... I attempted to register for the EDGE on this site and it took me all the way to the credit card information, so I guess there's room! Or, it'd say sold out, right? Anyway, I just have to wait for the money to get transferred into my account and it's set! I just can't believe it, I did NOT get my hopes up at ALL this whole time, and then just yesterday it happened. Weeeee! Yes, I'm stoked.

I had everything ready to go, but the toothbrushes weren't packed in the car. Off to get some toothbrushes! Also going to get food and a few other things. Gas here is so CHEAP!!!!! I paid $4.10 a gallon to come here; I am seeing the $3.65 and 3.59s and going YEAHHHHH!!! It doesn't take much to get me excited.

Of course, I had to look up the value of the house I'm staying at! I got it for $25/night cheaper than the hotel (for Dean's discounted rate, 1 room) (I'd need a huge suite, so the savings are much higher ); its FMV as is right now is $380K. Just the curious investor side in me wanting to know!

Wonderful! Don't sweat the small stuff like toothbrushes. There's always a way to solve the problem. Enjoy getting a little dressed up tonight. I know how it is with kids.

That is cheap for gas. We filled up our SUV a couple of days ago and it was $100. It's good to keep your mind on real estate at all times even when your wondering about the price where you're staying!

Keep us posted on your adventure this weekend. At least we can hear about it even though we're not there. It's still just as fun because it brings back memories of last year.

I tried but they are all gone for the day, the recording said. Megan emailed me and so did Jeremy, and he tried to call, but I couldn't get my messages till after three today. Ugh. I've raised two awesome kids, one is a rock star (and a decent, clean cut, no drugs or anything weird, and he's married and they are both Christians!), and my daughter is a die hard Christian and very sweet, so I must've done something right!!!! Thanks for offering. The lady that got me the childcare found another sitter for me, so I'm ok. Got the kids a bunch of water guns and other toys, and one really big water gun for the sitter.

So, Makeba, Karen and I were standing at the entrance talking and I was saying how Dean probably won't be coming because he was just in Las Vegas, and lo and behold who is standing right next to me saying hi! Then I gave him a big hug, and said sorry, you probably don't even know who I am. He was so down to earth and said that's fine, and knew who I was when I said my screen name.

I've gained so much weight, and guess who was there? Well, I didn't start watching biggest loser until 2 years ago, but in Season 2 there was a guy named Pete Thomas; he was there; he's working a deal with Dean, and Makeba was so excited to meet him. He's been skinny for 6 years. WOW!

from the EDGE event! This was AWESOME! Got to talk to Dean some and went up to ask MANY questions! Also went on stage during Nathan's presentation so that was thrilling. Got high off the markers I was writing with! (They did have an awful aroma (maybe that's why Dean is so hyper )

I have got to say that Dean is just as real in person as he looks to be on videos. The genuine real deal. He wants to make as many millionaires as he possibly can and he is PASSIONATE about it. He is an awesome role model.

Meeting and networking with everyone was I N C R E D I B L E!!! We had to get home because of the babysitter, but I really was hoping to go out to dinner with several others. I'm still here in AZ for a little while.

I did a recording with Roger (Jaguar) about our deal together with Dean's crew. Networking here on DG.com was really the first tracking into my major investments. This was a deal I posted about and said if anyone had any questions how I did it to ask, but noone asked me. When I revealed it to some people at the EDGE their jaw dropped because it really was a creative investment strategy.

The speakers were great, lots of stuff was very basic stuff, but there were a few that really opened my eyes to some other stuff that was phenomenal that I would not have thought about before. I think my favorite part of the whole event was the Q&A sessions. Being able to pick the brains of Dean, Indiana Joe and Stacey, Rina, Laura, Randy, and all the others up there was awesome.

My goal is to be a speaker there next year. I WILL DO IT!

It is CERTAIN we will SUCCEED!

I am excited to see that you made it to the Edge. That's so great. Meeting Dean and the gang. I hope I can go there next year. Once again you set your mind to do something and accomplished it through all of the challenges you faced just to get there. I can't wait to see how this will change your investing opportunities. Building a power team in AZ is too easy. I already have a realtor and some contractors. (I don't even have a realtor where I live! LOL) I'm looking to see if any of my HMLer loan here in AZ, if not I'm going to be calling local ones here all afternoon. My realtor is sending me properties in select areas that are good for buy and hold. I'm also scoping out the local banks while I'm here. Look out AZ, I'm here! Looking to get a minimum of $600/month cash flow a month. I intend to put offers in tomorrow, at least 25, and see what happens.

I cannot believe in a few hours of networking, I have not one, but TWO investor friendly RE agents; that not only will put in lowball offers, but one of them can even get me access to probates and auctions and can help me wholesale properties.

Now, I always thought *I* was the problem in finding RE agents! I just PROVED myself wrong. Wow, this is so easy when its not in CA~!!!!! THAT should encourage ANYONE in other states, but for those of us in CA , makes us all jealous!

I'm having title run on here in AZ. 2 will probably be canceled I imagine because in researching, I found they are pending short sales.

Tomorrow we are headed to the Grand Canyon for a field trip. Just so long as I get home in time for Biggest Loser finale! I am still blown away at how EASY it was to find a realtor here! Because in my entire journey in CA it has been a huge struggle to get a REAL realtor, I can't fathom how simple it was!

Putting out some CL ads to get some buyers. I'm hoping to win an auction and wholesale a few properties here before I make an actual purchase here. I need to raise some capital for my newest endeavor, which is the mastermind program and inner circle. Right now I'm house rich and cash poor. I've increased my net worth by over 117K this past year. Not too shabby. Increased my cash flow by over $750; HOWEVER; since my cash flow was slightly negative starting into this, I'm still not making enough a month to feel comfortable.

That is about to change

I was stumbling to talk. OH man was I ELATED:) How perfect was that to meet up with all of you guys and for one of my other passions " the biggest loser" to be at the same event. Which by the way he has done RE for years too:)

It was amazing meeting and talking with Pete. It was so overwhelming. I wanted to talk to so many people but there just wasnt enough time to talk to everyone. I missed the opportunity to meet up with so many others. But I have to say I was so happy and excited to meet up with you and your family.

LOL Karen knew who you were right away. She is good like that:) She also helped me meet so many others.

Sounds like our finances are in similar situations. I've increased net worth quite a bit and a little on the cash flow - but after paying for my daughter's wedding and college for 2, the profit on the rehabs is GONE. Working on that though. You (and I) are going to be huge successes!

And yes; isn't that funny; bandit signs are still the revelation of success; followed by the internet marketing; but nothing so prosperous as the good ol' handwritten bandit sign. Funny, isn't it?

I did not go to the grand canyon today; we decided to wait for Thursday.

On this vacation, I've done a lot of stuff with the kids, all while building a power team the last 2 days. Now, I am just blown away how I was able to do this so quickly here. I have 3, yes THREE real estate agents , a title company, 2 contractors, AND 2 verified buyers. Met with one of the agents assistants today and am meeting with another tomorrow, just to show me around the areas of PHX. Not to look at houses per se, but kind of to take a tour of the area. I am A M A Z E D that I was able to do this putting in only a few hours each day. Before I got here I had networked with a group to go to the local auctions here for me (the Trust deed sales) as well. It took me forever to do this in CA, and I still don't have 1 RE agent there. Now, I have one investor I'm going to call to help me with the wholesaling whose local here; I wish she would have made it to the EDGE, but I think she'll be pleasantly surprised by my call.

Thank you for all of your encouragement! Over the last year you have been such a positive icon in my life! I rely so much on all the positive people here! Having my hubby come to the EDGE was a good thing; he got all the positive energy and vibes and got to hear the talk about the naysayers and negative people. He hasn't taken any action since the EDGE, but after a day of talking about it, he ENCOURAGED me (a miracle) to fill out the application for the mastermind group and saw what value it would give me.

I am SO STOKED about it. I'm looking forward most to working with Dean for a few days, but will also have the one on one coach as well as someone coming out to my house. This is something he would NEVER have allowed me to do!

The whole atmosphere and event and networking with other investors with a like mindset really helped him see what I'm doing IS attainable.

The idea that your hubby has come around is worth all of this! That will take away so much stress!

How wonderful what you have been able to accomplish in AZ so quickly!

Greg Murphy is working a new acquisition technique now, too. He finds the "butt ugliest house", puts Vicks Vaporub on his top lip to be able to breathe despite the stench and goes in and "just knocks the ugly off". Then flips it to his buyers.

Its been eye opening building a team here, that is for SURE! CA is a TOUGH market and not very investor friendly!

on 2 properties today at auction here in Phoenix (through my power team ). Was outbid on both. Went and saw a few properties today; these are properties that have built in equity already with a lower asking price; but don't need much work (only minor cosmetic). Going to put an offer in on 3 of them. Whooommp there it is!

We are headed to the GC tomorrow for sure. It was actually raining (pouring at times) here in Scottsdale! That has to be pretty odd weather for May! LOL

So, I've been thinking; I bought tickets to the Luau this year but ended up not being at the main event because I had to watch the kids at the pool with hubby. Next year; I think we should set up a party with karoake! I LOVE karaoke, and it is so fun to do with a big group of people.

Anyhoo, my hubby confuses me; he loved the event, but he has taken any action steps; not even so much so as filling in goals. Any free moment he gets, the tv still goes on. He comes with me to meet with the realtors and auction guys, but he's just not motivated. Today he reverted back to the 'we'd be better off without you investing'. I am so grateful he let me sign up for the mastermind group so I can put that negative talk behind us SOONER than later!

We had spoke with Chad after his presentation about the rentals and being firm when tenants are behind; and he was in agreeance with our strategy to work with our tenants. They've been tenants since 2004, take meticulous care of our property, always paid on time; we've never had to come out to repair anything, except to replace the stove (because it was just old and died). So, they are both out of a job right now and we are working with them. They are consistently paying what they can; but are still 2 months total behind.

Chad spoke about property management, and we have a little different strategy, but if we're going into multi units, he's got a great thing going! Chad is the youth minister local to us; about 1/2 hour away from us. Now, I just have to send my son to his church. (He's 12, and boy, has he gotten SASSY! I am pulling out hair with him some days!)

Now, someone at the EDGE asked about 1099s, and I did not do a 1099 for my contractors on my rehab. I'm wondering if its too late for me to send them; and if not; since it was done very close to the end of the year, could I put them as 2011 1099s? I need to ask my CPA, or call Bill up to ask his opinion.

My technique for assigning is to find buy and hold buyers. This was part of Greg Murphy's presentation at the EDGE; and they are the best buyers to have on your list.

Tomorrow we head to the Grand Canyon and then we back to CA. We are stopping at our cabin in the mountains because its 90 miles closer for the weekend. I can't wait to see the lilacs on the tree I got for mother's day last year. I missed it the weekend I was in the hospital, and then of course the EDGE was this past weekend. Lilacs have very special meaning to me; when I was a kid we had tons of lilac trees in the wild area across from the condo complex I lived in. Every mother's day, I'd climb the trees and bring home a huge bouquet of handpicked lilacs for my mom. They were her favorite. Since we got the cabin in the mountains, and there is an actual winter there, when the kids and hubby asked what I wanted, I told them a lilac tree. We bought a baby one. In a year its grown only about 6 inches, but there were a ton of lilac buds starting to show last time I was there. I hope I didn't miss them; they only bloom a short while.

So, a break for me tomorrow. I'm going to start emailing those I met at EDGE once I'm in CA. Its been quite the wonderful week with only a few hiccups.
