I have 2 journals.
#1 from rags to riches is my first journal for my first year in REI. I do resurrect it from time to time.

#2 Wealth building is my second year in REI.

Maybe I should have just kept the one but is was getting kind of busy so I created the second one.

You are doing great things. I enjoy reading about your success and all your inspiration and determination! We have something in common. My husband Dan is self employed as a general contractor and his business is in an LLC. After reading Dean's books I needed to take serious action. We have met with our attorney a few days ago and started a new LLC for real estate investing. We have own properties in the past but not in an LLC. We are in the process of looking for properties to buy and rent out for positive cash flow in our area. Then I would like to start with wholesaling. I am amazed how you have been able to do all of that from home that is excellent. I hope to have the opportunity to meet you in person someday. Hopefully, at the next EDGE event. We are planning on attending next year. Good luck in all your future endeavors.

I just had my offer accepted on an REO property that is right next door to the property I purchased in April. The rehab on this property is now complete and I have listed the property for sale...YEY!!!

Now I close on June 30th on the property next door and will begin that rehad the first week of July, well actually after I pull all of the permits for the rehab first (learned this the hard way with the last one...LOL). So it may be the second week of July when the rehab starts on this one.

I am going on my SWEEP ME AWAY Vacation July 3-10. I decided to take my entire family down the Jersey shore for the week! Beachfront property, the works!!! My kids are so excited they have never been on a vacation so this is a first for us.

Just wanted to give a quick update. Hope everyone is tearing it up in REI!!!

I am new here, this is my first day. I agree, fast cash can be addicting. trust me, after 200 deals, I still become like a kid in a candy store.

I look forward to hearing about your first purchase and reading your journal.

First you kill it in the wholesailing world now in the rehab world!!! Go girl!! And I hope your family enjoys your trip so much you deserve it.

My wife is still only wanting to assign deal , so i am going to step out again and start working on subject to property to hold. I have one house on the hook right now. It's a subject to contract. My sweep me away vacation was awesome!!! This was the first vacation my family ever had and we are planning to do it again next year. I loved spending the week with my husband and children with no outside interference. It was much needed!!

My first rehab is finished and on the market and I close on the 2nd one on Tuesday. I have an offer already for 25k over what I paid for it as is. So I will be closing on it and then reselling it for a 25k profit in the next 30 days. I am a wholesaling addict...LOL!

I already have my eyes on my next rehab, another REO ( I love these things) so as soon as I close on this one I will move on #3.

Anyway that you for all of your kind words and encouragement... I love you guys!!!

Hi Carol,I seen your video on Deans New TV Show on site and kept up with your journals you are an inspriration to us all..you shared how you do all your investing at home, do you always go and see the propertys you find before you flip a deal.I also want to go that route in wholesaling because of lack of funds..Do I need an agent or attorney to lock up a deal?Your advice would be greatly appreciated...DREAMS DOES COME THROUGH...Aloha Cecelia

to your journal Someone told me that you faced some difficult challenges in the beginning and you pushed through and look at you now! I will never complain again. haha! You are absolutely so inspirational and I thank you for that. Now that I've read both of your journals, I'm off to study your website. I'm hitting some roadblocks in wholesaling and I really need to get a deal done. I look at my 3 kids and I just know that I have to do it for them. It's for them that I will get over anything that's holding me back. Thank you for all of your words that put so much in perspective. You are very wise and kind to share all that you have learned along the way....

Sheila, My children are my motivation as well. They have struggled and sacrificed so much in their short life time and I am so thankful that they will never have to struggle again. It is my children that have inspired me to push through the obstacles and make this work. It is for them that I will achieve success! My only prayer is that they will follow in my footsteps and gain enough real estate knowledge to be able to carry what I have learned with them and supply for their own families.

As you do this for them don't forget to teach them as you go so they to can be successful and profit from real estate in their lifetime.

I read about you in one of Dean's books and saw a brief video of you in one of Dean's success stories on his students.

I'm happy that I finally read your journal, I knew your name, but I didn't understand about the wholesaling. This strategy is what I've been looking for. I'm not comfortable enough to invest my own money in a deal yet.

I'm in NYC and housing prices here are expensive unless you find a distressed property at a low price, but these properties are usually in bad neighborhoods. For those areas, wholesaling would be the way to go for me.

I will visit the site that you created to help others learn about wholesaling. I like the idea of helping people, bringing seller and buyer together and making money for doing so: it's about building the relationships.

You've climbed over many obstacles in a short period of time. You moved forward even as you were facing losing your own house to learn about REI, now that was courageous.

If you could do that, I have no excuse because thank God I'm not facing the dire circumstances that you faced financially when you started on your REI journey.

Carol, please help. I got my SFL system and I'm trying to get my buyer's list lined up. I've been to your website, it's amazing, and very helpful. As you all say that I have to build my buyer's list first, what should I say to a potential buyer? because I'm trying to do wholesaling. The reason I'm asking is because I tried posting ghost ads on craigslist and I got like 5 people contacting me and I told them that the house is no longer available and that I could take their info and get back to them when something becomes available and nobody replied back to me, so I kind of got disappointed. Carol, maybe I'm doing something wrong... Need your advise, Thanks.

As far as REI life goes mine has been busy, very busy... BUT AWESOME! I have just finished my second rehab in Philadelphia and it is finally on the market. I must say rehabbing is addictive and I am ready for another one. This one was a FULL rehab and I do mean full. I purchased an REO with an inlaw suite in back, very rare for Philly. Totally rehabbed both units and hope to make a nice profit when it sells.

I am still wholesaling and probably will be for life. Wholesaling is my passion. I am working on taking wholesaling to a whole new level... A National wholesaling program that will enable me to wholesale properties across the Country while helping each of you make money. I love REI and wholesaling but what I love even more is helping others gain financial freedom. There is nothing more rewarding that contributing to someone's success

That's it for now. I will try to update this journal more often.
