered the edge kit and have been getting my wife envolved Today I passed out 200 fliers on cars that were parked outside of apartment complexes. Im just focused on building my buyers list at this time. I will doing assignment of contracts to build capital. I just cant wait until REI is a piece of cake to me. I know if I dont give up that will be the ultimate turn out. thats how it is with anything you do for the first time. It seems hard or confusing at first until you do it enough times to get the hang of it. Well this is pretty much the intro my "FIGHT for the FIRSt..... as we take this journey we will see what the first will be.

Hello DG Family!! First of all I would like to say Happy Mother's Day to all of the Mothers across the land of DG. I would be the first to say that it takes two to Tango but Lord knows that there is no Love like a Mothers Love and I just want to say "Big Up" to all of you Mothers out there.

Well its been a couple of days since my last post but of course REI is on my mind. Saturday I mangage to get out 13 offers to two of the agents I am working with. Thats right I said two. Sometimes I feel its important to have two of everything in REI because sometimes people just dont move how you want them to move. There is nothing like having a back up plan on your Power Team! I believe in both of the young ladies Im working with and hopefully I will have success with the both of them, but you never know. When the going gets tough, I need that tough person that will keep it going!

As I have said in the past, Sudnay is the day that I reserve for relisting CL ads, but this Sunday was all about the Moms in my life, and getting some rest. I slept a little bit longer than I usually dc because I was feeling a little bit down from an incident that happened at my J-O-B (Just Over Broke) My Saturday night was going pretty good and my last job a freak accident happened. As I was taking this mans cargo van off of the flat bed of the truck, the gear disengaged without me having the chain on and it rolled off of the truck with a speed straight into the gentleman's garage door. Needless to say the van and the garage door were damaged. NOthing like this has ever happened to me in my 2 years of driving tow trucks and I was sick behind it. I just started this new job and some sh** like this happens to me. As the weekened went on and I thought about facing my boss Monday all I could think was I got to hurry up and get out of this J-O-B! Im the type of person who does not like to humble to anyone out of the sake of my livelihood but I got a boss! Oh well I slept it off and took my wife and daughter over to visit my Mom and Aunt loaded with plants and roses for Mother's Day. We enjoyed dinner, the NBA playoffs, the king of beers, and movies for the rest of the night.

-Today I relisted my CL ads and by the time I got to work, a couple called me about one of the homes that I listed. They are approved for $450K and the home that they were interested in, was listed on the MLS for about $250K but they dont know that! This was a home that I was working with a few weeks ago, but the retail buyer at that time backed out. I continued to list this property on CL to generate more retail buyers for this area in a ghost ad fashion. Im not sure if this property is still available but I will find out from my Hard Ball Agent Tomorrow. That will be great if it is still available because then I will get this couple inside and if they like it I will immediately make an offer on it for the asking price of $250K and double close it to the end buyers for the $450K I am asking for on CL. The comps are coming in much higher in that area so they would not have a problem with the price. And after I pay the closing cost and transfer taxes I will still have a nice piece of change. The other option is to assign but I could not see this couple paying me about $200K for an assignment fee. NOw if they do not like this property or if its not available, I will simply put them on the buyers list for other properties that will come my way!

-I recieved a list of properties today from my agents so I prepared them by getting the FMV of the properties I am interested in. When I get home I will download my POF and send in my offers to my agents tomorrow. Something has got to give with these offers I am putting in. Im not worried though, in due time!

WOW!!!

I was searching Zillow for homes when I can across one that has been on the site for a little over 300 DAYS!!! I look at what the owner is offering...$1...Thats right a single dollar!! Is this way to good to be true I mean really a dollar for a property worth over $330,000. I contacted the owner via email..probably going to get his number thru county records to get to the bottom of this. I want to view this home also but i live 2 hours away not long but I have to find the time to see what condition this is in. Ill keep you updated in my own journal from now on about this property.

I'm sorry to hear about what happened with the car rolling off the tow truck. I knew someone back in CT that drove a limo and took it to the car wash and the limo rolled into the street and got hit. Hope your boss was understanding.

5/12/10 "The Lil' Engine That Could"

Hello DG Family! Well the last 2 days have been pretty exciting to say the least. I must admit they have not gone exactly the way I wanted them to go, but if everything went my way I would be rich, sit back kicking it on a yacht, fishing out in the deep blue sea with Dean Grazisoi himself. Well this is how it went.

-Tuesday was a pretty easy breasy day. I got a call from one of my investors basically letting me know that he is anxiously looking to buy properties at this point in time. Thats cool but nothing new to my ears.

The main thing on my mind that day was dealing with the retail buyer who is interested in the property with the large spread that I mentioned in my last post. Well he did call me that day he wanted to see the property that afternoon, which was not a problem for me, but my hard ball agent is requiring me to get the clients to send me over their Pre-Qualification letter. Well long story short the couple said they were busy in the Dr's office that day and did not have a chance to fax me them their Pre-Qual letter but they still wanted to see the house. Well of course guys if you know my "Hard Ball Agent" by now then you know he was not having that. If it was up to me what the hell I would let them see it but oh well.

The day before one of my agents sent me a list of about 13 properties for Bed-Sty for some of the retail buyers that I am working with in that area. If they were investors or I felt more confident in these buyers I would have put in offers but I do not want to get the contract and these buyers do not want the homes. Besides its only about 2 retail buyers I have for this area. So guess what I did. I took those same properties and listed ghost ads for them on CL, pics and everything. So at this point in time In have 23 active CL ads running.

Wednesday started off with an educational REI bang. The young lady who I am working on the SS with and who just became an agent met me at the court house downtown BK and showed me how to look up pre-foreclosure properties in the county clerks office. I plan to go down every Moday and get the listing that come out weekly, research the properties and go knock on some doors. I remember Dean mention before that he got his first deal by knocking on enough doors, so I need to "get ta knockin" If you remember I had submitted some offers with her last week and I was disappointed when she told me she had not submitted them yet. By the end of the day she gave me a full report on the offers she submitted. Some were no longer available, others pending, and some I was told my offer was flat out too low considering they were already approved SS.

As I was leaving the court house I got a call from a Broker about a property that I had shown a retail buyer a couple of weeks back. The same property that we got locked into if you remember. Well she called to say the property is now available again. This is like the 3rd time the property is available then not available then available again. Now the price went down from $350K to $280K. I almost do not want to be bothered because this same property and the dealings back and forth cause me to loose favor with the retail buyers I was working with. Just to see I had my agent call those same retail buyers call them to let them know its now availble again. I did this because they do not pick up my phone calls anymore. Well Well why did I do that. She said they said, "We do not want anything to do with Shane, we do not want any property he has, and we never gave him our number" which was of course not true. Whoa I was not looking forward to hearing that. I could not believe they were talking about me, but what the heck no matter whether you are working at MacDonalds or REI I guess you cant avoid those irrate customers.

I did get a call today from the couple interested in the home, but they still are having a problem of simply faxing me their Pre-Qualification letter. I do not want to break down all of the excuses, but he wants me to just show him the house and he will bring the letter, but I must have the letter before I get the keys to show them the property. So he said tomorrow he will see what he can do. Im starting to loose interest in this couple. How hard can it be to just fax me a copy of the Pre-Qualification letter. I guess it would be really hard if you are not really Qualified........

From that point on I found myself getting sleepy from working the night shift and going straight into REI the next day. I know it was serious when I started swerving on the highway so I went to pick up my wife an hour early and just went to sleep in the parking lot of the Nursing home where she works. When she got off of work, I got 2 more hours of sleep at home and went to work for 6pm. Oh yeah but in the midst of my sleep I got a call from the Asset Manager that I am associated with now, and he wanted to know why I have not been calling him. Honestly I did not have an immediate reason because I had no buyers for the 2 properties that he is trying to sell. It felt good to get the call never the less. A couple of months ago I was calling a list of banks to try to get in touch with an Asset Manager and now they are waking me up out of my sleep. lol He went on to tell me that one of the properties that he is selling is dropping the price by $20K so instead of $190K its now $170K. I told him I would see what I could do. So right then and there I typed up a nice email with the pics of the property and sent it to my cash buyers, and then went to work.

Well as the REI Gods would have it, I got a call from a Broker who wants to see one of the properties that I posted on CL the night before. She says she has a client who is interested. We set up an appointment for Saturday at 12:30 but I did not give her the address until I figure out how Im going pull this off with out having control of these properties that are right there on the MLS, especially since she is a Broker. I might have to just put an offer on those two properties she is interested in and try to get the contract by Sat. If her client likes it then I will just assign the contract. Yeah I think thats what I will do.

At about 10:30pm tonight I got a call from my favorite investor in regards to the property from my Asset Manager. He asked a coule of questions and we arranged to meet at 1:00pm tomorrow to view it. Right after I call my Asset Manager but got a voice mail. 20minutes later he called me back, we arranged the meeting for 1:00pm the next day and his last words to me were "Shane...Lets Do It!" and I said "Lets Do IT Roger!" it sounded like a Nike commercial or something. lol

And that was it DG Family. I started this week off excited about one deal as that one starts to sour, others are kicking in. Thats why I try with all my might to stay busy in this REI venture. I never know what or who, or when or where or How that deal is going to fall into place, I just know I got to keep the engine running if I want to get anywhere at all!

5/14/10 "If you cant take the cold, then put on a jacket!"

Whats up DG Family? What a day, what a day. I must admit I had fun today even though Im not $110K richer or even $10K richer for that matter. Well let me tell you how it went.

Right after my last journal which was at 1:44am yesterday morning, I went to the website that I purchase Bandit signs and ordered 100 more signs. I changed up this time so if you are in the Brooklyn or Queens area and you see signs that say "Dont Let Them Foreclose

well yes ladies and gentleman that would be me out there. I was reading a couple of post from cbr (which I think is Matt), but there was one post from 2008 and he was telling Laura in her beginning stages that, if she puts out Bandit signs and place ads in the newspaper, then "the deals would hit her like a ton of bricks" That was very inspirational just to read it so this week was my signs and next week after I get paid it will be the newspaper. If I dont mention that action in my journal, someone please remind me, even though I have already wrote it down in my calendar.

After work I got about 5 hours of sleep and got up got dress and headed to my appointment to meet with my Asset Manager and my favorite investor on my "Cash buyers list" Well thats right Laura, again I was the first person their but soon after the asset manager showed up and the investor followed. Honestly I was thinking if my investor brought the home I could do a lease option and move my family out of the basement that we live now into a newly renovated house, but when I saw this house and neighborhood I thought highly against this. My investor showed and while standing in the front room he asked the seller, "so where is the house?" aw man how insulting. He was basically saying the house was so small which it was. When my asset manager told him he was looking to get $170K for the property my investor asked him, "Do you think you could even get $120K for this property?" Whoa When my asset manager started talking about all of the work he put into the house, my investor said "you call this construction, whoever did the work looked like they used their fingers" Im not going to lie DG family, by this point I knew the meeting of the minds would not lead to anything prosperous on this day and I even let out a little chuckle when my investor was having his funny moments. I could tell my asset manager did not think anything was funny but what the hell I had to take it light, and like I told the both of them, "Its on to the next one!"

Well after that I went home to get about 2 hours of sleep but before I could doses off, I got a call from one of my retail buyers. He said that he was having the Pre-Qualification letter faxed over to me in about a half of an hour. 2 hours later he woke me up and asked if I recieved it so I told him I would call him back. You see I kinda of "faked the funk" with the guy and told him I was not at the office but I would make a call to check it out. I mean I was not at the office. My office is in my kitchen and I was in the bedroom. Well since my wife/assistant was in the office I had her give the retail buyer a call back on my behalf to let him know that I had not recieved the Pre-Qualification letter. Of course he called me right back afterwards, so after talking for little while I told the guy that I would see if I could arrange to show the property if he just simply brought the letter with him and he happily agreed. I called my "Hard Ball agent" to let him know the situation, but then the bombshell. He said, "OK Shane no problem with that, but the only problem is that the property is already in contract since the 30th of last month" AAAAAHHHHHHHH!!!!!!! Damn. I said "but Howard the property is still listed on the MLS as active though" and he let me know that sometime it happens like that, but would let me know if it fell out of contract. Ladies and gentleman welcome to Shane's world of REI, and guess it's like the say about McDonalds, "Im lovin It!" When I got to work I called the retail buyer and the most coolest and reasssuring way I let him know the news, but told him I would be working with him to get him in a couple of properties before the weekend was out. He told not to worry because it just was not meant to be, and he appreciated everything I was doing for him and his family. Whoa that felt good, especially considering how the other retail buyers from the day before dragged my name in the mud. I had already had it on my to do list but I promptly called 4 of my investors and asked them if they had any inventory they wanted to sell that matched my buyers criteria. 2 of them did and said they would get back to me. Nice........!

While I was deep in sleep I also got a call from a fellow DG Brother Philbenice. He called twice but I was too deep in sleep to pick up. I had also scheduled to call him back when I got back to work but before I could he sent me an email and this is what it said, "Is Elmont still available, buyer would like to see it today if possible" Well DG family if you do not know what the Elmont is that is the property that I went to see with my asset manager and investor earlier in that day. Phil was actually the first person I ever told about that deal, because like I told him I consider him my Long Island guy since that is his area. Phil has it nice because he has a mortgage broker on his power team that sets him up with people that are pre-qualified, so when I put him on to this deal he alerted his mortgage broker and today of all days they have a buyer who wants to check it out. Im selling this property retail for $250K and getting it from my asset manager for $170K so if the buyer wants it I think that would be a nice split for me and Phil. The thing was I had to set up a time with my asset manager and after todays events I did not know if he wanted to deal with me. I called and no answer......"Uh OH!" 10 minutes later he called me back and there you have it, I meet PHil, his retail buyer and my asset manager later on today at 4:30pm at the same Elmont property.(its already 3:35am) Nice......! Now thats what I call a recovery.

Well today was up and down if you want to look at it like that, but I am getting to the point where I dont even see it as up and down more like hot and cold! Hence the subject....sometimes things go a little cold but that does not mean give up, because if you just keep the action going no matter what, things will heat up again. If you do not believe me, Rub your hands together back and forth constantly, and see how they start to feel!

Well I have to take 2 cars to the junk yard now, before I get off at 6am.

5/25/10 Fresh Week + Fresh Produce = Productivity

Hello DG Family. Its been about a week since my last post and honestly I do not have any particular explanation. Dont get me wrong I was still in the mix. At this point in my life, REI is truly becoming apart of my mind, body, and soul. They all came naturally but the "Mind and the Body" components were more easily noticed. I am always mentally thinking of ways to progress in REI, and its my body that is the actual engine of my Actions, but I know Im feeling this in my soul when I get to the point when I can not imagine myself without REI, and pretty much my everything has become conquering the obstacles that lay around like land mines in an effort to throw me off course. But have no fear, bcause as my journey would have it, I am and have gone through a few gut wrenching rounds and I still find my self on my feet. I can only imagine when I get to the TOP, my battle tested armour will allow me to float through those land mines like a heavenly figure.

With that being said and done last week was a producitve week and this week will be even more. I've come to this attitude by realizing that it should be this way. Every week should be an add on. With the listing of my TO DO List! It has given me an even more in depth view of what I am accomplishing on a weekly basis.

Put it like this. Last week Generally speaking:

-I went out and made a list of 14 different properties that looked vacant but the site that I usually property ownership information was not acting right. My goal is to find other sites that will allow me to look up ownership matching the address.

-I added 10 houses onto CL that I am currently working with right now. When I say that I mean that these are homes that an investor I know owns. His company has already done the renovations to these homes, so this gives me something to work with when I add retail buyers to my list. "If I am not finding these investors the homes at the prices they want, then I'll find the buyers for the houses they sell!" I physically went out with my daughter and took pics of all 10 of these houses(which was actually a lot of fun.) and then listed them on CL with a general description. I was working with a retail buyer, the same guy who never produced his Pre Qual letter. Well anyway I sent him the email of a few props that fit his criteria and he never responds. Come to find out today he is waiting to see if his offer gets acceptedon a home that he and his wife picked out. "Wooptie Dooooh". He could of at least called and told me that. But the lesson learned is that I have to build my retail buyers list as strong as my Cash buyers list is. It will be much easier and fun and active and Profitable when I have 10 people to show 10 props and on and on and on, especially because its like success multiplies the more of it you achieve. I also sent the list to Phil because I also met his client who was interested in homes that fit what I am working with. Got a chance to meet and chat with Phil at a property we showed her. That was cool. He was coming off of his J.O.B and I was heading to my J.O.B and we met in the middle, over a potential deal.

-I called the lady who I am doing the SS for to let her know where we stand with the bank not budging on their price. This basically leaves me in a position where I would not be comfortable going into contract on the price they set forth. SHe mentioned she knew of a lady who was interested in purchasing so i also explained generally how we could construct the transaction in a way that its a win-win for everyone involved. Now its time to try and sell it and see what happens even though I feel the price is too high. Bank of AMerica is known to play hard ball and do not mind going into the foreclosure process.

-I towed a Dr. who owns a few homes in Brooklyn, PA and somewhere else he says. Basically he also invest in REal Estate. He has a house that he is doing a SS on now in the prime investing area of Befored Stuyvesant "Bed STy". I will keep in touch. For some reason I feel this onnection could be powerful.

-A Mortgage Broker responded to one of my CL. She was soliciting her services asking to help me qualify my potential buyers for one of the house I was selling. Well I am not as comfortable as I want to be with the mortgage Broker on my Power Team now. So far I have only gotten bad or absentee review for the people I have sent his way. Well that over now, so this could not be more perfect. I emailed the copy of the letter out of the PFREN book, for Mortgage Brokers straight to this Brker out of Jersey. . She responed that afternoon, and called me today ready for action. Ive been through a couple of mortgage brokers so I knew just what to ask her to find out what I was looking for.

-I got a call on my 1-800# from an investor who I added to my list of cash buyers. He found me through my CL adds.

-I put in 15 offers with an agent that I am working with. By the end of the night she had gien me a full report on the status of my offers. She actually calls the listing broker to place offers. I need to keep placing offers with her. This is the young lady that I am working on the SS with, but if you remember I mentioned her going to get her Real Estate Agent license. I found today that THere is one property that she said I would have had the highest offer on. Its a property that had 3 squatters as she put it(tennants that will not move from the building.) This might work for me I will ask my #1 Cash Buyer if he minds dealing with the squatters. ITs a pretty cool deal $230K for a 3 Family Brownstone in Bed STy. WE will see.

-I found 3 FSBO props and called each one. The first was a young lady who has a 1 Family in Queens for #395K. We spoke very cool with each other, she even invited me for lunch at the Roti restaraunt she ownes. I think I will have to take her up on that. The other was a guy selling a 1 Fam in Queens for $289K. He insisted I come see the house so I did with my assistant/wife today and added him to my Cash buyers list. Now I have two more properties to work with and I exclaimed what I could offer to both of these investors being that I have a uniques system that allows buyers to find me! Thanks Dean. They both understood and complied.

And that was about it for last week. My list is growing for the week so my productions should too, but no worries, it will all be revealed through the pages of "Shane's Fight for the First!"

Its like I said sometime ago I initially did it for me to keep me accountable but looks like so many others benefit from it, and I know that feeling because there are so many great DGers like you in our family that I learn and motivated by too. I have already told a couple of DG family here about your arrival. I would love to roll out the red carpet for your arrival and have a stretch limo with motorcade take you to the Waldorf, but I would not want to insult my DG family who deserves so much more for the effort that you put into REI. lol oh yeah and I am a couple of dollars short! We must stay in touch because before you know it June 2 will be upon us.

5/26/10 Back on the Cutting Edge!

Yes Yes Yes DG Family. I am back on the cutting edge of a deal going through. This position in REI is always so mixed with an influx of emotions. When I say cutting edge is like holding a double edged sword with your bare hands. When formulating that deal and seeing it through closing as all of us who have been taking action know, things could go one way or another. When things go sour and the deal falls through its like swing that double edged sword against your opposition but getting cut your self in the process. Dont worry about this though because the more you swing that sword and the more you get cut the more your hands build calous or a toughness to handle that sword like you have rubber gloves. Some people do not have to get cut before they cut through their oppositions of success. You look around and they cut it all like a hot knife through butter. For the others of us out here just keep swinging and mastering the art of the double edged grab and you will be able to swing that blade through those deals like the greatest kung fu warrior that ever lived. Oh Oh Oh I mean, you will be able to close deals like the greatest REI yo ever do it. lol

-Today was a good day. Like I said I am now on the cutting edge of another deal. AS you guys know I have been putting out offers. I think it was just yesterday I was talking about a property that my agent said I had placed the highest offer on a property that had 3 squatters occupying and did not want to leave. This turns off alot of investors, but like I told I called my favorite cash buyer and he does not have any problem with complacent tenants. He says he has his way to get them out. Well before my agent had put me on pause I was going to place an offer for $230K on this property. I told my investor the deal and he told me to get him the contract. He even told if I could get it for a little bit less to get it but if not he still wanted to buy. I immediately called my agent and told her to proceed. This is a bank owned property so she suggested I make an offer in my buyers name also. The reason being is that some banks will not honor an assignment of contract. So I made an offer in my name for $215K and in my investors name for $220K. If I get the contract its a done deal and I feel good about it because its like the listing broker said I was placing the highest offer on the property anyway. WE will see what happens!

-My wife designed some fliers for me straight from the examples from Dean. I just changed the pic to one of the properties that I am working with and added my 1-800 # at the bottom. We will get them printed out and "Make it do what it Do"

-I got a text from one of my cash investors feining for properties to buy and I also got an email from my hard ball agent with listings. Lets see if I can put 2 and 2 together and get $10,000 for doing it. Time to make Offers, Offers Offers!

2/27/10 Sharper and Sharper

HI DG Family. Well as you probably know this morning I woke up with the bank on my mind. If they would just send me the contract I will close the deal. I guess my investor who I will assign the contract to also had this on his mind because he called me first thing too. By the time he had called I was already informed by my agent that the listing agent for the bank was dragging his feet. She went on to say that he would have everything in and should hear something from the bank by early next week. Of course this is not the news my investor wanted to hear but I had to let him know.

I also wrote the designer for my website to see what is taking her so long and finally she came up with a layout that I kind of like. Now its a matter of us getting the content organized into the site. As soon as its ready, I will let you guys check it out.

I also have gotten back to calling the rental ads in the newspaper. I have to call a couple of people back because they actually have homes for sale. Lets see how deep of a discount I can get these homes for.

I got a call on my 1800 line from the nepohew of a man trying to sell his home. I went through the routine with the nephew and found out some of the hot spots, but I would have much rather talking directly to the owner. THis nephew is an investor also so fro a selling stand point he is coming higher than I would go. He has a 2Fam set up as a 1 and looking for $330K. IN this area the highest I would go is about $230K. I want to check out the house and find as many bargaining chips as possible and submit an official offer to the uncle since he only wants to do a CASH deal. We will see what happens.

Well its 5:00am now I am about to get off of my JOB and getting into my world of REI for another day.

6/5/10 ACtion Action Action

Hi DG Family....It seems like its been forever since I posted in my journal. I am still in action never the less.

This week I feel good about accomplishing the goals that I set forth.

-IN the past 2 days I sent out 35 offers to my agents and alot of them were pretty close to the asking price. I have this program called "listing book messenger" that allows me to navigate through MLS how I want to. It lets me know everything that is going on from price changes to new properties to hit the market so I am taking advantage of that. This way I do not have to wait for my agents to send me properties that fit my criteria. I can do that on my own and just submit my offers with them.

-The 100 Bandit signs that I ordered arrived this week so next week I will start painting the town red and white which is the color of my signs. I am excited about the signs because believe they do work.

-On not such a good note the contract that I was waiting for did not go through. I was told someone else is in contract. That was so weird because initially I was told I had the highest offer then all of a sudden someone else got the contract. My agent thinks the listing agent is full of BS and gave the contract to someone else because he wanted the full commission. Welcome to NY's cut throat world of RE.

-I got a chance to talk to Cathy L. on the phone today. She is in NY with her daughter but they are leaving tomorrow so I will not get a chance to see her. Its summer time so it would have been nice to light up the barbecue grill will the DG Family but we will have to save that day for another one. I think she is taking in NY to the fullest never the less because on the phone she sounded tired. I can imagine because as a tourist NY can wear you out.

Well Im at work and I just got a tow job to got to Staten Island so until the next time..................

You are correct that I was tired. Sat was a humid hot day and we had just gotten off of the busses that you ride the top called they gray line I think. And at Forever 21 store in Roho is where my daughter was shopping when I called you and I don't think their air conditioning was working as it was hot in the store. But I am recovering. We saw 3 broadway shows Thurs - Sat. Crazy. I will have to try to come your way when my daughter is in Germany or I can meet you at the Edge because I know you will get there. It was great talking to you and I wish you the best. I love red and white and I know those bandit signs will bring you the business.

I havent seen you posting much lately. Don't be fading on me!! I'll have to come get you if you do. Listen it will come, just have patients and keep working towards your goal and you will break through. Trust me , Ive had deals die last minute a few times and partners back out 3 times because of fear.
