Chris's 30 Days to Real Estate Cash

Day 1 -

I read the first chapter.

My ultimate goal is to see all the National Parks that this county has to offer. There are 58 of them as I write this, I have seen 4 of them so only 54 to go. This will take both a lot of time and a lot of money, something that real estate can provide.

In addition I have the following goals, some of which can be accomplished in the short term and some that may take a few years (or maybe not).

* Feel Better NOW
* Debt Free
* More Time With My Family
* Financial Freedom

Again, real estate is the vehicle to get me there.

I write these goals down every night before I go to bed. I also write down 5 things that I am thankful for.

Week of 03/04/12...

Started the week off with another great Cashflow Investors Club conference call. "the Flip Kid" did another great session! It is so awesome to be surrounded by such great people. The person you become is determined by the books you read and the people you associate with.

I made up 25 signs the other night, going out early tomorrow morning to put up some signs. I am moving to a new zip code, I have a good feeling about this area. It is in a City that has the most cash sales on the state!

I was also contacted by a seller I spoke to last summer that was not ready to sell at the time. It is a family that has inherited their mother's home. One of the brother is the executor and one of the sisters e-mailed me and asked me to call him. I have left a couple of messages, but have not heard back from him yet.

Prioritize! We all have limited time, especially us part timers. The key is to focus on the most important items that will give you deals. Typically this is going to be your marketing. But you must also have time to analyze deals, look at houses and follow up with buyers.

Week of 03/11/12

It was a productive week for me in real estate!

I got 25 signs posted last weekend and another 25 posted early this morning. Ended up with a small battle scar on one of my fingers, I think I need to start wearing gloves! So far I haven't gotten any calls from the bandit signs YET! But I know it will happen.

I want to be honest here, this is one thing I was scared to death of, I am not sure why?? It took me a good month before I was able to put up 25 signs at once. I would go out and get up a handful every week. I now have no problem getting 25 signs up. I may have to bump it up. A few things I did that I think helped me a lot.

First of all I start early, I get up @ 4am get dressed, load up the car & go. Once I get to the area I am putting up signs, it take about 1/2 hour to get the signs up, I grab a coffee and head home, in total with travel time I am usually back home by 5:30am.

Secondly, I focus on one zip code at a time. The first time I went out I tried to get a few signs up in each key zip code, spread over 4 cities. Needless to say I spent more time driving then I did putting up signs.

Third, I print out a map of the zip code (http://www.zipmap.net/). I focus on the main roads (marked in yellow on the map) and put up signs at every stop light or stop sign on these roads. Especially where two yellow lines cross. I even took it a step further and marked where all the cash sales were in the area, and target the roads leading to/from those areas.

Monday was another great Cashflow Investment Club conference call. Jay Sthilaire did a talk on Lease Options using Land Contract for seller financing. It was something that I had never heard of before and I am looking into it locally.

Tuesday night I spoke to a seller, that I originally contracted last summer. They were finally ready to sell their house, after getting through the probate process. Now get this, the proceeds from the sale go to the state, so other than paying of the back taxes and getting the $2k he is allowed to take from the sale, he doesn't care how much they get from the property. I won't be able to see the house till next week, but it is looking like a great deal.

I got a few calls from people that turned out to be looking for rentals, not sure how they got my phone #?

Wednesday a fellow wholesaler sent me a property that he is looking to sell, so I passed it on to my buyers list. I spoke to him the next day, he lowered the asking price and he was actually going to a local DG meeting which he said was excellent, and he actually signed up for the followup 3 day training. He said he saw my video on DG.com and was looking forward to the training. I assured him that he was in good hands.

Thursday was my local REI meeting. I posted the deal from my friend at the meeting, met a few new people. There were two great topics. Some of the fellow members did a talk on the benefits of being in the club. Then a short sale specialist got up and educated us on short sales. I am planning on adding him to my power team should I ever need a short sale done.

Friday I was planning on taking my brother to one of the local DG meetings. He did some research and decided not to go. Oh well, you can't force someone to do something. Maybe he will have a change of heart after I make my first million?? Smiling

Good job. I like where you put signs out where cash buyers have been. Not sure if you have access to this , but I have a Realty Trac Acct and gives me Pre -Foreclosures anywhere in US. I go to areas that have alot of them , and post bandit signs .

As a 25 year National Park Ranger I think you have a fantastic goal, you are focusing on visiting those gems of the national park system that are titled "National Parks", but if you build enough wealth from all your actions you could add to your goal to visit all the more than 390 units of the national park system, including many amazing, beautiful national monuments, seashores, historic sites and preserves.

Just a thought and a challenge and did you watch Ken Burns documentary. Our visitation in Yosemite NP (where I currently work) has gone up tremendously since the documentary aired.

There is also an opportunity for buy and hold or vacation market rentals in communities near National Parks, also just a thought.

I really admire what you are doing as a "reset" even as a seasoned investor with the title of superstar. I need to do the same.

You will have to give me the inside scoop!

I have been to a few National Parks (Acadia & Yellowstone, and we briefing stopped at the Badlands). I have the National Geographic book with all the monuments, etc. I figured I would start with the big ones!

I saw part of Ken's documentary, where is it available?

Yes, I hit the reset, and as you can see more than 30 days have gone by, but I am not giving up!

Thank you Chris for posting this. What a great idea for mapping out the best strategic places to put your signs. I see signs all over the place when I'm out but the truth is, I can't read them as I'm driving or they are blown over so not readable from a moving car. It's had me wondering where a better place to post mine would be.
I've already bookmarked this site and will start using it for my next sign campaign.

I found those spots to be the best so far for me too. Also go to Grocery store parking lots. If you have areas of interest with lower income grocery stores, those customers might be more in need of your services.

Week of 03/18/12

Another great CFIC conference call on Monday! Randy Vaughn & Laura Johnson were the guest speakers, the talk was on "subject to" offers.

So far the only call I got from my bandit sign was from a guy trying to sell internet marketing. The good news is, it was in the middle of the week and it was still up.

I did get a call from someone I contacted some time ago, that wants to sell now! Called them back but got a voice mail. I also went to look at a house from someone else I contacted last summer. The place has been vacant for 7 years and needs a lot of work, but, the seller really won't profit from the sale (proceeds go to pay taxes and to the state to cover cost of his mother's health care). So I put a low offer in, wish me luck.

Great job on your progress! I've read alot of your journal and I think you've been taking great action. How many deals have you done so far?

My partner and I are now starting out with wholesaling. So far we have built a small but strong buyers list and now were getting our marketing system set up. Right now in circulation we have 11 bandit signs(putting some more out tonight) flyers, and craigslist ads. Business cards due to arrive in a few days and once we get them we will build value in them and distribute them to people. We have buyers now we just need some awesome deals!

Thanks for stopping by my journal, I have done about 7 deals, it is hard to keep track since I do a lot of smaller deals with my Self Direted IRA, and I am contantly reivesting the money as deals are cashed out.

I would suggest putting out at least 25 signs per week. You should focus on areas that your buyers are looking to buy in. Put them on major roads @ stop signs & traffic light.

Best time to put them out is Friday night or very early Saturday.

When I went head down into this, I kept a journal (in longhand, very sloppy) and it helped me figure out my allotted times. I would only come on this site now and then and kind of skip all over. The RBBP thread caught me for a couple months, but I find I lose track of where I want to go, so I look at recent posts and time gets carried away. Andy, you're scheduled time online is perfect!

I am stopping by to catch up on your newest journal. I see you bought the Ken Burns National Parks documentary. The visitation in Yosemite jumped a lot right after this aired. Although the park can be overly crowded in the summer months, the extra fee money collected does go back into projects in the park. I am looking forward to meeting you at the Edge and brainstorming.

I appreciate all the detail in your journal about specifics like where to place bandit signs and at what times. This reads like a dialogue not a one sided report of what you've done. Looking forward to reading more and meeting you.
