Chris's 30 Days to Real Estate Cash

Day 1 -

I read the first chapter.

My ultimate goal is to see all the National Parks that this county has to offer. There are 58 of them as I write this, I have seen 4 of them so only 54 to go. This will take both a lot of time and a lot of money, something that real estate can provide.

In addition I have the following goals, some of which can be accomplished in the short term and some that may take a few years (or maybe not).

* Feel Better NOW
* Debt Free
* More Time With My Family
* Financial Freedom

Again, real estate is the vehicle to get me there.

I write these goals down every night before I go to bed. I also write down 5 things that I am thankful for.

Day 2

I completed reading Phase 1 and have started working on the tasks at the end of the chapter.

So far I have created an e-mail address for my business and I will be posting daily to DG.com.

I located 5 realtors that I will be contacting.

Tonight I am going to try to find a map of the area that i can post on my wall.

I will also be signing up for a local business journal so I can keep track of the local happening.

      One thing that I have learned is that you need to stay organized and treat this as a business. You need to find pockets of time to work on the business an devote this time regularly. To stay organized I use Remember The Milk (https://www.rememberthemilk.com). I also highly recommend the book "Getting Things Done" by David Allen.

I decided to hit the reset button, I am getting deals, but not on a regular basis, so I am starting from scratch follow the techniques in Dean's latest book and documenting my progress. I was focused on my business but had gotten away from the DG family that I think is so important.

Day 3

I called 5 realtors today, got one on the phone right away, and one I ended up talking to at the end of the day. Plus I called my realtor that I had worked with in the past.

They are all tasked with the same thing, cash buyers from the last 90 days, plus 5 "deals". I should hear back from them over the next couple of days. Will try the other realtors again tomorrow. It was interesting to hear their opinion of what areas are HOT. The list will tell the truth.

I was also able to download from the local newspaper a list of all the sales for the last 90 days. It doesn't tell me who paid cash, but you can see who the repeat buyers are, plus in some cases you can see what they paid and what they sold for, will got after those buyers.

I ordered a laminated wall map to post the cash sales results (got it on-line @ http://www.swiftmaps.com/). I also ordered some map pins.

Tonight I am going to order a local business journal to keep up with the local business news.

I couldn't help but keep reading into the next section, already read up to the end of the next 5 days, I am highlighting, tabbing and drawing in check boxes for all the tasks I need to do.

Day 4

I heard from 3 out of 6 realtors, e-mailed the 3 realtors that I haven't heard from yet.

1 of the realtors sent me some deals, I need to review them, at first glance nothing jumped out at me. The other 2 realtors need some more time (due to the holidays). None of them have given me the list of cash buyers yet.

My map has shipped, so I hope to get it soon. I may just got to AAA tomorrow to pick up a map to use in the mean time.

I am continuing to read more of the book, marking it up, highlighting and tabbing the pages that have tasks to do.

Notice that in ALL of Dean's book, he starts off with setting goals. Let's call this your dream. It's important to keep your dream in front of you at all times. Get pictures of your dream, maybe get a magazine or book about your dream. If it is a car, or a house, go look at one, drive it, touch it, smell it. The better the picture of the dream in your mind, the better your chance of achieving it.

You may be think, ahhhh dreams, who needs them! Just tell me what I need to do. Well, before you can achieve anything you need to have a dream or goal that will pull you though the tough times. That is what successful people do, and that is what you need to do to be successful!

Day 5

Well this week one. Having a little trouble trying to get a hold of 5 realtors this week, must be the holidays. So I didn't want to wait, I remembered seeing a couple of realtors that were members of my local REIG (real estate investors group). I checked our message board and found the contact information for 2 of them. I sent them both e-mail and they replied right away. They are both Keller Williams agents (hmmmm...I wonder if Keller Williams encourages agents to join the local REI clubs?).

So I need to get going these two new agents working on my tasks, I am going to e-mail for now and follow up with them on the phone Monday. I will not have a list of cash buyers until Monday.

Well, I couldn't help myself, I finished Dean's book! I now have it full of highlights, notes, tabs. As I get to the next page of the blueprint I am going to add tasks. I am tempted to move on to the next page before I finish the fist one! I'll hold back for now, not much will happen on Christmas Eve anyways.

Which reminds me....Merry Christmas Everyone! What is Santa bringing you this year?

Paul McKenna Ph.D. "Change your life in 7 days". It's different than the rest...worth checking out...I got mine on amazon.com... Are you putting any Bandit Signs out or just waiting for Realtors? Everyone that is advertising "We Buy Houses" in my area is on my buyers list...it's finding the properties. They are either in foreclosure, need a short sale...we need a way to get these properties faster. So much out there and so many people needing help!

I am not on the Bandit signs yet, I want to focus on the right areas, so I need to know where people are buying. I have done bandit signs in the past (not correctly) so this time I want to do it right! Dean's latest book spells in all out in "black & yellow". Once I gear up all the marketing I will use multiple avenues, realtors, bandit signs, ghost ads, flyers, business cards, etc....etc...etc.

Day 6

Well today is officially a holiday and Christmas continues later today at my family's house!

I should hear from 3 of the 5 realtors today with a list of cash buyers and some potential properties. One of the realtors sent me 5 deals, none of them looked to promising. Oh...I just realized that my "Set for Life" system includes cash buyers. I downloaded the list and will go thru it to figure out the target areas, types of properties and purchase values. Can't wait to see how this pans out!

I am going to call the other two realtors on the phone today. I also received an e-mail Christmas Eve from one of the realtor offices that I hadn't heard from offer to help me, one of the realtors that I got in touch with from my REI club is from his office.

Follow the plan

We started with real estate but followed a personalized modified plan. It didn't work as well as we had hoped so are working the 30 days cash plan. We put up bandit signs and got our first call within the hour! So here is a little tip that has helped us a lot; go to Google Voice and get yourself a free telephone number for your local area. You have it forward the calls to whatever phone you wish (we us my cell) and you also get an email with the written message that you received. We put this # on our flyers and signs as well as craigs list adds etc. We have a couple of bird doggers who put up our signs and give us information on vacant homes, for sale by owner, and for rent signs. Don't forget to call those for rent signs. They may be interested in selling one or more of their properties or be interested in buying more. Remember the best deals are not going to come from realtors but those deals that are not listed or known by anyone. Talk to everyone about real estate. I met a nice man in the grocery store who complained about the squirls from the vacant property invading his. He just happened to have the address and know who the lender on the property was.

Yes the holidays are a hard time to get in touch with many. But the winter is the best time to get deals on properties, especially in colder areas. Get yourself on linkedIn. There are so many investors using that tool and you might as well get their contact information.

Great advise!

Yes, I use google voice, that way I am not putting my phone # out there, I have it set to go to voicemail while I am at work, actually a good way to handle calls, is not to take them all day. Pick a time of the day to return calls, that way the calls are not interrupting what you are focused on at the time.

Day 7

I called the two realtors that I found on Christmas Eve, got voicemail for one (followed up with an e-mail also), I spoke to the other one. He seems a little rough, but he is a realtor, contractor and investor, so he knows the game. Says he knows how to find deals but only wants to work with serious investors. He wanted me to bring him a proof of funds and sign an agreement with him. Not sure I want to do that. He did send me over some "deals" that I need to evaluate.

Still waiting to hear from the Realtors with the cash buyers. I do have the list from "set for life" that I am going through.

I may sneak into the next page a little while I wait so I am not wasting time.

I am a member of the "Ca$hflow Investors Club" on facebook. We hold weekly Skype conference calls on Mondays. The group is made up of mostly DGers, both experienced and new. We share knowledge with each other. It is great to associate with like-minded people!

Two phone tools that you should not be without: Google Voice (https://www.google.com/voice) and Skype (http://www.skype.com). Google voice will give you a free phone # to use in conjunction with any other phone (home, cell, etc), plus it transcribes voice mails and sends then via e-mail or text. You can use this # on your marketing material. Check it out.

Skype is another great tool, you can also pay for a plan to get unlimited calling for very cheap, if you go this route you can also pay a little extra for a local phone #. I have used this option when I am working outside of my state, and be able to have a phone # from the area I am working.

I use Skype for all my phone calls when I am home, it shows my cell phone # on the caller ID. You can also record calls (check the local laws) and play them back later so you can see how you are doing.

Get a good headset to use (I use Logitech USB Headset H530) they are fairly inexpensive and will enable you to take make calls hands free to you can take note. They are also great to use as headphones when listening to on-line content.

Day 8

Well, I heard back from all the realtors, but only 2 of them followed directions. As the book says, get rid of those who are slow or do not give you the right information. One of them wants a proof of funds before they give me the list of cash buyers, imagine that!

So, I have some work to do, I am going to plot all the cash buyers on the map. I ended up finding a website that had a zip code map that I am using. I have never looked at it this way, but does give you a good graphical overview of where all the cash sales are.

Once I get that done then it is one to page 2! Can't wait. One of the issues I have had in the past (well there are a number of them, but I will only talk about the one for now), is staying focused on the task at hand. I would read something that I liked and go do that, so I was not really working on the right thing. The great thing about Dean's latest book is he maps out the steps in order for you to follow. So stay on course and don't try to run ahead!

I am going to reinforce what I said above. I think one of the things that is most difficult as a new investor is picking a path and sticking to it. I know from my own experience I would be going down a path and there would be a big tree or a stream in the way and look over and say, hmmmm, that path looks easier. I think the most important thing is to pick a path, and stick to it no matter what. Once you MASTER that path, then try blazing a new trail, but keep the other one maintained also.

Day 9

Well, of the 5 realtors that I contacted, only one of them completed the tasks correctly, so guess which one I am going to work with. So now that I have completed the first page of the plan, I am onto page 2. Here are my tasks for the week:

1. Map the homes purchased with cash
2. Relate homes to buyers names
3. Get the buyers addresses from county records
4. Have business cards made, start handing them out
5. Develop my "elevator speech"
6. Write standard letter for buyer prospects
7. Send out letters (once I have the addresses)
8. Find one or more local REI clubs and check them out

I already have some of these tasks complete. My new map came in yesterday, it is laminated, so I can use dry erase markers on it!! The biggest part of this list will be getting all the addresses of the buyers. I also started mapping the buyers, but now i can transfer to the new map I have.

One note: make sure you have your realtor run both single family & multi-family.
