Chris's 30 Days to Real Estate Cash

Day 1 -

I read the first chapter.

My ultimate goal is to see all the National Parks that this county has to offer. There are 58 of them as I write this, I have seen 4 of them so only 54 to go. This will take both a lot of time and a lot of money, something that real estate can provide.

In addition I have the following goals, some of which can be accomplished in the short term and some that may take a few years (or maybe not).

* Feel Better NOW
* Debt Free
* More Time With My Family
* Financial Freedom

Again, real estate is the vehicle to get me there.

I write these goals down every night before I go to bed. I also write down 5 things that I am thankful for.

Day 10

Well...yesterday was a great day! I spoke to a friend of mine in town who has been an active real estate investor for years. He used to own some furniture stores that he sold and is now full-time real estate investing and he has cash! We are going to get together to see how I can help him out.

In addition, I am working to partner up with a fellow DGer who has been really kicking butt lately, he is looking to help out a fellow DGer and expand a little!

I also got the final cash buyer list from my realtor, turns out the first list she sent me was all sales, not just cash sales. I thought the number were off!
So I am going to replot my map with the latest number and work on getting addresses.

TIP OF THE DAY

One thing I struggled with early on was what to work on when. There was so much to learn and so many things I wanted to do, so I was not focused and spent my time doing "busy items" rather that working on things that will make money.

Over the last year I have worked hard on getting organized and focused. Two things that I do it time blocking and task management.

For time blocking, I block out times during the day to work on specific items. It's best to block time out in hours or 1-1/2 hours max. In between the time blocks, walk away from what you are doing, clear your head, maybe get a snack or a drink of water, then come back and focus on your task at hand. So this could be a typical day:

7:30-8:00 am - review goals
8:00-9:30 am - production time
9:30-11:00 am - production time
11:00-12:00 - e-mails
1:00-1:30 pm - phone calls
3:00-3:30 pm - follow-up on e-mails
4:30 - 5:00 pm - planning

etc.

Notice that the morning is booked solid (this is when I am most productive) and the afternoons are less structured. During the production time, I do not check e-mail or take phone call. As you can see I have specific times to do that. One of the biggest time wasters is e-mails. I turned off all the notifications for e-mail and I only check them during those times of the day. I also start the day off by reviewing my goals and end the day by planning for the next day.

I will get into task management tomorrow.

Great work! You are doing great and I love all the detail, but don't get too caught up "in the process".

Remember, sometimes MLS listings that the realtors send you won't have a single deal "jump out at you". You have to put in low offers and THEN a deal will jump out at you! 25:1 is the main focus.

Anyway, keep it going!

Yes, I know, I need to do things that will make me money. Right now I am in the "buyers list" phase. While I have a few buyers, I would like to see if I can pick up a few new ones. The state I am in must be the most backwards states in the country (might explain why we have one of the highest unemployment rates), they don't like to do thing electronically and each town keeps their own records, so you need to go to each city hall to get records, good thing it is a small state.

I know about your 25:1 also, seems like the offer formula is different than before. Is the thought to go in a little higher, then give them a haircut after the inspection? I am not expecting to get too many deals through realtors.

Very inspiring Chris. It reads like a road to success novel. I have been concentrating on the process of Think and Grow Rich in planning out what I need to obtain in the next seven months; July 2012. Think & Grow Rich is a great book! Bottom line it comes down to thinking positive & "You Get What You Think About Most of the Time".

Day 11

HAPPY NEW YEAR!!!

Minor set back, it appears that most of the on-line records are only updated every 6 - 12 months, so the current owner information may not be current. How did I find this out? I put a message on my local REI message board, but on the positive side about 1/3 of the cities in my state post deed information on-line and I now have the link to that site, one of the cities happens to be one of the more active ones!

So I am going to look up what I can for that city, and combine it with the cash buyers list from SFL (Set for Life) and mail out to those addresses.

Had a couple of good phone calls yesterday, had a brief call with JTBoggs (Jay) about the Facebook/Skype group we are a part of. May do some training in the future on SFL. Also I had a potential seller call me on a preliminary offer I had made. He has a house he inherited a few years ago that he wants to sell. He countered my offer, I am going to review my numbers and see if there is any flexibility in my numbers.

I am really excited about the "30 Day Real Estate Cash" book, I can see the light at the end of the tunnel and I want to run towards it, but then again, I don't want to skip any steps either.

Had an offer verbally accepted today!!! (This was something I was working on prior to the 30 Day Cash program).

I got a little deep yesterday, if you get nothing out of it keep in mind that e-mails are probably the biggest time waster. Pick a time of the day to tackle e-mails and limit the time you spend on them. Take one of the following actions right away:

1. delete it: if it is junk, unimportant or something you don't need.
2. archive it: if it is something you may need in the future (set up an archive folder and put it there).
3. reply to it, then archive it: if it is something you can respond to in 2 minutes or less
4. save it for later: if it is something that will take more than 2 minutes to reply to, put it in a "to do" folder and possibly add it as a task on your to do list.

The goal is to empty your in box. The in-box should be emptied daily. I generally deal with e-mail 2 -3 times per day, once late morning, again in the late afternoon and possibly at night if I have a lot of e-mails.

Day 12

WOW...it has been a great few days (Sunday's is family day so I take a break and recharge batteries). After I posted on Saturday I had my revised offer accepted, just waiting for the signed contract to come back!!!

New Year's Eve we got together with the family for dinner, family games, OMG if you have never played Guelf you need to get it, we laughed all night and two hours went by in no time. Did a mid-night toast then went home to bed. Sunday with headed to my grandmother's for her annual family get-together and lunch, plus watched a little football....YEAH Pats!!!!

OK, back to business....Sunday night while heading to the store I ran into one of my buyers that I had played phone tag with. Got a better idea of what he is looking for, told him I was out there and come across deals all the time. I also have another potential seller that wanted me to send the contract for final review, so hopefully that one is signed...if so that will be two deals this month (keep in mind these were deals I was working on before starting the 30 Day to Real Estate Cash program).

I completed page two of the program, sent out all the letters to potential buyers! One to page 3! The first item talks about tracking time. This is something that I am good at, I block out time every day to work on my business, I limit my time and work on the high priority items first! I make this time as productive as possible, since it is limited.

I also worked up some preliminary offers using the formulas form the book. Ready to start reviewing the videos.

One thing that I firmly believe in is outsourcing wherever possible to save time and/or money. I know sometimes your funds can limit this, but as you grow this will become less of an issue. One tool I use to save time with mailing is ClicktoMail (https://click2mail.com/). Any mailing that I do, I do though here. I really don't think it costs much more, it cost me $1.40 per letter to send out to potential buyers (postcards are even cheaper), considering the postage alone is $0.44, then add in an envelope, paper, etc it really is inexpensive.

google voice

I spent about an hr last week trying to configure an old google voice # I had a yr ago...now that it's all set I don't have to pay anyone for voice mail etc, etc...I too am in the process goals, setting up tracking etc...have been sick for some time so am doing all I can b4 I get to talk which I have to watch myself now as I need to get my body and voice back to normal...

I too have google voice set up and use skype for all my outgoing calls...2.99/mth...doesn't get any better than that...I also have my cell & yahoo voice for incoming calls 2.99/mth...don't really need a separate # w/skype seeing I gave google voice...but they're great inexpensive tools...

Just read your journal. Love the way your are goal oriented long and short term! I have been on the search for real estate agents also. Have finally found one, but not sure he is the go getter I want. We shall see. I notice most DGers seem to not work with agents and try to go the sign posting route. I feel like I need to have someone working for me while I'm at work, to speed the process. Sounds like that is what you are trying to do too.

I also love your tips for the day---great advice to keep moving forward.

Day 13

Another great Day! Spoke with the FlipKid, going to see if we can partner up on some deals! Also participated in the Ca$hflow Investment Group conference call, great speaker Greg Harmon!!! I am also working on getting MLS access from my realtor so I don't have to chase them for comps.

Stated going through the TotalView Videos! Can't wait for the next page of the book. BIG THINGS ARE HAPPENING!

Day 14

I am continuing with the Homework from "30 Days to Real Estate Cash". I watched all the "Find It" videos on Totalview.com. I have seen them before but it was a good refresher and reminder that deals need to come from multiple sources.

My realtor was not able to give me MLS access, but I think I have another source that I am checking out.

I am following up on the rest of the videos, so I can move onto the next page of the "blueprint".

Chris concerning the cash buyer letter.
Did you use the exact wording in your letter as found on Page 61? I did not. I tweaked mine a little and I was second guessing myself since I have not received a call as of yet. I was going to pm you this then I thought it may be helpful to others. I would like to see your letter if you changed it and if you are getting any calls. I would be happy to post or forward you my letter.

Cash Buyers Letter

Dan, I used the letter exactly as in the book (actually downloaded from on-line). So far no calls.

I have had good luck with postcards in the past sending potential buyers to my website or my 800 # with a special extension. Sometimes you need to send it a few times also.

Day 15

Finished watching all the videos! Lots of great information!

Set up all my tasks for the next chapter.

Received a contract back for an offer I had made! Blasted it out to my buyers list (this was for an offer I made prior to doing the 30 Days program).

Day 16

Last night I spent most of my time getting my flyer put together for the deal i acquired and sending it out to my cash buyers list.

I am also working on getting MLS access, I am putting together a list of Realtors that I am calling tomorrow.

On to the next page of the program, it's all about getting deals, got all my tasks set up, now to tackle them.

I got a call today, I think it was from one of the cash buyer letters I sent out, I missed the call and tried calling back but got voicemail. Tomorrow is the day to make all the phone calls.!

Day 17

I ordered some bandit signs and started researching sign locations in my top 5 markets. I am also ordering new simplified business cards. My lead sheets are ready to go.

Lots that I am working on today and lots of calls to make. I have a few deals to follow-up on.

If you want to have a lot of lead sheets (seller & buyer) on hand, have your local print shop make a bunch of copies for you. It is relatively cheap and in most cases you can send the file on-line and pick them up when they are ready.
