Hello,
My name is Tammy and I bought the Dean Graziosi books on my Thanksgiving vacation. I bought them in audio format as well because I am a stay at home mom to 4, and I homeschool them, so I don't get much of a chance to read these days!(Unless 'The B Book', 'Goodnight Moon', 'Skippy John Jones' and 'The BellyButton Book' count) My children are currently 2,4, 10 and 12. My husband is employed for the county and makes a decent salary, more in flexible benefits.
I have been a REI since 1997, but here I am in 2010 and I have 5 mortgages and my cash flow is pretty poor. I own 5 properties, rent out 3 of them, 1 is my primary home, and we just acquired a sweet divorce sale property in the California mountains. (100K below FMV!).
But, as we secured that sale on our 2nd home, we required a cosigner because of all our mortgages (4 first and one 2nd), and in the end, the bank didn't even WANT us on the loan, despite have a great credit score and proof positive of no vacancies since 1997!!! (Banks will only count 75% of any of your rental income when analyzing income, because they expect you to fail at it; even with 13 years of proven record) My in laws were gracious enough to be on the loan alone while we make all the payments and cover all the expenses. Its unofficially our first PML.
You see, we got traditional financing, secured and guaranteed all these homes ourselves. Our ratios for credit are bad due to having the 5 mortgages, and rental income, so no one wants to extend credit to us. I've never had any lates or collections, and pay on time, there is just a major credit crunch right now and banks unrealistically only counting 75% of our rent income, but 100% of our rent expenses. So now, with the economy the way it is, we were going to have to stop investing, in the BEST market we've ever seen to invest in. I just couldn't accept that and was determined to find something that will work.
After being told by at least 10 people we will not be able to invest in real estate any more, and being stubborn about not accepting that my business was dead, I flipped the channel and found Dean Graziosi. Timing couldn't have been more perfect! (I think God played a big role here, because I rarely watch tv, let alone late at night!) I quickly ordered the books profit From RE right now and Be a RE Millionaire. That is where I am and where I started.
I waited 3 months to start posting on this site from my initial sign up, didn't realize what a valuable resource I was missing! Stick around! Its invaluable!

Oh my, I was so built up with anticipation about the package from PMI being my SA refund. It was actually the Insider's Edge magazine, and when I posted in Dean's blog inquiring where I could get a copy of it, they had called me to get my address and I never put 2 and 2 together.
The great thing is that inside of that magazine is a CD with Dean's books! Now, if your read a long, long, long time ago (think Shrek ) here in my journal, I've been trying to get my MP3s recorded onto CD. So, this made my day! HOWEVER, I stuck it in my CD player and it didn't play :?; so I'm thinking it probably requires an MP3 player anyhow. Oh well, its been a roller coaster ride day of anticipations.
Quite funny to post about! Until the REAL day comes when I can post about the refund...

I simply posted on Dean's video blog and asked how to get a copy of it because I couldn't go to it because of having kids. They called me. You can call Jeremy and I'm sure they'll send it to you.
I did not do a video. They didn't tell me I needed to do a video, but I did write an essay and an overview of each of my deals. I hope they don't come back and tell me I need to do one. I'm so fat right now I would feel horrible doing a video.
Well, I had the inspection done and there are many things that weren't revealed to me. Come to find out, the property manager debated with the owner about telling me about the one unit with foundation issues and the owner 'didn't think it was important'. Getting estimates done on that, and then going to ask for reduction in price again. He will not sell me the one without the other, so I am going to do some more negotiating on price to account for the foundation repair. What it is, is a unit was built where the old porch was, so there is essentially no foundations to hold the structure. This is a BIG deal. I am getting them at 50% below ARV, but because of the unexpected repairs, I WILL be getting them even lower so I can repair that, if it can be repaired. Anyone know any GOOD foundation specialists in the Evansville area?
Also have a great lead on a nice property in Indianapolis. $38K asking, rented at $700/month, NO REPAIRS needed, comps for between 55-60K. if I can get him down to $30K, I may go for it.
Well, remember when I was closing on my first rehab; the day of signing with the notary I was keeled over with an ovarian cyst? Well, I had yet another one of many and this one was so big it twisted my ovary and the pain was even MORE excruciating! Had dilatada, about 4 times stronger than morphine and that took it down to a 3. Had surgery this morning, recovering well, snuck in some food because they have me only on clear liquids and haven't eaten in 2 days.
Had to miss going out to look at properties this morning. Still tried to do it, but they wouldn't release me from the hospital. Grrrrr!

Thank you for stopping by; but you need to read the journal or you haven't followed the timeline. I started the SA in Feb 2010; I joined DG.com in Nov 2009, didn't start posting here until March 2010 (started as a lookie lieu here) and I ordered the books in Nov 2009. (That's all in the first post BTW) And yes, I did 7 deals from the time I joined the SA the way they calculated them at the time. I'm hoping to post about it soon; I haven't received the refund as of yet and its been about 6 weeks since I submitted my essay, deal overviews and pictures. I better contact them.

they changed the way they calculate the deals and they must now consist of both ends of the transactions. Before that time, renting out an existing property would count as a deal. The purchase of the rehab counts as a deal; the renting out of the rehab counts as a deal, the PM note I make over $100/month, the subject to I bought and the rental of the subject to after the tenant that lived their moved out... counted; as well as the 2nd home I bought that I didn't finish recording until March 2010.
My land did NOT count as a deal; #1, my profit was not over $1000, #2 it didn't close in time. But, that is another one of my goals I'm working on... reducing DTI ratios and having the equity in the homes work for my rentals instead of having to break even due to refinancing I did and one property that I paid too much for so even having put 20% down, I know owe what its worth instead of having equity.

Glad to hear you're recovering well from your surgery. Was it scheduled or an emergency surgery? Sorry you missed seeing properties this week. Are you going to be well enough for EDGE next week? Hi! This was an emergency surgery. The pain just went ON AND ON! I couldn't bear it this time. Each time I got cysts they were getting worse and worse. This one was so severe that the drug they used put the pain down to 3 instead of 9/10 (And this is one of the strongest drugs out there). NOT fun!
Yes, Jonelle set me up! I got info on the first applicant today. Cutting it close! (But I've been off the computer a few days)

Thank you! I am slowly able to do a little more. I'm still bloated up like a huge balloon. They fill you up with something to make it easier to distinguish the different organs, but it makes you look pregnant, and I'm not sure how long I will look like this. LOL I have to laugh or I'll cry. I gained over 9 lbs from the surgery, but in reality I should have lost over 5 lbs with the size of the cyst.
James, CONGRATS on doing your 5 deals! I didn't know you had made it there yet! WAY TO GO! So proud. I'm going on week 7 here, so I'm going to call them again. They always tell me they don't know anything. A little discouraging. I would like to help out a friend right now, but without this money I am not able to.

Well, today I got contact on my refund. I wish they would have told me about this when I submitted the 14 page essay and 28 pages of deal overviews (or however many it was, I know it had a lot due to the pictures. )
I have to do a video to get the refund. So, this takes away from my already limited time; and will probably mean a delay of several more weeks for the refund.
Well, I'm trodding along on the Evansville, IN properties. I am awaiting several estimates on the items that were not disclosed to me. Come to find out, the owner had a conversation with the property manager about telling me about the foundation issues, and the owner didn't think it was important to tell me about them. . So, needless to say, I'm going to get estimates, send them to him, and tell him I can only buy the properties for the amount less the foundation repair and wish him all the best. I will also tell him how important it is to give full disclosure about items because it can get him into a lot of legal trouble. He is a contractor, and got these as an amateur endeavor into investing w/o really knowing anything about investing. I'm hoping that I can still acquire these, fix them up and have some nice cashflow, but even at 50% below ARV, I still believe the foundation needs to be accounted for. I am dreading this conversation I'm about to have with the seller. He just had his first child and already moved country. I should have immediately done the inspections back in December, but I was working on trying to find a bank to lend money to me.
I have several that say they will refinance. I'm going to call the SA tomorrow to make sure I'm asking all the right questions to make sure I don't get stuck with not being able to refinance the properties. Best to double check!

Update on the WI home; I wrote up an email and sent it to the auction company and told them instead of buying a house, what I am buying is land with a house on it that needs to be knocked down.
I asked in lieu of this that we renegotiate the price and/or I exercise the clause that states if there are any violations of building codes, the contract can be canceled. We've asked for the price to be 5K, max 7500. All we can do is wait to hear their answer. If they won't take it, I'm walking and will get the earnest deposit back!
My husband wants to stay closer to home, but I think its imperative to branch out to other states.
Other good news is that I secured another Visa card for the business by writing back in response to the denial letters. So, 4 out of 5 of the rejections I've turned around into approvals and am building business credit! Great!

Remember the Hotel I talked about a few months ago? Well, there was a team of us. We all signed NCND agreements. One of the partners trusted another person enough to bring him in on the deal. Come to find out today, HE got paid out over a million dollars on the deal we had put so much time into and cut us all out. This is so disheartening and one of the many reasons REI have bad names. Each of us should have gotten over $250K. He wouldn't even have been paid if one of our partners hadn't gotten the deal. #@&@*!!#&#^#^&@!! (Q-bert expletive)
I had some suspicions about this guy and expressed it early on; even put it in writing. I HATE being right like that. Man, that would have paid off one of my properties! It is a shame that when it comes to money, there are few and far between that can be trusted.
But, the good news is we have access to many more deals like this and we DO have the ability to make money. We will MOVE ON and make it happen. Just knowing that all the effort we put in WOULD have and SHOULD have paid off seems like an accomplishment; because dealing with properties at that high value I wouldn't think us small fries had a chance to be a part of the deals at all. But, it goes to show, we CAN! and we WILL!
Lesson of the day; ALWAYS sign NCNDs and ALWAYS have a partnership agreement.
Yes, I will go check that thread and share what I wrote. I personalized it to my own scenario, but it should give an idea of what I wrote. I *DID* personally guarantee those though... And, I will say that I just found out the Business Discover is reporting on my personal credit so I have to try to get them to report to Business instead (USUALLY business credit does NOT report to personal credit even with a personal guarantee).
