My husband and I have been on this journey for a few years now. We have some investing but limited to buying rental units. We have been stagnent for a year or so. I saw Dean infomercial and ordered the book, read it then I got the next book. Very Good! Dean made it seem easy enough that I could do it.So I am.
It is time to get started I met with our realtor today; investor "savey guy" I like him. He is interiged about us as we are him.
I am still scared. we put in 5 offers and will be doing 25 a month minimum. Oh Boy! I still haven't found my niche yet. We sent out 500 post cards and I have 4 ads on craigs list.placing more bandit signs and flyers out tomorrow. I get nervous about someone seeing me hang up the signs...
I want this to work so bad I can taste it, if you know what I mean.
It took a while before I decided what to do "fast cash" thats my game. Buy it cheap and pass it on.
I will try to stay on track.

This week we submitted 10 offers and one online offer. sent out 50 postcards and 10 yellow letters. WE are averaging 3 counters a week. Some are counters back at list price. I did really make one person so mad!!! He is so upset that I didn't give him a full price offer that he is emailing me in all caps!! I have received 6 emails from him today... oh brother.... I am so happy about having an assistant! things are going well. It kind of like the blind leading the blind hahaha!
what Im am struggling with is not finding any whole sale deals yet. I will go back and review and see if Im am missing something. I know I have solid buyers so what my issue? It only been a couple weeks and I have 2 deals pending.

monday Day 10 with my new

monday Day 10 with my new assistant things are going really well I think she's a little scared but we all know how that is I am putting her but I'm supporting her also.
We're doing on inspection on our hopefully your next flip. Starting to search outside of my area little outside of my comfort zone posted a ad or message on the Investor real estate club and within 30 minutes I got a response. The lady who called is an investor that teaches some of the classes for the real estate group very involved in the whole association and she's also a realtor . think she has an idea about process and what I'm doing. She has agreed to send me listings of cash bank I'm sold properties in hot areas starter homes three bedrooms. The thing for this deal is to figure out how she can profit from this if I write my own offers or have my assistant write the offers with her being in this agent also i'm not sure how will accomplish that but if there is a way will find it. We are getting busy out

We are getting busy out here.
SS pending and a bank owned pending, negotiating a 7 plex deal and now I found a FSBO Im negotiating Smiling I love being busy. My assistant is doing great she is very motivated and I love it. She can write and offer so fast!! I am thankful for her.
Also, have a another cash buyer on my list.
I had a long conversation with one of my DG buddies and his support was so great.. I just needed that. Thank you.
Next steps find some private money Smiling

I am still negotiating the 7

I am still negotiating the 7 plex but really getting further away. The buyer isn't to keen about the assignor making 20k fee.
n 7th our flip, we are in the process of finding funding. Anyone interested????
Picked up a new one Friday this is a wholesale deal under contract for 38500 planning to assign for 3k.
Still waiting on our SS deal. Why are the banks so slow?
I received 4 calls from my yellow letters this week and have an appointment to see one tomorrow. Fingers crossed Smiling

It's been another busy week

It's been another busy week here we currently have four properties pending at this time two of them are going to be fixing flips and the other two will be wholesale deals. We had backed out of the 7 plex just because it was too fishy.
we're working on getting our deal flow going stronger. I'm really surprised at how much response were getting from our yellow letters one of them has panned out in one of our properties that is pending is from a yellow letter and the others are from 25 to 1 strategy. We just secured some more private money as well as looking at getting a revolving account of money to consistently use for purchasing these types of the properties.

Off to a busy start. we have 4 properties pending 2 flips and 2 wholesales. and 2 counters as of yesterday. We have secured funding for one. It is a banked owner property not closing local and my PM will not sign anywhere but local so, we had to find transitional funding. AND WE DID!! in 5 minutes I secured 60 thousand dollars. LOL I talked to 2 friends I regularly do business with and BOOM I had what I needed. If it hadn't been for networking this wouldn't of happened.

Dans meeting with a new contractor today. My goal is to have 3-4 rehabs going at the same time.

Seems I just keep massaging the system, slowly improving.
We picked up 9 more units last week meeting our year end goal of 200 units. We are now at 204! My team is really working for me. And they told "me" good Job! but it was them with me coaching them. Smiling
I have also been working on our maintenance department. Streamlining processes they are doing much better, typically we can get a turnover completed in 3 days. We have improved out turnover rate, our vacancy rate and our income. Now I can let the reins go and put it on auto pilot!
My gola today is to close 2 deals by the end of the month.

We have 6 deals pending the holiday is already in my way LOL I'm Getting a Lott of push back from the banks because I have. A brokers license and I am a agent for my own offers, the banks do not want to pay me a commision and I would be ok with that because I can negotiate the price lower it my designated broker will not get paid though so he is not happy about this. We worked it out though he rights offers for his brother so now he will be my broker on my deals and I will be his broker on his brothers deals.
One wholesale in progress
I have 2 deal I am going to have to double close on . I have been able to Find a a title co that will do a dry closing even the one I work with the most tells me hey can't so it. I'll keep looking

Hey Donna! I just came across your journal a few days ago and read the last couple months of entries, you are on fire girl Eye-wink. Congrats on leaving you JOB! It really is great isn't it? My worse day being a full time real estate investor is NOWHERE near close to my worse day of working in the banking industry! One thing I saw that you've seemed to perfected is getting private funds. This is one area that hasn't necessarily been a strength... Could you maybe give us some info on how you are seeking these relationships and how you set them up? I have a few, but looking to beef up this area of my business. Oh, another thing...I am also looking to hire a local assistant (have a virtual) but I'm such a control freak and can't figure what to delegate Sad. Look forward to reading more. Finding Private money; first it's about networking and Telling everyone and anyone what your doing and being confident about it. At first we used our classic car as collateral with family members. But as we built our business and our credibility it has gotten easier. My advice is to make a portfolio of deals that you have done. Use these as a marketing tool when speaking with someone regarding PM (private money) tell them about your best deals. as you network with others your name will get out there. And another thing is who do you associate with? Find the money people doctors, nurses bankers business owners people at your church, Reia groups. Find like minded people. I am sure someone to are friends with has money.The other thing is you have to have confidence in yourself because if you are meek others will see that. This is a risk for pm people . Create a sales pitch. You are selling yourself,and your abilities to make a profit, using their money. And for heavens sakes YOU HAVE TO ASK!!!
You may not know how to do something's but don't let that stop you. It has taken me a Long time to climb this ladder to get to where I am today. Yes I'm proud of myself but I still have a ways to go. And I didn't get to where I am today by not taking chances.

Thanks for responding so quickly Donna. Being a licensed broker and dealing mostly with affluent clients while working in the bank, I could never approach my clients due to conflict of interest. But now that I'm gone, I'd suppose its all fair game Eye-wink. Thanks for that boost, time for me to get in a new mindset!

We closed on on of our

We closed on on of our flips, getting utilities on so we can start the rehab.s properties contractor bids in. Dan and I went and look at the work of the other big flipper in town. We went to see what they are doing that is working. What we discovered was what they are doing is nothing complicated. It was a good exercise. I secured the rehab money today. We made major decisions on the rehab. Im anxious to get started.
The next property is set to close. We will close early. We are looking to find another rehab team this week. My goals is to have 10 properties in the works at all times Smiling LOL
My PA is doing well but I have to get her more streamlined. We are consistently making 2+ offers a day 50 postcards a week, and 10+ yellow letters a week.

Our 1st deal is moving slow. Financing took forever! Fund arrived today Smiling Rehab team starts Monday... The clock is ticking.....tick-tock-tick-tock
Second rehab team lined up.
2 new contracts this week for the property management company.
I am finding it difficult to wholesale. So Dan and I decided to start full service wholesaling.Its not that I don't have buyers,I don't have enough and they are all the type that buys 2-3 a year. I'm not going to stop looking ans searching, we just added another strategy.
Our end buyers will be able to buy and hold them as rentals or sale it Retail on the MLS!! And we will oversee everything.

We completed deal #3 for December it was a lease option. It is the second time we have lease optioned it. The last tenant buyer was there for 18 months at paid 4k in nonrefundable consideration money.. This tenant buyer paid 8K, We bough a new Welcome mat, mowed the lawn and had the house cleaned...

So we have 2 flips going. Picked up a new lease option this week. I feel a sandwich coming on Smiling We should get 10k upfront this time.

We are working hard trying to get deal flow going making consistent money coming in.. Thanks for the stopping by.

rehab #1 is going well and it looks amazing. Rehab #2 is slower, our rehab team are way behind so we are putting another team together.

we have another property under contract closing in February. We should make 20k. Looking for another one to close in February, then 2 more for march. and so an and so forth.
We have 2 SS under contract and waiting to close. I have them wholesaled already. It's like LETS DO THIS ALREADY!
Keep the pipeline full. that's our goal

February is off to a great

February is off to a great start. We have 4 properties under contract, 2 ready to closing this month, 1 next month and 2 rehabs in progress currently.
and have another one closing in March.

We are working on streamlining rehabbing. We made a few mistakes so now we are working on it! Gotta learn for our mistakes, right Smiling
Found more private money this week, we will use this for rehab costs.
