Well, I guess I should start at the begining. After spending six years in the military and marrying a great Korean lady (25 years and counting). I went to work for the DOJ even though I had a burning drive to do my own thing (several small start ups). After several years (13) I had the honor (haa) of meeting a well how do we say, bad inmate that gave me a wake up call. Yea I lost the fight,lost some vision in one eye and had brain surgery (shunt placed in head) and retired medically. Present times: Bought a metal recycling company right before the 2004 olympics and made really good money for several years. Took the money and bought several homes free and clear in Ohio and California (can you say cash flow and ROI). I found that I love teaching what I know to others, that want to learn and to work with them on what I teach them. After I found this site looking around the web one day on vaction in HI when it was raining (12/10) and having read all of dean's books it was time to put it to good use. I have helped a few on the site with my insight on trust deeds, tax leins and others. I teach and invest until i am dead or can't hold my head up. This journal will be a log of what I do every week with real estate. Here we go boys and girls....

A BPO is a brokers price opinion. The banks call for these all the time to see what the market in that area is doing..Hope this helps...NO GO GET SOME

Wow Keith! I've gotta say, you have gotten into some pretty interesting situations in your investing adventures. The fainting incident is still one of my favorites though (post #190). Haha!

The craziest experience I've had so far is a lady that was applying to rent my house. One day she was waiting for me in my alley at night when I got home. She told me that she really wanted to rent my house, but she couldn't because she will be dead within a week or two. According to her, she had some crazy disease inside her intestines or something like that. I have no idea if what she was saying was true or not, but I never heard from her again. True story!

I think i am a freaking magnet for this kind of crazy stuff. Funny I just got a call from the guy the passed out about something else saturday as well...See magnet... You will see what I mean the more you do this...NOW GO GET SOME

Love bandit signs

For those that worry about the bandit police: I got a call from a guy in taft that wants to sell his house..I ask him were he got my number so that I can compare. He told me it was from a sign at the end of the street (big yellow thing was his words). The house is a 1 bedroom 1 bath on land that he pays rent on (does not own the land). I will have to see the the land owner will sell since he has owned it for over 10 years. I can get the house for 10k or less and the land for 5k i will do it because there are two houses on this lot. He told me the other needs work and they use it for storage only. They should rent for 500 each in that area...Will be some work but worth it bar none...NOW GO GET SOME


Tin can deals

Here is how doing right comes back to you....I have a rental unit (my old home) in lompoc,ca that I have had the same rents in for the past four years. They let me know that they are going to down size and buy a trailer in a local trailer park and that they would call to have a check on them. I told them that I wished they could stay but i understood and would tell them my thoughts when they called and would let them know what they told me as well. The park manager called me and I let him know that he would not find better people anywhere. While i had him on the phone i let him know what I do and ask him if I could help him solve any problems he has in the park (oh yea). He told me that it would help him out if I could buy the old units he has taken back for non payment. Today I got a flier with four trailers for 3k each on them...No one other than me knows about them and I went and looked at them today....My offer of 8k for all four will be in his hands in the morning..I will make about 25k on these owner carry deals I will blow out on CL...God i love this stuff..win-win-win-win and even one more win..That's a record for me in win's..lol

Verry Nice

The parks in my area are owner occupied only. Most are 55+ only.They wouldn't even let me bring one in on a empty lot or buy a old one and replace it with a newer model for a friend. I will have go outside my area to invest in these.

I put an offer in at 2k each which i think they are going to take. I will sell the two bad ones for 5k with owner financing with 2k down without touching them (so 3k at 10% interest for 2 years) $150 x 24 = 3,322.32 x 2 = 6,644.64 plus i will retail the other two trailers for 12k with the same deal but with 5k down (5k x 2= 10k). 7,000 at 10% for five years ( 148 per month x 60 months= 8,923.80 x 2=17,847.60).So

Updates

Ok yea...The house in taft (van pelt ct) was funded today (not my money Smiling and it will close on monday and record the same day. I sold this house for 110k and 73.6k was funded at 6.5% interest to my investor. Guess who gets the $36,319.69 balance? Hip national bank does!!!!! I had 8 hours in this one and about 300 in fuel and meals. That 4.5k per hour....Wow i feel like a lawyer or something....

The deed house in VV is going forward as well (within 30 days). Will net 25k and flip to investor.
Also, always follow up on stuff..It cost me dearly today by not doing that. I walk a different way all the time and I had seen several home and ran the info and never sent a letter out..(DA) . Well one was sold to another investor for 110k and he sold it for 200k two months ago. Another one the lady passed away and they just put her home on the market for 99k. The market is 185k all around this house and yes it needs work/upgrades but wow what a spread and it was mine long before....dumb just dumb.. Just want let that happen again.

The trailer park countered with an offer today and was just way off so I have to be...super investor...and make it work...

Sold one of the ohio homes for 22.5k and will split the profit with my partner. Have several more to move there...

Fast now

I just wrote about updates the other day and then stuff happened..The VV home is jumping forward to the point that they called today and ask who's name should be on title. Called my buyer and ask him to come look asap if he wants it before i post it. He was there in 30 minutes and walked the house for an hour...We agreed on 100k and the paperwork (assigment fee) will be done wednesday morning. Just posted the following under deals:

Well it has been awhile coming on this one. This is the house I wrote about in my journal months ago that I got for $10. I got the keys/deed for 10 bucks and and a signed form to talk with the bank. Six months of nothing I turned it over to the short sale company i work with and what do you know...75K for the house, needs 30k in repairs and the market is 180k. I just sold it 2 hours ago for 100k so i will make 25k on the assignment fee....I can get use to this. I am set to do 70k this month if the rest closes before the 10th. Merry xmas. NOW GO GET SOME


Edge Video

Well not much other than all checks cleared the bank (30k + 25k) which makes me happy. Finished the video for this years edge and it is smoking. All about you guys not me which is the way it should be.... Talked about the deals as required but more about what you need to do to get to the place I am in right now. What it is really about for me now. Funny years ago I thought buffet and gates were nuts for giving away so much of their money to different causes but now I understand it better. Now go get some..

one more question. do you find all your deals in ohio through your realtor and the 25-1 ??? or do you have a way to put out bandit signs in that area, someone that understands the strategy of putting them in the right places.

I have filmed it and today we sent it to get it edited. We have a two day turn around time on it so that i can get it in...It will be great if they post it so we will see... I have an agent but the deals are there so I don't have to use the 25 to 1. Find a good area and make the offers after you have them checked them out with your team....Walt what about you buddy? what has happened with you. Still going to the edge?

I just noticed that they changed the cut off date to the 15th... Looks like I hurried up for nothing..lol It's ok because now more people can see what they can do as well. I hope they get lots of entries this year and that people in general move forward with their goals..NOW GO GET SOME


Finally

Got caught up on your journal keith as well so now I have to stay on top of things and not get behind so much. Gotta try and turn things around myself and see what comes out too and go get some. Been looking a places in Ohio as well and found a realtor that currently works with investors, knows all of the other people that I can use on my team like lawyers, mortgage brokers, handymen and stuff like that. Will be calling him after the holidays and get things rolling up there and see what comes out, who knows you or val may know him too.

Looking in Ohio

Right now I am looking in youngstown and have came across a couple properties up in this area for a decent price with little repairs needed and come up with a good arv. I think in one of your earlier post you mentioned something about warren also. The agent that had contacted me was from northwood whose name is Paul and had answered yes to all of the main questions I asked him. The rest I will be discussing with him on the phone. Now I am going to go get some too.

Paul was the first agent i called several years ago but he was real new and never called me back. I called back to complain and contacted a great lady who I have bought several homes from over the last year. It might be a different John but I would ask lots of questions to him to make sure...Have fun in Ohio because it is a great area to invest.

Just got home from working on the trailer which is close to being done now. We should have it wrapped up this weekend so that I can take pics and get it sold. Will move on to the next one there. I got three calls from others wanting to sell their units in there as well. NOW GO GET SOME
