Chris's 30 Days to Real Estate Cash

Day 1 -

I read the first chapter.

My ultimate goal is to see all the National Parks that this county has to offer. There are 58 of them as I write this, I have seen 4 of them so only 54 to go. This will take both a lot of time and a lot of money, something that real estate can provide.

In addition I have the following goals, some of which can be accomplished in the short term and some that may take a few years (or maybe not).

* Feel Better NOW
* Debt Free
* More Time With My Family
* Financial Freedom

Again, real estate is the vehicle to get me there.

I write these goals down every night before I go to bed. I also write down 5 things that I am thankful for.

Dan, I use the SFL system. I have all my buyers listed there. I all use SellPoint and Postlets as well as Craigslist.

Day 18

Was a great weekend lots happened! Ordered bandit signs, new business cards. I did research on all the good areas to post bandit signs. I posted a ghost ad, got a bunch of responses all ready! More adds to the buyers list!

I spoke to a few realtors also! I also have a deal that I am working!

Day 19

Deal #1 done! I helped a fellow dg.er sell a property, not a huge deal, but a deal no the less! Still talking to Realtors, looking for the right one! Talked to a few potential cash buyers from my ghost ad!

My new business cards showed up today! Bandit signs coming soon!

Working on setting up a meeting with my Realtor. She has a goal to have $5M in sales this year...hmmmm...maybe we can help each other out? We are working on setting up a meeting within the next week.

Day 21

I am still here, sorry I haven't been posting. Ran into a new challenge, my family felt neglected...OUCH. Yes, so I took a little break to rekindle the family and thought really hard about how I can do this and still have time for my family.

I sat down and looked at a few pockets of time that I have, driving to and from work, plus lunch that will not interfere with my family time. I was also coming home from work having dinner, spending a little time with my family then going into my office to work on real estate. Saturdays I was spending all day working on my business.

I am sure some of you have run across this. Don't get me wrong my wife fully supports me, but she and my family still need some quality time with me. So here is what I did. First of all, my wife and I decided that we will have at least 2 date nights per month, just her and I. We went on one last night, it was great! We still got it! There is nothing more important than having a loving & supporting wife, and there is NO money that can replace that kind of relationship.

Secondly I am going to make use of some pockets of time that I have driving to work and back and lunch. I can listen to messages, return calls, and run comps. I am still doing work at home also, but instead of going into my office I am doing as much work as I can in the family room with the family. I am still going to do this! And have time for my family!

OK....whew sorry, that was a little deep.

On another note, I was able to get access to the MLS! I can now run my own comps anytime that I want! As well as run any data I need from the MLS. I also got my bandit signs in, I still need to make them up and post them!

My signstapler showed up today, can't wait to use it! Got a bunch of signs ready to go.

I spent some time on the MLS learning how to run reports. I think I have the cash buyers and expired listings figured out. Next stop is comps!

Metal Poles

I just came back from Puerto Rico and noticed a lot of concrete poles there.

You could use a Ramset to put the sign up, they will have a heck of a time getting it down!

Week of 02/05/12

Got a lot of responses to my ghost ads, so I am adding some new buyers. I am going to change up my ghost ads using some actual deals from another wholesaler, so I can actually refer them to a property. I also figured out how to send bulk deals to a buyer using SFL!!!!

No call from my bandit signs. Tonight I am planning on posting them, but in a single zip code this time. I also have some calls to return from ghost ads.

I got some replies from my ghost ads about a month ago. I didn't reply & now I feel embarrassed to contact them. I let life & work get in the way. I will contact them by end of week no matter how it turns out. Also, fearful I may not sound like a investor.

Don't sweat it, I have troubles with phone calls sometimes myself. The important thing is to carve out some time every day for real estate. If nothing else the calls can be practice, the worst thing anyone can say is no.

REIG Meeting Last Night

The highlight of the meeting last night was the networking event. We all got a few minutes to come up with an elevator speech, then we each had 1.5 min to say our pitch, then on to the next contact.

Met a few contractor, but more importantly I added some new buyers to my buyers list. I also met some new investor that are in need of some guidance. I can exchange some knowledge for some help finding properties...a win-win.

Bandit Signs Work!

Got a call on a bandit sign, a women who is selling the house for an aunt that is going into a nursing home. So the signs work!

I followed up with some of the contacts that I met at my REI meeting the other night.

I am also working on a new area based on a tip from Matt Larson. Got a buyers list and set up for post cards to go out, about 630 cash buyers in the last 6 months! Not bad. Surprisingly the two REIs that were in the area don't seem to be active. I need to track down some realtors in the area.

Progress For The Week

Monday night was the CashFlow Investors Club, was a replay of a previous meeting that I had missed. Always good stuff!

Tuesday I was supposed to go to an REI meeting, but work kept me tied up...UGHHH.

Talked to a local new real estate investor that wants to learn from me, we keep missing each other on the phone, so we haven't gotten anything going.

Buyer postcards went out to a new area I am looking into, we shall see how that pans out.

Just came back from posting some bandit signs. Still trying to work out a good system, looks like I need to get up a little earlier before the roads get to busy (so I can pull over where ever). When i was putting up a sign on a pole the end came out of my stapler, except I didn't realize it till I went to put up the next sign, good thing it was at the same intersection, i was able to go back and find it...whewwwwwwww. I also had a backup stapler just in case!!!

do you need to have a coach?

I would prefer not to pay any more and to just get knowledgeable and do a deal on my own.
How much does the 6 month to 1 year of coaching cost anyway?
I've seen some disturbing online info on the coaching not following through...so this person did not make any property contracts and did not regaining funds used for coaching service.

Please help especially on the cost of coaching.


Coaching

I am not sure on the price for coaching, you will need to call them to find out. There is also different levels of coaching. I will say this, if you are serious about this business, then if at all possible you should do coaching, when you do 5 deals you get your money back. Would you rather learn from someone else's experience or learn on your own?

That being said, everything you need to know is in Dean's books and you can certainly do it without the coaching. It just may take a little longer.

The best advise I can give you is to take action. Action = results.

Being Honest With Myself

As Dean says, the hardest person to be honest with is yourself!

OK, so why haven't I gotten a deal yet, I thought this was "30 Days to Real Estate Cash"?

One reason....I HAVEN'T TAKEN THE ACTION I NEED TO BE SUCCESSFUL

Yes, that is right, I have taken action, but not the action I need to be successful. So what action am I not taking, well specifically I have not taken enough action to get deals coming in. Primarily putting up enough bandit signs. It is something I am getting better at, but not good enough at YET.

So what does it take? From talking to other successful investors, it takes 25-50 bandit signs per week. I am not up to that amount yet...getting there, plan on being there next week.

So what have I learned about bandit signs so far?

* put up at least 25 signs per week
* go out late at night Friday or early in Saturday morning (I am a morning person, so morning works best for me). Why this time? There is little to no traffic, so you can pull over almost anywhere to put up a sign. The "sign police" typically does not work on weekends. People will be out & about on weekends and your signs will probably be seen by more people on weekends.
* stick to one zip code at time to maximize the # of signs you can get up
* traffic light intersections and stop sign intersections are good places to put signs.

OK, I found this out the hard way. If you are using a "Sign Stapler" or "Hammer Tacker" make sure you keep it loaded with staples, as many as possible. Otherwise when you go to hang a sign the end will pop of the stapler and you will lose your staples, the end of the stapler and obviously you will not be able to hang the sign.

I discovered this after repeatedly losing the end of my stapler, hopefully you don't drive off an leave it lying in the middle of the road....your sign stapling will quickly end. Smiling

It took me over a year to realize that I just wasn't doing enough to get the deal done. Once I did more, I got it done. Now, I have more opportunities as well. What I found is that there just aren't enough hours in a day to do everything so you have to maximize your time to get the most you can get done each day. That's the hard part! Dean even explained it in a "Weekly Wisdom."

OK, so why haven't I gotten a deal yet, I thought this was "30 Days to Real Estate Cash"?

One reason....I HAVEN'T TAKEN THE ACTION I NEED TO BE SUCCESSFUL

Yes, that is right, I have taken action, but not the action I need to be successful. So what action am I not taking, well specifically I have not taken enough action to get deals coming in. Primarily putting up enough bandit signs. It is something I am getting better at, but not good enough at YET.

So what does it take? From talking to other successful investors, it takes 25-50 bandit signs per week. I am not up to that amount yet...getting there, plan on being there next week.

So what have I learned about bandit signs so far?

* put up at least 25 signs per week
* go out late at night Friday or early in Saturday morning (I am a morning person, so morning works best for me). Why this time? There is little to no traffic, so you can pull over almost anywhere to put up a sign. The "sign police" typically does not work on weekends. People will be out & about on weekends and your signs will probably be seen by more people on weekends.
* stick to one zip code at time to maximize the # of signs you can get up
* traffic light intersections and stop sign intersections are good places to put signs.

OK, I found this out the hard way. If you are using a "Sign Stapler" or "Hammer Tacker" make sure you keep it loaded with staples, as many as possible. Otherwise when you go to hang a sign the end will pop of the stapler and you will lose your staples, the end of the stapler and obviously you will not be able to hang the sign.

I discovered this after repeatedly losing the end of my stapler, hopefully you don't drive off an leave it lying in the middle of the road....your sign stapling will quickly end. Smiling
