good to hear from you and thanks for the visit. I've been doing not enough lately quite frankly. lost an option on the house we were in and had to scramble to find a new home. this would normally sound like a bad thing, but when i'd come home from doing my regular job and go into my office to work on r.e.i. i'd have 20 other projects to do around the house. now we have a small place that has nothing to do but concentrate on my real estate. I've unloaded some stress and am now more able to work toward my dreams. so what was meant for my harm will be for my good.
great going with the management company donna, just wish you were in my neck of the woods.

hello everyone in the dg fam as gena likes to say. moved to a new area where the bandits are jumping like they're supposed to. I have 5 possible properties w/ motivated sellers and need to start building my cash buyers list in that area. hoping to hold onto a couple of them and was testing the waters with the bandits, but now have to clear the crap out of my way and start saying no more so I can get rocking. more to follow.

Glad to hear things are working out with the bandit signs! Hope you and Cecil are doing well.

hope you and Deborah were safe with the storms or at least had your waders on and your boat tethered to the house for a safe getaway. things are starting to pick up in Delaware, but now i'm 2 hrs. from my Baltimore properties and haven't found quality mgmt. yet. still wanting to wear the red sticker by edge event lol(I have one on my board). talk to you soon.

went to an r.e.i. club meeting Tuesday that turned out to also be a r.e.i. investment school as well as an auction house. don't know that I need to pay for anymore schooling other than they're very knowledgeable about the area. I was interested in the fact that aside from trying to get more buyers on my list the auction house is there to network and help other investors while obviously helping themselves. will let you guys know how it goes.

II Secondary Range Goals (1-5 years)
II Long Range Goals (5-whenever)
Those are my Goal headings then I write what I want to accompolish in one year. Secondary Goals I write what I want to complete in 5 years and the Long Range Goals is what I want to complete in 5 years or more like paying cash for a House.

hey everyone. do you know what today is?......... it's bandit Friday hahaha

went to check on one of my properties today (I have tenants in second phase of eviction) because they haven't answered the phone. anyway 3 hrs. drive later I think they just want to live for free til the sheriff knocks on the door for the final time. that's the bad news. the good news is while making my way there I saw 2 new bandits to call and was able to hand out new rental apps. the future good news is that i'm finding a mgmt. company to handle the crap from now on.

heading to church then meeting a possible new realtor for my md. team and looking at a possible buy and hold.

have to talk to 2 new possible buyers today and still figuring out some of my marketing software. I also looked at a property this weekend with a realtor. the property was no good, but she let me know of some multis in s.s. that I need to take a look at.

2 months before the end of the year and mine hasn't been as productive as it should've been. yes i'm reading and learning everyday and i'm doing ads and bandits etc., but what I haven't done is take enough action. I've been busy with work and family and all the excuses we use when we haven't gotten our butts in gear and done everything we should. we make excuses and I've been no different. I cannot go another year the same as last. please dg family keep tabs on me and keep me accountable. what did you do today rob? how many offers did you put out this week rob? sometimes it's the fact that people are holding you accountable making you not want to let them down and in turn you don't let yourself down.

working on ads today and calling back buyers and sellers hoping to get a match from my calls for a quick flip.

wow! can't believe it's December already. can't believe it's been a month since I posted either. well, let's climb back up in the saddle shall we?
going to look at a property and hopefully make an offer today. I've had so many other "excuses" for not being here....(that's what we all come up with by the way). I know we all have things going on but to speak for myself at least I've just dropped the ball. I've been doing busy things instead of productive things. say no now to say yes later. this is where I need to be focused.

well I got another one under contract. it's a fixer upper for sure, but not terribly far out. going in I wasn't sure what my strategy would be. we talked about always putting the for sale sign in the window as soon as we have it locked up no matter what. everything's for sale. we want more buy and holds, but right now cash is king. we'll see how my responses are. put the sign up and took pics to put on our websites today then had some upkeep to do on our carwash. when I got home I had 3 calls, but too late to return tonight so we'll let you know tomorrow. goodnight dg family.

thanks for the visit. getting calls on it and have only put a bandit in the window. plan on putting out bandits tonight in the area when I get home from work. will keep you posted.

finally got my newest property marketed today. tech stuff makes me tired lol.

finally got the tenants I inherited out of my apartment today. we have a lot of cleanup to do. I swear some people are just animals with no couth whatsoever. i'm excited however to have everything lined up to start the new year properly with screened tenants and more importantly.....property management!!! I get really tired of babysitting adults lol.

making an offer on a property today and researching another. time to get fired up!!!

getting ready for 2014. things I need to address to get where I want to be:
1: need to make major changes in my time management.
2: need to stop playing around with multiple areas and become a master in one.
3: need a realtor for my 25-1.
4: solid buyers list
5: offers offers offers.
I want to take just a moment to thank my dg family for all support and to say I've met some great people here. i'd like you all to realize as I do that we're truly blessed. we may not be where we want to be right now, but either way we can always change our situation and we have some awesome support here.

our first offer of the year came back with a "completely unacceptable!!!" and no counter offer. instead of getting upset about it I'm looking at it like I'm one step closer to a yes and they can keep their house vacan for another 4 years lol. I emailed the realtor and thanked her for her time and left the "if their needs change let us know" speech.
On to the next one after church tomorrow. 2014 is going to be fantastic and we're claiming it now. happy new year everyone!

Love your determination, some deals you just have to let go and if they come back then you know you did it right.
