Since I am starting a new chapter in my life I thought that I would start a new journal, One that will take others with me as I climb the mountain of success. I want to update this journal often with techniques that I use and the results that I have gotten with them.

I have completed what I feel is the hardest phase of gaining success with REI.. the beginning. Getting started with building your buyers list, locating deals and putting it all together is the first phase of Real Estate Investing. It is the phase where many people give up before they start. However once you get past this initial phase, and you will, you move on to yet another phase of beginning to reap the benefits of success.

This is where you begin to build your bank account and you are finally beginning to reap the benefits of persevering through the first phase. You finally have all the basics down and now you are starting to really make money.

Branching Out

Carol,
If you can get 20k to 30k in wholesale fees,I would do it and turn around and invest the money in your first buy & hold property!By not having a note will put you in a great position and if you have to go out of your area to do this,Property management would be pennies on the dollar! I know this is vague but you get the idea or maybe like (homeless in MD) says "It could be a Brain Fart"

Reading your comments about moving to a new level,I understand that.I also think there is big profit in acquisitions.

Catching up

Hi Carol! It's so great to see what you're doing. You're right about all the techniques out there and to branch out. I am using the lease option technique for my first deal. I'm a bit nervous about filling in the blanks on the contract but will have the lawyer look it over as well. Greg Murphy has been a huge help in clarifying some things. Also I too am trying to work Matt's 25:1 and I know he does email blasts so I have to talk with my realtor. Like you said you have the wholesaling down pat so I would jump out and flip this house that's NASTY. I looked at an REO recently with mold so not touching that one for my first one. It's just great to check in on you and see how you're doing. Can't wait to hear what happens on this one.

Realtor Issues

I am trying to put in an offer on this property but cannot get a hold of the Realtor. His voicemail is full. His voicemail says he will get back to callers withing 24 hours but it has been over 72 ...lol.

I have put many offers in on properties over the past week only to find out that they are already under contract. I will continue to look for that perfect investment property.

As for this house since the Realtor has not called me back today I will go to the Broker and see whats up. I hate doing that but sometimes it is necessary. I like to keep a good reputation with Realtors even though many of them have a bad reputation with me... It's just good Karma.Smiling

Methods of wealth building

There are so many methods taught by Dean's student to assist us on building wealth in REI. I am currently attempting to learn all that I can about the various methods used to purchase properties. These methods do not involve a bank or or my credit and they are no money down strategies.

There is Randy's Subject to strategy, Greg Murphy's Lease Option Strategy and of course the wholesale strategy that I have actively been using which has allowed me to profit $5,000 to $10,000 a month.

It is amazing how one can actually build wealth in real estate with no money and no credit. The old method of going to a Mortgage Company and getting qualified for a bank loan only to pay outrageous fees and interest is not the method used by savvy investors.

I will continue to educate myself on these methods of building wealth in REI. Then I will put feet to my brain and make it happen!

Make them PAY YOU to use their money. If you find the right bank and create enough business, believe me they will be competing to HAVE your business. It's pretty sweet. A whole new level.

THE NUMBER ONE key is finding a small local bank that will do no-seasoning refis. And I don't care how many people tell you they don't exist, they DO! That is one of the most important ingredients in the system I am using right now. The rest is a piece of cake (and I will be filling in at the EDGE). I have people helping me with research all across the country to show that it will work everywhere, not just a fluke where I am. Some areas are easier than others to find that "needle-in-a-haystack". But if you can find that one bank (and often it takes going in in person locally to see who will "relax" their official rules), the rest can be worked out, whether you have good credit at this time or not. I am almost tempted to offer a "REWARD" to everyone that can PM me the name and number of a local bank in their area that has no-season refis. If we could get a list of these, DGers could be be the biggest group of property owners NMD that ever existed! Who WOULDN'T want cash-flow and tenants paying their mortgages for them???? Who WOULDN'T want the banks to compete for their business? Did you know that every mortgage you have with a bank allows them 300% MORE money to work with. They LOVE us! If we are smart and use them for leverage, there is nothing we can't accomplish. Adding this to the NMD strategies used by the others you mentioned above, think about the arsenal we are creating here! (Can you tell I'm pumped!!!)

would love to work with you on a national level.as far as your first rehab property,i'd go with your husbands gut on this one because he'd have the rehab knowledge.that being said,matt larson tries to look for homes that need little or nothing as far as work goes.as for myself i'm certainly not afraid of work,but working smart and hard are two different things.your time might be better spent looking for hold properties that need little or no work.now,back to working together,i don't know if this will help but my wife just got her re licsence for md.i'm also interested in de. pa. and nc.i'll pm you with contact info.keep moving forward and like you told me on one of your visits to my journal,DO IT SCARED!! rob

I have already dove into the rehab property. Or at least I have put my offer in at 35k. I am waiting for the Agent to get back to me which is taking forever.

I have also put in 30 other offers since then on rehab properties and again I am waiting on the Agents...lol!

The way you pull in the deals wholesale it, as another will come along requiring less work and time. You need to have the people to do the work unless you are. then you are really brave! I already think your brave.

Hello - I heard your story on the conference call last night and want to say how much I admire what you've done for yourself and your family. I am in California and just joined Dean's group. His books inspired me to take action. I wonder if you might consider partnering with us (my friend who wants to be a REI also) in our area? I think your techniques of doing all from home would work very well here. I work and volunteer almost as much as I work, so have little free time, but emails I can do evenings and early AM. My friend is house bound (can't drive) but has time during the day to do research. If you'd like to consider my suggestion, please let me know.

I watched your Empowering Conversations video with Dean and it was fantastic. I learned a lot from it. Thank you for doing it.

It brought up a couple of questions for me though. I couldn't understand the names of the free websites where you can build a listing for your property that you talked about. Would you mind creating a link for us on those pretty please? Also, I've tried searching for your contract but it's not coming up if you've all ready posted it. Sorry DG family I know I haven't been posting in a while. I have been busy flipping properties and YES I am finally purchasing my first property. With Dean's help I am purchasing a property in Philadelphia, due to close on April 8th.

I am finally taking the next step to "Wealth Building". Though I have been wholesaling for 17 months now I have never been on this end of a deal. I usually just hand the property over to my end buyer and never have to deal with the closing end. I would be honest in saying that I was truly sweating through the signing of the contracts. As I was reading through and signing on the dotted lines I wanted to run out of the room. No kidding I kept thinking " what am I doing, I can't buy a house! What if I cant sell it , what if I fail, what if...."

I just kept signing and telling myself that "I can do this, it is what I am trained to do, what I have waiting to do since I started 17 months ago".

Long story short DG family... I DID IT!!!!

This is just the beginning of a beautiful future and I owe it all to a man that thought it not robbery to step down and put me on my feet and give me a push towards success. A man that could have just left me in my mess to find my way on my own. But instead he took the time out of his busy life to write a book in an effort to change my life. Dean's books were written for us, to help us and change our life. He sat down and penned techniques and resources that he knew from experience would help others get where he is. He did not have to do it, he could have just sat in his millions and enjoyed his life. But instead he chose to change mine and for that I am grateful.

You and Greg have been a great inspiration to me. I have been using you guys techniques because I have not money and bad credit and four kids. But every day is seens so closed. I appreciate you sharing your success journal.
