I am starting a new journal and going in a new direction, one ave is closed for now but another is opening. Wholesaling is now the direction i must travel to get to my ultimate goal of buy and hold.

Thanks to my friends here,I know it will happen soon.
I have been working on wholesaleing for 4 weeks now but have made great strides and hope to close a deal soon. Buyers list is around 12 but i am always trying to find more cash investors.

Randy, I would have to charge you for using a southern accent in NY. It could get me mugged. I am taking the risk of being taken for a tourist. lol.
Checks are in the mail.
rehab may cost a little more than expected but I am hoping not much more.
I have to contact the Title co in the morning to see whats going on with the closing. Then I need to hook up the repair guy with the property management guy so he can show the repair guy what sec 8 needs to make the apts rentable.
cant wait to get this thing up and running and work on the next one.

You can call the City and they will e-mail their regs for section 8. At least you will know then what they require. On most sec 8 they will do only 2 inspection and if you don;t pass they will take you off the list. I not saying ever city is like this but most are, If have the reg at least you will know if your rehab guy is shooting you straight till you get to know him. Good luck. And no I wouldn't want you to get mugged.

Spoke to the Title co today,

Spoke to the Title co today, They are still wating for the corrected recording from the previous sale. Hopefully we can close by the end of this week.
I set up my property manager to meet the repairs guy so they can do a walk through together so there is no misunderstanding on what I need done. Both agreed with no problem. I aksed the repair guy to get back to me afterwords with a total on the added things and a date he thinks he will be done.

waiting to hear back on house# 2, The bid is in so its just a matter of the bank getting off their butts and letting me know if they accept my offer or not. I gave them 120 days for an answer, I had to negotiate that with the agent from 180 days in order for her to submit my offer, But like I said, I did get away with crossing off the addendum that they would be aloud to keep advertising the property after accepting my offer.
Now I can move to the next one and see which one comes in first Smiling
I havent heard anything from the SS I started, but its kind of early on that one.

Hello Rina! Im always happy to see you stop by. Yea I am trying to pick up momentum, like you and Laura said to me,its really addicting once you start. I just decided to put another offer in on a duplex I had known about a while ago. Dont know how Im going to close it out if it gets accepted but I will figure that out some how later.
As far as my wife goes, she won't believe me until she see's money coming in lol. But thats ok because I know where I am headed. I think once Iget the appts up and running she will come around.

update

Ok, I got the call today that we will be finally closing tomorrow am on the duplex, the title recording is fixed and good to go. Set up a wire transfer of the funds to go tomorrow. spoke to my repair guy and property manager to get them to step it up and get the repairs finalized and in motion. Once I close I will call the electric co to turn on the electric. I have to get the insurance done also. working on that in a min lol.

Offer is in on the property next door like i said, and now on a duplex and maybe another duplex Lea has found as well!! omg!! I am going to need more PML if this keeps up.
My SS is on the MLS Just need to get my exit strat down to a science, I am still bouncing around a few different scenarios. Cash buyers is probably the best way to go but its a lot of money even if there is going to be around 70k in equity.

bump in the road

Yesterday we were going to close on the duplex. So in the morning I decided to check on the wire transfer I set up the day before to go through.
When I signed into my acct I had a message that the money was pulled back from my partners bank. Of course my heart jumped in my throat when I saw that,here i am closing in 1 hr and there is no money!!! I quickly called the title co and explained what happened, I then called my partner to see what went wrong with the bank. He ran to the bank and found out it was his error. He wrote the check out from the wrong acct#. So he had his bank wire the money to my bank. The my bank wouldnt release the funds til This coming Tuesday. I called them and asked how they can hold a wire transfer for 4 days? and said they are going to make me loose a deal by doing that. In the end I had to call the guy selling to make sure he is ok with waiting til next week to close. he was cool with it and the title co has no problem either. Whaaaat an experience :0 I think there is a greater force that just doesnt want me to succeed Eye-wink But I will never give up Smiling

Ok, canceled family outing

Ok, canceled family outing today, everyone is ok with it Smiling I went to the Bank this morning to argue my case that a wire transfer is cash. I went in and asked to speak to the manager, after two others spoke to me I finally was able to sit with the manager. I explained my situation and told her I need that money released today in order to close my deal on Monday. She released it while I was there. SO since I was sitting ther twidling my thumbs while she worked I had to ask her what their stance was on refinancing. I explained to her that I buy cash. She said since I dont have a mortagage that I can get a mortgage asap and didnt need a seasoning period, just that the deed was recorded. I did a double take because this is a big bank.( CHASE). Turns out she lives in my neighborhood. So after speaking to Laura. J once I walked out, she gave me an idea to ask the manager if I can work a loan through her with a Florida branch. She ( the manager ) is going on vacation but I will definately make it a point to go visit her again and see what I can do. So I guess even though my closing was delayed, something good came from it Smiling .

There were some great posts in that one and it would definately be great to look back on the journey. And yes you were right about going to the banks in person lol. I am really curious to see if Laura's great idea will work. I have to find out because it would open a big door to investing for me. I would be able to use PM and get a mortgage right away as soon as the deed is recorded and pay back my PML. SOUNDS GOOD Smiling
I so have to take Laura out to dinner when she comes back.She was on the phone with me this morning telling me she was going to send a fax for POF to my bank so they release my money, How cool is She Smiling.

Thank you for the kind words and for stopping by my journal. It really has been a great ride on my REI journey. It just goes to show that you can really do it if you just put 100% honest effort into it and work around any obsticals that get in the way. I always believed in the line if there is a will there is a way and the words my granfather had told me when i was very young always stuck in my head. He told me ,you can have anything you want in life ,as long as your willing to work for it. And he as so right, Here I am working hard for what I want and I am doing it. Thanks to Dean and all the support from people here on this FREE site that I actually found by mistake (thank god ).
There are some incredible people on here that I was fortunate enough to become life long friends with. So I hope you use this site to connect to people and make some long lasting bonds like most of us have.

Today I recieved a call from

Today I recieved a call from the title company around 10:30am telling me that the elusive closing on my duplex was finally done. What a relief after all that we had to over come. now I can concentrate on the repairs and getting it rented so I can collect that first rental check Smiling
Still have some things to get done like turn on the electric and water. The electric I will do asap but the water I will wait until the repairs are done.
As my friend Laura says ON TO THE NEXT ONE !!

Once its up and running I will do a break down of the entire deal so others can see the steps I took in detail.
