OfflineWOW.... well I joined the Success Academy just about 7 months ago and had not done a deal yet. Yesterday 09/25/10 I locked up two (2)! LOL. both I will be able to wholesale at 45% & 49% of FMV. Honestly my goal Saturday was straight from Matt in the Edge10...not to focus on the money BUT to just do that 1st deal! I ran several versions of the I Buy Ads. They were released on Thursday. Friday these properties are driven to my by my ads (DONE FOR YOU MARKETING - SFL). So pulled comps TotalView, etc. ran #'s and called both when I got off work Friday afternoon. Set a time to site properties and let them know I'd be bringing my contractor to est. repairs. Swiped a gold nugget from Carol S. and took PA with me so I could lock it up then and there.
1st deal: was as smooth as butter, they were sooo motivated. Plus pulled a profile for them as a tenant buyer for a property to get them to the other side of town - fired up right!!
2nd deal: well I thought I lost it honestly....HUGE lesson on this one!! I was on cloud nine from the first appointment and confidence through the roof! Heard Dean's voice on it. Realized I needed to shut-up and listen!! 
I could tell/feel it and asked a open ended question and once he started talking...unloaded then looked at me and said...I tell you what "I'll let you have it at XXX) which was $3k less than his initial response" it was already a great deal on his asking price. Oh, and then he says as we are signing the PA...if those couple of people call back that wanted to think about it at the XXX price, do you want me to tell them to call you? I said Absolutely! LOL
I've consistently been learning/studying. But after ordering the SFL system and Dean's last CC with Matt.....had SUCH a wake up call! I've been SOOO busy but NOT productive. & was running all over town but had NO focus. Everyone has to grown at their own pace, we all have our own 'junk' to go through. Just keep pressing forward. ACTION CURES FEAR!
Well my work is just beginning!!! Will not be sitting around waiting on two eggs to hatch but steadily putting more & more in the hat!!!
So many incredible people included in the DG family....absorb their knowledge!
Just NEVER give up and DON'T allow anyone to steal your dream!!!
If your dream is big enough....the circumstances don't count!! Getten it done!

sorry Tammy, missed the posts. no sunshine, didn't miss anything. I was shortening commercial real estate. on the CRE. I've seen it CRE, CI and CRI. Long story short.....I'm moving on apartments and self storage! LOL
You got that right about profit potential in 1/2 the time!

Yeah crazy thing about those wrong turns, sometimes you can end up in the boonies with no cell coverage and no GPS signal. lol
seriously, glad to see you back. funny thing is, we all at one time or another had life try and get in the way. You know that it's not until you get close to the target do you start to experience gunfire. When you're 500 miles off course, you aren't a threat so why waste the ammo. We just have to make sure to keep our armor on and ready to fight at a moments notice. So be encouraged, if you're experiencing 'crap' then you're right on target!!! Just got to stand, fight, burn the canoe, leave no avenue for retreat. It's win or die!
Each day is a new day. We can start a-fresh every morning!

LOL! had to laugh reading the "don't know the meaning of fear".......GIRL if you could hear all those mental fights I have with myself! BUT I HATE loosing! So I WIN! hehehe!
The trick is to get comfortable with the fear, with the anxiety, with the discomfort. Anything unfamiliar will bring apprehension if we let it.
I've never forgot what Carol says "sometimes you just have to drag fear along" lol so true!
We just have to realizing what we focus on grows. So I just decided to quit feeding and watering the 'weeds'.

(I was focusing on just getting my five deals, no matter what-well, we have to stay focused on the whole picture, not just part of it)

I'll just run me a bubble bath, wallow in it then just get over it. Right now, I'm in the can't believe I allowed myself to be duped. Guess goes to show no one is completely immune to stupid decisions. LOL! But emotion is turning in to the being pi$%ed off with myself. Which has been known to move mountains. It's all part of it. Part of the journey, if it wasn't for the defeats, the victories wouldn't taste as sweet! Even though it currently stings, truth be told....I've taken harder licks! So this ain't nothing!! (I know bad grammar - lol)
God doesn't like ugly....What goes around does come around one way or another. So I'll let the vengeance be His and trust there are bigger and better plans for me right around the corner!

consult with new buyer (got 4 cash buyers this week) had lunch with one yesterday, one more local today, one from B'ham and one from NJ. all looking to hold.....SWEET! lol (marketing is working)
then picked up Trent from school
grocery shopping
cooked dinner
checked emails
make 20 bandit signs (front/back)
it's 9:12 p.m. and about to leave to go and put them all out.
THEN I'll probably fall out! lol
posted this because I have 6 buyers right now that are waiting on my call/emails for properties. 5 wanting low-low end stuff so yes, I'm heading to crapsville. lol Hey it closes and pays close to the same. Yeah, I need to get an intern to put out signs but fact is don't have them today and need signs out. Sooooo if I don't post on here tomorrow, tell cops last known where-abouts heading to N/S/W sides and she was 'packen'. LMAO!!
I am also farming East & some cherry spots to perform my regular buyers.
Doing whatever it takes....DOESN'T come with what I feel like, what I'd rather do, how tired, or any other conditions. Whatever it takes.....PERIOD!

lol! I truly wasn't that bad. I do carry a gun but I didn't necessarily go street by street, but targeted where the lower income individuals frequent and do their shopping for goods in those areas. Hit only grocery stores in those areas, the convenience stores, Dollar Stores, the CVS on the corner, the Churches Chicken, McDonalds and some of the major intersections that are entrance/exit points for the areas. I'd rather cast a broad net and see what I catch.
I was born and raised here and know the market to street levels. There are some streets even cops will tell you DON'T stop at the stop signs. lol Jen doesn't go there. LOL I have around 12 or so local landlords that all they do is Section 8. They want to pick up on decent (RENTABLE) streets low ends in ranges of $8k-15k then have another pool that want $15-40k properties. Structurally sounds but don't care about the rehab. If it needs a roof, electrical work (because of vacant and stripped) or upgrades needed they don't care. Most just want a phone call when I get something and comps mean nothing (because everything selling is cash and they where the buyers - lol) in these areas. They will go by an look at it and let me know if they're going to take it. They are buying based on ROI. I get what they want it 'to them' price range and field them what end up being between a ranges between $4-15k rehabs. If the roofs falling in and a settlement issues that has the floor in the living cracked and split where not floor covering adheres, I obviously don't pick those up. But on a 3/2 in Montgomery will pay out $963 and 4/2 at $1,272 so NOT a bad ROI. Had one buyer tell me today if you get ANYTHING in 'such -n- such' areas you call me first I'll double your take. LOL Not going to let them double it, just being eady for me to keep them coming.
Already 3 scheduled to close this month. I'm targeting getting 10 to close by Oct. 7th.
Then you have the areas the flippers target, which is a whole different ballgame and marketing strategy for me.
o.k. now I'm just rambling, it 12:38 you can stick a fork in me, I'm done!
3 1/2 more hours and I'll have put in 24 hrs. lol But had to check because I got a couple of notification 'dings' to my phone while out. I know, I'm like the kid that opens the presents before Christmas and tapes them back. YES, I did that......curiosity kills me! LOL

a job = it comes a point when it's actually costing you money. lol Get out there and replace your job! Buy your life back! Break free from bondage! Live your life on your terms!
Keep pressing forward, you CAN do anything you make your mind up to do. BUT you have to put the work behind it! You will have to make some changes (mostly with yourself), you will have challenges and obstacles to overcome, you will have to make sacrifices, you will get beat up quite a bit, will will have scrapes, bruises and bloody battle wounds, you will get knocked down....BUT you will hit huge milestones, you will have huge victories, you will overcome, you will pick up momentum, you will have people that once blew you off, calling to try and get 20 min of your time. IF you don't quit! REMEMBER: Doing whatever it takes does not come with terms and conditions.
Owe everything to Lord and Savior! He is my stregth. Everything I am, everything I will be, all the impacts I will make, lives that will be forever changed because I lived.....all because of Him and FOR His Glory!
