Hello,

My name is Tammy and I bought the Dean Graziosi books on my Thanksgiving vacation. I bought them in audio format as well because I am a stay at home mom to 4, and I homeschool them, so I don't get much of a chance to read these days!(Unless 'The B Book', 'Goodnight Moon', 'Skippy John Jones' and 'The BellyButton Book' count) My children are currently 2,4, 10 and 12. My husband is employed for the county and makes a decent salary, more in flexible benefits.

I have been a REI since 1997, but here I am in 2010 and I have 5 mortgages and my cash flow is pretty poor. I own 5 properties, rent out 3 of them, 1 is my primary home, and we just acquired a sweet divorce sale property in the California mountains. (100K below FMV!).

But, as we secured that sale on our 2nd home, we required a cosigner because of all our mortgages (4 first and one 2nd), and in the end, the bank didn't even WANT us on the loan, despite have a great credit score and proof positive of no vacancies since 1997!!! (Banks will only count 75% of any of your rental income when analyzing income, because they expect you to fail at it; even with 13 years of proven record) My in laws were gracious enough to be on the loan alone while we make all the payments and cover all the expenses. Its unofficially our first PML.

You see, we got traditional financing, secured and guaranteed all these homes ourselves. Our ratios for credit are bad due to having the 5 mortgages, and rental income, so no one wants to extend credit to us. I've never had any lates or collections, and pay on time, there is just a major credit crunch right now and banks unrealistically only counting 75% of our rent income, but 100% of our rent expenses. So now, with the economy the way it is, we were going to have to stop investing, in the BEST market we've ever seen to invest in. I just couldn't accept that and was determined to find something that will work.

After being told by at least 10 people we will not be able to invest in real estate any more, and being stubborn about not accepting that my business was dead, I flipped the channel and found Dean Graziosi. Timing couldn't have been more perfect! (I think God played a big role here, because I rarely watch tv, let alone late at night!) I quickly ordered the books profit From RE right now and Be a RE Millionaire. Smiling That is where I am and where I started.

I waited 3 months to start posting on this site from my initial sign up, didn't realize what a valuable resource I was missing! Stick around! Its invaluable!

that I forgot to include one of my properties in calculating my net worth increasing! I actually have increased it by $217K, not $117K! I've done better than I thought! Sticking out tongue

I know there really wasn't enough time to talk to everyone but it was good that he had spoken and I loved what he showed us Smiling My very first deal was actually one we just knocked the ugly off. We mowed and trimmed the trees and cleaned up the inside of the house. LOl it was so great to hear it that way and what a difference it makes just to do some clean up. It cost me $36. That was for gas for the mower, weedeater, cleaning supplies and trash bags:) and 20 bucks to dump the trash:)

I wanted to talk to you some more. It was so awesome to meet you as well! There really wasn't enough time to do all the networking. I wanted so much to go out to dinner with others. And yes, those were some potent markers! I've never seen them so big! Shocked

Next year I'll have to set something up and maybe have a BBQ and karaoke or something (the plan Sticking out tongue). I plan on renting the same house, it was great and very close. Smiling

We rented a hotel by the Grand Canyon so we can enjoy it more tomorrow. We have a 6.5 hour trip back to the cabin, but the awe of the GC is worth looking at more. We're considering going in a helicopter, but its EXPENSIVE. That would be the most incredible thing, other than skydiving, that I've ever done. I'm a bit worried the kids would be scare to go in though, or distract the pilot!!!

I did not call anyone today because we were on the road and checking out the splendor here. Laughing out loud

So, I watch properties after they go under contract. I mentioned a deal earlier in this journal that's a 4/2. A wholesaler had picked this up and tried to wholesale it wrong. I am glad no investor picked it up as the info was completely wrong they were using to wholesale it. (See my thread here: http://www.deangraziosi.com/real-estate-forums/buying-foreclosures-reos-...) I talked to the listing agent direct. Wrote my email like this, got a reply. Offer is going in Smiling Here is my email:

Grand Canyon and surgery update and Totally Fulfilled

Wanted to keep this separate. The grand canyon was... awe inspiring, beautiful, breathtaking, unbelievable, grand, amazing, overwhelming, and uplifting. A perfect ending to my EDGE week. Sticking out tongue Adding more fire to the flame! We stayed for 2 days to take as much of it in as we could. Went on a 6 mile hike around the rim pushing kids in the stroller. We did not go on the helicopter, my 2 year old was scared; so it is a goal for next year. Smiling

My surgery is healing, but it seems something is weird. There is a huge lump where the cyst was taken out. My belly is slowly shrinking back to its original size. I'm making an appointment with the Dr. about it next week. I normally do not have surgery's as I found alternative ways to remove ovarian cysts. I've had them over 10 years, and the first one the Dr said I need to be cut open from one side to the other. I refused and sought out other methods and successfully found them. The only reason I had to have surgery this time is because the actual ovary had died and it needed to be removed. I feel SO much better, its amazing. Turns out, of the 20 lbs I had gained, 11 of it was that cyst!!!! So, the good news is I've only gained back 9 of the 45 lbs I had lost.

I read most of Totally Fulfilled now; while my hubby drove from the Grand Canyon to the cabin. (I thank him for doing the driving!) This book is going to CHANGE my life. I had perused through it before, reading bits and pieces when I had a chance, but not read the entire book. Its a MUST REQUIRED reading for any and all of us, whether investors or not. Dean is so insightful and has figured out so many things in life and speaks it so easily. I have more respect for him daily! The next posts are actually going to be exercises from that book. I need accountability to get all theses things done, so I'm making it all public. If I get off track, please start slapping me silly and give me some tough love.

There is one area of my life that I am not sure what to do with. That part, I'm not going to post about, but I'm going to talk with Dean about it. I'm very scared to discuss it with anyone; I haven't been able to talk about it with anyone; so I'm very nervous, but I know Dean won't judge. My heart is pounding just thinking about it and writing about it right now. But, I **AM** on my way to being TOTALLY FULFILLED!

BTW, my goal is no longer to lose X # of pounds. I'm going to be at my IDEAL weight by next EDGE event. I did it back in 2002/3/4/5 I can do this! KEEP ME ACCOUNTABLE. Ask about my weight loss and health journey. This REI journey is a total transformation of ME journey, in ALL areas of my life! Watch out, I'm going to be smokin' hot, just like REI! Giving and Trusting.

I am in tears right now going through Dean's Totally Fulfilled. I'm on the giving chapter and just read about Dean feeling he trusts too much and its his worst asset; only to be told by his colleague its his BEST asset. This brought me to such an emotional state because... that's MEEEE!

I have always been an overly trusting person; I've gotten burned MANY, MANY times because of it. I'm always helping people with things and giving my time to them or advice and it causes a fight between us. Sad My husband HATES it about me, and I have been much more cautious in many things, but still have that 'trusting' and giving nature in me. I have felt HORRIBLE about being overly trusting and being taken advantage of. I am criticized for this often.

What an eye opener... it feels like a boatload lifted off my shoulders, that its OK for me to be ME, and its ok for me to continue to TRUST and GIVE the way I like to so much!

In reading this book, I find Dean and I have a LOT in common. This book has been amazing for me so far. My eyes are being opened up, and I am so grateful that Dean came into my life by chance because the tv was on late at night one evening and my hubby was flipping through channels. I am ETERNALLY grateful!

Totally agree with you. I'm too trusting of people also. I'm honest and give out too much info with hurts me in the end. Just happened to me last week when I told someone who is coaching me with real estate what someone else may have done to disadvantage others and now I'm shut off from info completely too. My husband likes my honestly with people sometimes but, says I open up with too much info. Oh well just live and learn.

Thanks for reminding me to finish reading Totally Fulfilled. Glad you enjoyed it. Also, glad to hear you had a great time at Grand Canyon. We loved it last year. Happy to hear you're recovering well from your surgery.

Keep being YOU too! I've literally lost several thousand dollars by being overyly trusting and generous, and my hubby complains because I'm helping people that he feels don't deserve it because of his prejudgements of them, and tries to convince me what I'm doing is just not right! So this was a POWERFUL message!

My surgery site is healing, but something just isn't right. Sad Still have to make that appt with the DR!

Here's to becoming TOTALLY FULFILLED!

Yesterday, Hubby and I went to go scope out all the mobile home parks in the areaa. We found 2 positive leads, and one of the guys there went and took us on a tour of 4 of them; showing us 2 that are not listed anywhere on the market. Most of them are overpriced. We talked to residents in all the communities and found two to focus on; the other's aren't so great.

One of them requires you to use an escrow company to buy any homes, there's tons of them for sale. In talking to the residents, we found out that the park was just bought by a new Korean owner who is raising the rents drastically. That is why so many are for sale.

In another park we talked to a nice gentleman who had just sold his mobile home and found out what he got for it, and that he was moving to Henderson, NV. It was a good day. One of the two mobile homes I'm going to go after is an estate sale; make an offer; the other is at $20K; but seeing as the gentleman I talked to who recently sold was only $24.5K , there isn't enough equity spread. I'm going to call the owner and see if she is willing to negotiate at all, but it sounds like she isn't yet motivated to sell, so I'm not going to push it at all.

Also, waiting to hear back from the agent on my next rehab property! I can see it, feel it and am envisioning getting this property. Haven't heard back from him a second time yet. Time will tell...

It is CERTAIN we will SUCCEED.

the EDGE sure does have everyone who attended going full force with their REI. you are doing some great things and i'm so glad your husband is coming around. i would love to have your energy, or even just half of it. Smiling

you know, i have the "being too honest" issue too, but it's not our fault others can't handle the truth. i also give away a lot of free information, but you know, "give and it shall be given unto you". we have to be ourselves and ask God to help us with the parts that maybe don't work out so well for us. i've decided trying to be perfect is too far out of reach and i just need to love me the way i am. (sorry about the soap box. Eye-wink )

Cathy, The wrap around mortgage is simply the owner offering seller financing, but they still have the loan with the bank. *IF* this deal goes through, I will set it up where I pay my payment to an escrow account which will pay the mortgage direct. It is a creative way to buy a home. This particular home, they came back and said they want 25% down; so I need to find a private money lender in AZ for that amount ($58K) They need to be in AZ though.

Well, I have updates from today. Its been an 'everything that can go wrong, will go wrong' type of a day. I will post about it later as its dinner time. Laughing out loud


Today, everything that could go wrong

didn't go wrong. But a lot did. I was getting everything ready to take all my documents to the subject to seller, when an unexpected visitor showed up. He is a neighbor who owns land next door to us. He got a letter from the city for the weeds. He has 14 acres so was discussing with me the options to take and how it would affect us. Anyhow, that was an hour conversation. The good thing is... he's loaded. And I will be approaching him about private money lending Sticking out tongue. Gotta make the most of it, right? Anyhow, that delayed me in getting my stuff together.

He left right before I had to leave. I quickly printed out my detail report from Proptrend and the address for my son's book club meeting, and went out the door, put my son's location in the GPS, and then left. Got there, looked at the detail property report.... and.... GLITCH! It had put default information in all the address fields. I tried to remember the address, and 2 of my numbers were off. I missed my meeting with the seller, and probably my whole opportunity for that deal. Sad

So, back to only 2 deals, actually 4. (I'm STILL working on those Evansville ones.)

I am F O C U S E D!

Which is a good thing. Since reading Totally Fulfilled I've already lost 2 lbs. Smiling I'm slowly changing my diet and adding exercise into my daily routine.

I just tried to post about meeting Dean on Bigger Pockets. They don't allow me to say his name (just his... funny enough) so I said it w/o saying his name. LOL Then everyone wanted to know his name and I said I wasn't allowed to mention it because I've gotten in trouble doing so before. So, I revealed his initials. Other people guessed, and I got in trouble and the thread pulled. Not allowed to mention that name, good or bad! Plllbbbbtttt! Sticking out tongue They can suck it! Jawdropping!

Well, got work that we will hear from the bank today on the refi out of our awful 14% HML. I don't want to even think about how bad I got taken on that and want this chapter CLOSED.

Got a call from a TRUSTED contractor friend who is now set up to do rehabs! I sent him over to the rehab I'm trying to get. His quote came in VERY close to the Hammerpoint one I created; my hammerpoint was only 4K more! But, I actually did adjust some of the prices based on what I know from experience. Its great to see this program is reliable, and so was the other contractor who gave me a bid!

This agent is dragging his feet... (What's new) and if he doesn't submit my offer, then I will go directly to his broker. If it still doesn't get submitted, I'm calling the bank... I'm so sick and tired of agents NOT submitting offers! Hmmmpppffff!

I am looking for a TRUE PML for $60K in CA. On the search. Smiling


This broker is making me so frustrated! And other great news! :P

(****I edited this one, be sure to read the additional info about getting an offer submitted when an agent won't submit your offer* Laughing out loud I'll probably post this to the main board after I'm successful with it! :P*****) Well, I heard back from the darn listing realtor (WHO IS THE BROKER!!!!) that the offer is a no go. I've tried to work with him so he gets the full commission. So, I responded to him, I haven't even signed an offer, and I want a written response from the seller as well as a signature (that's what Dean said to do at the EDGE, plus the next step... it even happens to him.).

My next step is to contact the association of realtors and department of real estate (DRE) and tell them my offer is not being presented and there is a fiduciary responsibility to submit my offer, and it is not happening. The darn bank got it for $70K fer cryin' out loud!!!! GRRRRRRRRRRRRRRRrrrrrrrrrrrrrr! Hear me growl, I'm DETERMINED to get this house for what I'm offering! THEN, I'm calling the bank that has the property and letting them know the problems I'm having in having my offer submitted to them. I feel mean, but this is business. Eye-wink

Well, I went and looked at that house that's subject to existing financing. WOW!!! This is a couple of investors that reallllllyyy didn't know what they were doing, I feel sorry for them! They paid $360K for the house just in February 2011. The ARV on it is about $303K. They've starting cosmetic renovations and given up. They're selling it for the ARV. They told me it didn't need much work. BAH! Right... There are major foundation issues (some of which they tried to cover with carpert) and lots of work; at least $29K of work including the foundation repairs. I've decided to pass on it, as their loan is for $288K, and they're asking for $15K in cash in addition. I will be negotiating it, but they really don't have room to negotiate much. I'd need the $15K to put towards the rehab.

You'll have a laugh at this. Smiling I went into the bathroom and literally screamed very loudly! Sticking out tongue The neighbors must have thought someone was being mauled. There were several cockroaches (albeit dead) in the half rehabbed bathroom. *shudder*. I HATE those things, they give me the creeps! I can stand almost any kind of creepy crawly thing, bug, reptile, insect, spider, but NOT cockroaches. *shiver* Anyhow, the fireplace is separating from the house, the added bathroom is also separating from it, and the garage is sinking. If they'll negotiate, I'll get some estimates from my foundation repair guy; but unless I can take it w/o ANY money upfront, its a no go and not worth the time and effort for me or the contractor.

So, I'm on my TOTAL FULFILLMENT journey here as well, so I stopped at Subway for some HEALTHY fast food; can't let the time factor get in the way of becoming healthy and one hot sexy momma again. Laughing out loud Shocked Weigh in today... Total loss... 2.5 LBS!!! YESSS!! I will be healthy again! I will look my best again! And I will be refreshed and energized.. for my life, for my family, for my business... for my health!

While I was there, a gentleman approached me due to the signs on my car. His mom is in need of selling and they don't want to fix it up or pay realtor fees!!!!! I NEED TO GET OUT MORE, boy!!! Energy Valerie and loan update on the refi out of HML

I really don't know where it comes from. Early on ,losing 45 lbs really gave me tremendous energy. I am just on an Edge high, an RE drives me! i live and breathe, and dream it! Sticking out tongue

The quote for the day for me is “There is no such thing as failure. There are only results.” by Tony Robbins. I got news on my refi out of the hard money loan. Sad Now our ratios have gone up, according to the #@@*!( banks, to 81%. ALL expenses are the same as before, but now, we are not off just the 2% like we were 3 months ago, we are off over 20% of what they require this time! No additional expenses than last time mind; just a NEW way to screw... I mean calculate the consumer.
Oi vei! This is just ludicrous!! (BTW, our ACTUAL DTI is closer to 49%, but with the refi on this property it will be 45%) HOW can the banks get away with chopping off over $5000 of our income like this? This SUCKS!

So, of course hubby had to add that I can't do the mastermind program and told me I can not buy ANY more property because I ruined everything by purchasing this property. Oi vei. Now, in addition to all the other criticism I have to hear him be negative even MORE!

I've been working on getting my primary residence ready for sale. Its a TOUGH thing to do when we have 4 kids and are living here all the time. I am setting up with an auction company for June or July. Our house eats into our DTI too much and I've wanted to downgrade it so I could do a lot more investing in RE. But, most importantly, I wanted to sell this house as I mentioned several times in my journal, so I could invest MORE by having a lot more monthly cash. The good thing is... we have about $300K in equity. THIS is a goldmine to an investor (but I already have a 2nd on the house so can't do a HELOC). We also wanted to change our location so its more between Wil's job and our weekend cabin. I've been looking for several months and have found SEVERAL homes that would work. I have to make this my priority... I am NOT giving up the mastermind program. Everyone that has taken that program has been immensely successful, and I want to get that 2 year advantage that comes along with it.

After I heard the news about the loan, I cried, and then of course with my husband trying to add MORE bad news, I decided to stand up for myself and NOT be a thermometer. I am a thermostat, and this will be rectified. This is only an undesired result, and it does not automatically make me a failure. This will be overcome... one way or the other. And I will NOT give up the mastermind program!!!

Needed to vent today! I felt bad and emotional for about 15 minutes. Now its time to take this one opinion and prove it wrong once again. Onward and forward!

It is CERTAIN I WILL SUCCEEDDDDD!!!!!!!!!!!!!!!!!!!!!!!!!!!!


Mastermind?

Hey Tammy, are you talking about the 3 days with Dean and maybe 15 students in October? Did you sign up? You know I'd love to go, I mean REALLY LOVE to go, but right now, there is not enough liquid money around. Like you, it sounds, I have tied up our cash in properties; it can make for tension to say the least. I told Dean I'd love to go but can't right now and he said "That's OK, do it when the time is right". I need to take that to heart and you might want to think about it too. We have to balance family harmony, investment, day-to-day money needs. We both have enough education to make this work. I believe Dean will make room for us if the cash flows by October (and I'm determined it will!)
