WOW.... well I joined the Success Academy just about 7 months ago and had not done a deal yet. Yesterday 09/25/10 I locked up two (2)! LOL. both I will be able to wholesale at 45% & 49% of FMV. Honestly my goal Saturday was straight from Matt in the Edge10...not to focus on the money BUT to just do that 1st deal! I ran several versions of the I Buy Ads. They were released on Thursday. Friday these properties are driven to my by my ads (DONE FOR YOU MARKETING - SFL). So pulled comps TotalView, etc. ran #'s and called both when I got off work Friday afternoon. Set a time to site properties and let them know I'd be bringing my contractor to est. repairs. Swiped a gold nugget from Carol S. and took PA with me so I could lock it up then and there.
1st deal: was as smooth as butter, they were sooo motivated. Plus pulled a profile for them as a tenant buyer for a property to get them to the other side of town - fired up right!!
2nd deal: well I thought I lost it honestly....HUGE lesson on this one!! I was on cloud nine from the first appointment and confidence through the roof! Heard Dean's voice on it. Realized I needed to shut-up and listen!! Smiling I could tell/feel it and asked a open ended question and once he started talking...unloaded then looked at me and said...I tell you what "I'll let you have it at XXX) which was $3k less than his initial response" it was already a great deal on his asking price. Oh, and then he says as we are signing the PA...if those couple of people call back that wanted to think about it at the XXX price, do you want me to tell them to call you? I said Absolutely! LOL
I've consistently been learning/studying. But after ordering the SFL system and Dean's last CC with Matt.....had SUCH a wake up call! I've been SOOO busy but NOT productive. & was running all over town but had NO focus. Everyone has to grown at their own pace, we all have our own 'junk' to go through. Just keep pressing forward. ACTION CURES FEAR!
Well my work is just beginning!!! Will not be sitting around waiting on two eggs to hatch but steadily putting more & more in the hat!!!
So many incredible people included in the DG family....absorb their knowledge!

Just NEVER give up and DON'T allow anyone to steal your dream!!!

Yes the Chamber of Commerce. Hey, way I looked at it "where do business owners socialize?" with OTHER business owners right. So I have completely removed myself from personal acquaintances and old friends and looking to enlarge my territory. Nothing against them, still love them to death but we just aren't on the same paths (equally yoked). Do what you've always done, you get what you always got right? I didn't like the results, so I changed it. lol

Well I have already established my team. Actually 2 to 3 of several of the team members as backups (ex: I have 3 attorneys I close with, so not to be delayed on closings) The Chamber is strictly networking, broadening my circle, taking things to the next level. Opening doors, etc. Way I see it if you want to grow you've got to get around people that stretch you. That you can feed from. Nothing specific to real estate. But no matter the field or profession, success principles are the same.

So very thrilled you stopped by. Hoping you have a wonderful night!!

btw: Love your energy. You always have such happy, positive and insightful thoughts and comments!

It's your choice!

Been ages since updated. WOW what a whirlwind few weeks. Amazing stuff cooking up!

Well chipping away at the goals. I don't give a lot of details to my deals or life for that matter on here (internet) for one I'm not one to air my laundry often and don't speak negative and sometimes you can't say much without exposing potential ventures or pursuits.
Have been killing it with networking and raising capital. I have several JV's in the works. One being the acquisition of an apartment complex and another smaller multi-residential. Both in two different states. HA! love it. SFR is still great but I can tell you commercial gives me goosebumps! It is such a whole different sport all together. But man, I honestly have to tell you IT IS SOOO refreshing to have business as business. There typically aren't all the emotions that are involved in SFR. A different pool of players for sure.

Acquiring 2 SFR as b/f/h right now. about to get inspections, appraisals, etc. (both in other states)

Also putting together a new business. It's inline with pursuing govt contracts/funds as pertaining to RE as new construction, community rehabilitation, renovations and project development/management. Also a JV with contractors. Alot of 'i's' to dot and 't's' to cross with govt but once in it will flow. This has been a huge project and still not complete. (why I'm being vague) But I have personally met with both individuals in charge of awardment and corresponding with each on getting all the certifications moved through and qualifications/verifications met. Because I put myself where successful people are and stepped up to the plate, and asked for help (huge step for me - aka Ms.Hardhead) and they were thrilled to assist. I now have each email address and mobile #, literally she said before you submit, shoot it to me for review first. Awesome! Will be another $stream$ once complete.

Back to raising capital, you've got to build relationships too. People do business with people the know and with people that know what they're doing with a clear and defined plan.

Still absorbing about a book a week, sometimes two. But made the decision that I am also pursing additional education. One with advanced training through DG as well as specifically for CREI. So over the next few weeks will be in GA then NV and lastly AZ for training and will route through to do onsite visits of projects and meet with team. (But the GA trip isn't biz it's personal. I'm taking my son to zipline and may try to squeeze in whitewater rafting! whoohoo! I want the heavy rapids though, where you have to were the helmet and stuff! LOL! If he was 18 I'd drag him skydiving! hehehe!)

I can tell you with out a shadow of a doubt that I will NEVER hold out til the 11/03/2013 freedom date. Once I have a few other streams IN-PLACE I will be re-leaving them of their services! I have had the biggest struggle not walking away from the job. But I made a deal with myself a while back, that when I do it, I'd do it forever. You have to quit smart! lol But God it kills me to associate myself with something with that kind of ROI! Smiling Revised date: 12/31/2011

Let me tell you, when you make the decision in your mind and believe in yourself and for yourself, you CAN freaking do anything!
How many times have you heard stories of mothers lifting or moving objects when her child was pinned under that she couldn't other wise budged normally. Or someone doing any insurmountable feat in the face of fear. Here's my point........Your mind knows no difference! Your subconscious just acts. If you can do those types of incredible task at the blink of an eye, never giving a second thought to it AND take it to completion. Then WHY in the heck do we limit ourselves everyday? You have the same power! It's there all along. Draw upon it! Anytime you have a defeating thought.....STOP IT and speak OUT LOUD "I CAN, I CAN, I CAN"!

Every time you do something you say you are going to do it builds your confidence, your self-worth, excites and empowers you to tackle the next in line.
I know I've barely lost the training pants and binky, but Thank you Lord for how far I have grown! The title of this journal use to be "Unkept Promises" hahaha! Not anymore!

Get excited, have fun with your business! You can make this happen, you have a choice! What's it going to be?

Karen - I will. Promise will reveal some aspects and how it's come together. Both commercial and govt deals. Both anyone can do and the purpose of govt is to make some huge community impacts.

Jim - LOL to funny! Yeah, once the momentum starts you aren't struggling so much which inturn guess allows for easier breathing! lol After you quit scurring around and running like a chicken with it's head cut off and start aiming and firing, allows you to be purpose and focus driven. Quit taking on everything and put things through the filter of if it's not a Heck Yes, It's a Heck No! lol

Hey Linda,

You are so dead on, it does require daily work! I strongly believe mental/ourselves are 80 if not 90% of it. Same thing as if it was a typical muscle group, you wouldn't go to the gym pick up a dumbell do one curl and say "Well I'm good, see you guys next year". Heck no, same applies to ourselves. It takes daily conditioning.

Valerie - Holy cow, that just stretched me too. Well as amazing as it would be to speak at an Edge, me doing what it takes to earn the spot and then if Dean and his team see fit, would definately be an honor. But honestly it's not the goal. Heck I still have so far yet to go. I'm not looking for public recognition or being on a stage, I'm looking for impacts.
I do have the glimpse of one day being in a position to teach others. Because I am so in love with how seeing someone completely transform, disarm and brighten with a glisten of hope with words of encourangement.

Everyone that stops by, truly you are a blessing! From what started just a dream (hope) to develope into a passion, a destiny, a precise plan. Great day! We had our local REI Club meeting tonight. Opted to go in-spite of that they cancelled the last three in a row and the title of the email notification was "Do your tenant, lie, steal, cheat and destroy your property" I swear! I couldn't even make that up! lol I had almost decided to stop going because a lot there are so negative and/or completely lost. Negative because they have made poor decisions and lack thoroughness or pre-screen their tenants. Anyway, seems like every time I go there, I leave fired up though. lol I somehow end up controlling the meeting (well he keeps asking me "Jen what do you think, or Jen is there anything you'd like to add") and then end up being surrounded by a group in the end. So I am excited that I get to share a bit of my experiences and what I've learned, plus adding the positive tone to the underlying sourness. And it's always encouraging when you feel your opinion is of value and requested from others. BUT that's not what, I'm excited about today getting a strong lead to a local small lender, name and direct contact number. The are actually located in an adjacent county but have secured a facility and will be opening a branch in Montgomery. They were able to do a blanket on two properties this investor had that he said he'd had no luck with other lenders. So I'm am calling him tomorrow to see what programs they offer and what are their refi terms and see if I can pull out a no seasoning refi and/or accommodate my needs.

Then second excitement was when I got a PML today as well. I was talking to this guy and asked him "does he currently have money that is not safely and consistently yielding him a 10% return?" He said "yes I have money but don't see those kind of returns." So I said "Well I pay people just like you 10% annual return of their money when investing in real estate with me." (I got to give credit to Nathan from the SA - this is his line - lol) Long story short, I have another PML now! I am emailing him a promissory note tonight to review. He retains funds until I am ready to draw (aka not costing me anything until I draw). We are starting on a smaller level, $20k hit. But opportunity for growth. I'm 100% o.k. with that. I have no problem proving myself and earning my stripes! lol I can purchase 2 properties and rehab in OH & MI with that and have a sick cash flow! lol I will secure a no seasoning refi lender in both states/areas and concrete all my exits. With other funds also available to take second position if needed.
I will be using a couple of planned outs. No seasoning refi for a LT hold or B/F and owner finance then sell partial or whole note.

My action items this week are money: No seasoning (or short term seasoning refi) lenders in target states, resurrect previous note buyers and/or secure off new leads of note buyers and identify current criteria and structure my owner finance accordingly. Then will be also working the commercial side. I have several more lenders/brokers I will contacting this week and start building those relationships.

O.k. got to get off of here. Emails to check, emails to send, another item to accomplish to a step closer securing govt contract, and look at some leads from BDs to see if anything tickles my fancy before I call it a day! LOL Smiling

I just read the last few pages of your journal and I am drained and pumped up at the same time. You are accomplishing so much and still working full time; I am so impressed. You have such an array of different types of deals going on including government contracts and commercial. I am in awe. How did you come this far this fast. I guess I am rambling because my head is spinning.

I really think the key is to tapper the doses. If you try to absorb me all in one swoop, it may render you dazed and confused. In small moderation, encouraged and fired up! LOL You have to get acclimated! hehehe!

I read your journal and I feel so elated for you, and then I look at myself and think I could be doing so much more. I need to get rid of a lot of negativity in my life; I think it hold me back a lot. I also need to get a babysitter (STILL don't have one!) so I can go to networking meetings I miss out on because they don't allow kids. You are doing wonderful things!

I'm very interested in this; I have some properties I'd love to pursue, but because they don't need more than a $40K loan (most minimums are at $50K) I have been looking for avenues that would allow me to fix some really eyesores and severely deficient properties to make the community better; and I've been looking into grants, but not with very much success. I would love to talk to you about where you find information on the grants!

The govt contracting want be 'grant' money. It is easier and there's more opportunity to get a Fed Grant for $2.5M +- to study the reproductive habits of a locusts in South Africa than a grant 'free' money to acquire RE! LOL But there are launching points. Which is the prelims I am setting into place. Since most grants work from an issuance from Federal to State to City and/or County levels disbursements in most cases. Where I'm getting in is at the City, State and to the Federal Govt level. You've got to raise your hand and be known. You have to make those contacts and find out what steps to take. Contracts are basing on WOSB, etc. and positioning business to obtain set asides. Is it fair that minority, women owned small business get first priority based on meeting a reserve. Probably not, is it available yes. But you have to play their game, you've got to go through check sheets of registrations, certifications, etc. to even get 'visible' on the list and/or for opportunity to bid.

That will be a platform to obtaining grants for Economic Development, Brownstone, Funding for Assisted Livings, Affordable Housing, etc.

About as deep and I can post on here right now, until I have awardment. It's like putting out the address and contract info on a property that the seller will finance 100% with cash back at close and it's in a 50% equity position and you don't have it under contract yet. It ain't gonna happen. lol But I will be more than happy to speak with you one on one and give you a little of what I've done if you'd like. I'll pm you my cell #.

My heart goes out to you. I do understand having a negative influences, self-confidence in the tank and practically drip low self image. It took me years after my divorce to regain and build my self image. I guess I was some how wired to be a fighter. I have this crazy rebound mechanism and protect my mind, my heart and self-image at all cost. Taken me years of self study, self repair, and practice to control and acquire.

I'm not certain of your religous preference but I'm a Christian and so some of the books that impacted me the most at those times of 'rehab' were biblically based.

I'd suggest:
"Do You Think I'm Beautiful" believe it's by Angela Thomas
I've ready almost everything Joyce Meyer or Beth Moore has ever wrote. Both have incredible testimonies that overcame alot of abuse. Very strong women.

I would also suggest reading: "Wild At Heart" by John Eldredge. AMAZING book. I think every woman that has a man in here life whether child, husband, etc. should read this. Like wise for men to read the "Do You Think I'm Beautiful" You will have a greater understanding after reading them.

I am by no means any kind of expert, I'm divorced right! lol But it doesn't go with out lessons learned. I at one point completely took over a year off from dating to figure myself out because I realized that I was the common denominator in the equations. I purposefully did a study and self study. I literally would contact ex's I was seriosuly involved with and talk for a few then tell them "hey, look I'm involved right now and completely happy, but what I am calling for is to gain a better understanding and to possibly prevent in the future, my past mistakes. Then ask them for their honest opinion on what went wrong without fear of any consequences, hurt feelings or comments. On where I was lacking and how I could have done things better, etc.?" (No matter who ended it or exactly why it ended, didn't matter. I want to find out how I could do it better in the next.) OMG, you have to be completely receptive and never countering, only absorbing, take notes, thank them for their honesty and truly wish them the best and utmost happines. Then call the next.

My point to this, know yourself, know your worth. Always put your heart first. Don't get me wrong, I absolutely adore men. Think they are the best think since slice bread! But I have never met a single one, no matter how strong they maybe that can hold a candle to a woman that will put her heart first. Done in a honest, straight forward but soft, gentle and loving approach, always being respectful will stop him in his tracks. I dare you to try it. Ex: Your honey is at home, you walk through the door with groceries and kids in tow, trip over a toy, split the bag and groceries go everywhere. He gets up to help you pick up the cans rolling across the floor, and in a low tone he makes a suggestion and you quickly realize he's ummmm let say "feeling froggy" lol! Instead of a snap, an negative comment or expression that will leave him feeling rejected because his 'timing' was a little off - lol. You say in a soft, very low tone "baby I would love to and can't wait, right this second I have to put the cold stuff away, stick a movie in for the kids and if you will allow me 10 min to regroup myself I'd love to sneak away, Is that o.k. with you?" I have NEVER had a no, and he's tickled pink knowing what's 10 min away. Then honor your word. You have just put your heart first because you know that in order to be 100% present you NEED that 10 min to unwind.

Same for when he does speak negative or hurtful things to you. Stop him in his tracks, "In the same soft tone and voice, tell him when he says those comments to you that they are very hurtful and destructive to you and to please stop". He may or may not realize the impact of what he's saying is doing or hurting you.

You may already be do it, but possibly try the reverse approach. Start with him, start giving him what it is you desire FROM him. It's hard to cut someone down that has just praised you, given you a compliment, or done something out of the normal just to make them happy or smile. It ain't going to change overnight, but what we can control is our actions and our reactions.

Again sorry, I sometimes describe how to build a watch when asked for the time.

A apologize if I got a little personal, but I that's just me. WE all deal with challenges and yes, our personal lives can affect our business lives.

your last post is exactly the reason why I know you are a winner. You speak honestly from your heart and aren't afraid to be vulnerable. That is what it takes to rise to the top in his industry. You have to ask to receive and sometimes the answer is "NO". But too many people don't ask because they are afraid of "NO". But on a more serious note, when I was in a downtime & recovery mode part of my life one of the books that helped me was In the Meantime by Iyanla Vanzant. She rambles a bit but there's quite a few a-ha moments. What works for me spiritually is Sylvia Brown. I was raised Roman Catholic but have been non-denominational since I left home. I believe in a higher power but don't care for organized religion. I don't frown on anybody's religious choices as long as it's what they need to guide them in their life, in a positive aspect of course.

Just wanted to stop in and drop a line. Like most people say, that your blog leaves them tired & wound up at the same time. Glad I didn't do my workout today Eye-wink .

I've ready almost everything Joyce Meyer or Beth Moore has ever wrote. Both have incredible testimonies that overcame alot of abuse. Very strong women.

I would also suggest reading: "Wild At Heart" by John Eldredge. AMAZING book. I think every woman that has a man in here life whether child, husband, etc. should read this. Like wise for men to read the "Do You Think I'm Beautiful" You will have a greater understanding after reading them.

I am by no means any kind of expert, I'm divorced right! lol But it doesn't go with out lessons learned. I at one point completely took over a year off from dating to figure myself out because I realized that I was the common denominator in the equations. I purposefully did a study and self study. I literally would contact ex's I was seriosuly involved with and talk for a few then tell them "hey, look I'm involved right now and completely happy, but what I am calling for is to gain a better understanding and to possibly prevent in the future, my past mistakes. Then ask them for their honest opinion on what went wrong without fear of any consequences, hurt feelings or comments. On where I was lacking and how I could have done things better, etc.?" (No matter who ended it or exactly why it ended, didn't matter. I want to find out how I could do it better in the next.) OMG, you have to be completely receptive and never countering, only absorbing, take notes, thank them for their honesty and truly wish them the best and utmost happines. Then call the next.

My point to this, know yourself, know your worth. Always put your heart first. Don't get me wrong, I absolutely adore men. Think they are the best think since slice bread! But I have never met a single one, no matter how strong they maybe that can hold a candle to a woman that will put her heart first. Done in a honest, straight forward but soft, gentle and loving approach, always being respectful will stop him in his tracks. I dare you to try it. Ex: Your honey is at home, you walk through the door with groceries and kids in tow, trip over a toy, split the bag and groceries go everywhere. He gets up to help you pick up the cans rolling across the floor, and in a low tone he makes a suggestion and you quickly realize he's ummmm let say "feeling froggy" lol! Instead of a snap, an negative comment or expression that will leave him feeling rejected because his 'timing' was a little off - lol. You say in a soft, very low tone "baby I would love to and can't wait, right this second I have to put the cold stuff away, stick a movie in for the kids and if you will allow me 10 min to regroup myself I'd love to sneak away, Is that o.k. with you?" I have NEVER had a no, and he's tickled pink knowing what's 10 min away. Then honor your word. You have just put your heart first because you know that in order to be 100% present you NEED that 10 min to unwind.

Same for when he does speak negative or hurtful things to you. Stop him in his tracks, "In the same soft tone and voice, tell him when he says those comments to you that they are very hurtful and destructive to you and to please stop". He may or may not realize the impact of what he's saying is doing or hurting you.

You may already be do it, but possibly try the reverse approach. Start with him, start giving him what it is you desire FROM him. It's hard to cut someone down that has just praised you, given you a compliment, or done something out of the normal just to make them happy or smile. It ain't going to change overnight, but what we can control is our actions and our reactions.

Again sorry, I sometimes describe how to build a watch when asked for the time.

A apologize if I got a little personal, but I that's just me. WE all deal with challenges and yes, our personal lives can affect our business lives.
