"Profit From Real Estate Right Now", is the book that I have read, I am not a member of the sucess academy. Well I recently just finished the book I a coach or someone contacted me and told me to read and finishthe book and then call back well I did and got no answer. I think have some great properties and want to give this a shot if you could at all please help.

I have found a moitvated

I have found a moitvated seller,he has moved out of state and need to sell his house here in Florida. His asking price for his 3 bedroom 2bath home on the beach is a corner lot and has a big drive way, and new paint on the interior is 115,000 also asking buyer to pay for closing. I have also found some NEW HOMES just built that are for sale by owner just around the corner from me.

Go take a look at the house, ask questions, see if it needs work or not. With no experience your best bet would be to assign the house, but you will need a buyer. Check on this website, there are lots of suggestions.

Still Lost

Still tring to figure out my next move should i contact a subprime lender and and offer to business with him. I don't know what to do but I need to think quick. I need to run into some money right now. Tomorrow is a new day and it comes with new things to accomplish. If there is any one out there who can help please........


Do you have an agent? What

Do you have an agent? What is the Fair Market Value on the property? How much rehab costs are needed? Do you have any buyers that you can assign the property off to or are you looking to purchase yourself?

Listen to cbrindamour. If the FMV is good (have your agent help you determine what the true value is), then take whatever % off the FMV you want to be able to market the deal to other investors (if you are assigning), minus costs of rehab costs, and your money for assigning the deal and you will have your offering price. Use the search toolbar on the top left of this site for "offering calculator, assignments, etc" and anything else you can think of. You will see forums for days. Read them and learn. There is an infinite amount of information here. Utilize it. You won't regret it. Your RE agent will help you draw up an offer for the property if the numbers make sense. Property may be selling for $115,000, but it may only be worth $100,000, or there is more rehab costs that would eat away any profit. Read the books, then read the forums, and do it over and over again. Good luck.

I have an agent. How do I

I have an agent. How do I find out what the Fair Marke Value is? Don't know what rehab costs are going to be seller is stripping the wallpaper and giving the home a fresh coat of paint. From what he explained the house doesn't need and real rehab work. Have no buyers need help on how to get buyers I guess my agent can help with that. Am reading the forums and the book hpoefully things will come together. Thanks Richard.

Contracts/Agreements

There are 2 stragietes I'm focusing on for my situtation..No money for down and bad credit.I am very interested in Matt L.story..I have advertisement in mind (rent to own,no banks involved etc..) My problem is what contract I should use for lease-option)once I have tentents in place,since I'm playing the middle man.And do I need to find an atorney or Title co.?If anyone can advise me ,I would really appreicate it .I'm just stuck at this point......Thankyou in advance for any advice

you can find the fmv by asking your agent to run comparable sales in the near area of the house u have in mind. also you can get some idea from totalview on this site along with zillow.com and realestate.com and MANY OTHERS. the answers to ALOT of questions u have are on here .type in the SEARCH box on left top of homepage for any info u may want to know more about.
u really should also do your due dilligence and walk the property for rehab costs and look for yourself if it needs work.i would suggest a contractor to estimate it for u if u take it further as a project!!
as for the buyers u can run ghost ads or on this site i believe there is a post from jeff jensen i think about 80 ways to find buyers.type in buyers list in the search button and u will be overwhelmed with info

I strongly strongly suggest you read more and do some more research so that you understand what the most basic terms are because if you go to an agent or investor and say "what's an FMV and how do I find it???" or something to that level you won't be taken seriously and your phone calls will not be returned.

Its one thing if you're new; its another if you show it. Understand the types of homes in your area, look up glossary of terms, read some other books other than Deans,.....(I hope that comment doesn't get me banned)

Learn, learn and more learn before you start doing anything.

I have read and found out how to get the FMV, and I am continueing my research I have an agent good thing she is a family friend and is willing to help me.

Thanks for commenting and asking questions. I found a motivated buyer, my circumstances were a little different. I own a cleaning co. and he was one of my clients. I made bandit signs offering a rent to own. Gotten several calls, called the owner and he is willing to work with me since his house was listed for 3 years and did not sell. It is a very nice house in a nice neighborhood. So, I am going to lease option the property and then turn around and lease option it to someone else, who will make the payments. And give the money down to me. and I in turn will give 1000 to the owner as an incentive. Hope this helps some. Best wishes. Kevin
