what does the set for life

what does the set for life offer?? i cant find it anywhere, the one link says its sold out? also does anyone know whats better - set for life or the success academy?? i have been afrid for years now to make a move, all i do is read and learn but have not acted on anything. i need to make a change in my life and was leaning towards the success academy which has coachs that will help walk me throuigh my first deal hopefully.

I have purchased both and I really like the comprehensive info in both. Here's my take on the breakdown:

I feel PMI w/ the Success Academy is really the meat and potatoes of how to work out a deal and really has helpful information to get you through deals from start to finish. It uses step by step videos and instructions, giving you action steps to follow and a quick quiz at the end of each section. Not to mention being able to call up a success academy advisor to guide you through your steps as they apply to your situation and strategy. It's a really well put together guide in my opinion.

SFL is a really great resource to accompany it. With SFL you get to have an online list of cash buyers that you can send direct mail to and it's a quick way to build that portion of your power team. SFL also provides tutorial vids on how to use the interface and operate the functions of it. SFL is essentially a database built for you, allowing you to easily put in the info of your prospects, leads, deals, what type of buyers you've aquired, detailed home information, squeeze pages (1 page websites that give you auto-responder functionality) and a network resource called crossroads to network with other SFL users to functionally build your powerteam. There are also template forms that you can use (as well as template websites).

Right now I currently haven't finished the training videos on either resource. As it's a lot to take in quickly, but I'm less than a month into this thing myself and excited to push through that first deal. I'm also about halfway done with the Edge 10 material, and I've gotta say, WOW it's inspiring! I feel like in such a short time I've been on an emotional rollercoaster thinking I CAN do this! I get built full of excitement and act, then I get stuck a bit and get a bit discouraged, but then dig back in and come out more motivated than before! I really now know I CAN and I WILL do this and will be very successful at it. Right now for me, I just need to continue filling myself with knowledge as I move forward. You have done great to even get involved here with the DG Family, and they are all so helpful and everyone starts where you are, so I encourage you to jump in and act, and don't let naysayers tell you otherwise. You need to also realize that you my try to self sabotage, but don't let it happen!

Was Sept. 9th last SFL webinar posted?

Was Sept. 9th the last SFL webinar posted? I thought that there were additional webinar trainings on Sept. 14 and 16. Am I wrong about that or are they just slow to be posted in the Classroom.

Hey guys! I spoke to Nicole (a supervisor) today from SFL/The Success Academy and got a lot of my questions answered, and I want to take a moment to share them with you, as some of you may have had similar questions.

The first set has to do with the SFL's auto-responder that's available after you set up a squeeze page:

One of the first things I did was head to my squeeze page and put in an email address to see what kind of info my potential buyers would be receiving. After opting in with a personal email, I noticed a section that said "Click here to download your free report." When you click it a blank report comes up. To upload a report, you want to go to Marketing > Leadflow Websites > then on the far right of your website name, you'll see a button that says edit auto-responder. Click it, then if you click Next it takes you to a page showing you an automatic letter every 3 days from days 0 to 27. If you click on the first one(Mine says Your Report is Ready) there's an icon of an envelope with a paperclip, click that and you should get a report that you can download (mine says 3 ways to find your dream home.pdf - which may be because of the template I chose), then save it to your harddrive and upload it. Nicole said that they only provide the first document, so all the other days, if you wanted to attach something, you would have to create it yourself, or possibly someone from the DG Family may have something to provide us. I also asked if, when a potential buyer puts in all their criteria (such as what areas they buy in, what kind of houses they look for, 3/2 SFH, etc.) where can we see that information populate so we know what they're interested in, and she said currently SFL is equipped to take on that info so we'll still have to extract it from the buyer through direct response.

EDIT** ^^ I was adding some buyers to my SFL list and I ran across one of my own "mock" criteria in there, and I DID FIND THE INFO WHERE I PUT IN ALL THE DETAILS FROM THE SQUEEZE PAGE! It's in the "buyer script" tab under the general info! note: everything below this line remains unchanged in this post. Smiling

This next set relates to the cash buyers list:

I asked why I was getting duplicate information on some of my properties. For example, some of the cash buyers with the LLC name were showing between 8-50 of the same exact company name and property address. Most of the entries didn't even have the address of the buyer, only the address of the purchased property, why is that? I also asked if everyone in that list was already using SFL, and also how frequently the list gets updated. I also noticed an email function after you import the list into a specific catagory in the buyers section, and asked if we can email them even though we don't see what their email address is, or even if they have one on file?
She said that they very recently discontinued business with their old provider of these buyer lists, and they are looking to replace it ASAP, and hopefully that will be available to us in the next few weeks. But for now, the list we have does not update; we cannot email them because there is no email on file, we would have to retrieve that info from them by means of first contacting them with direct mail and getting a response from them; and as for the issues with me seeing duplicates and not enough comprehensive info to contact some of them, even by direct mail, I will have to wait it out, or can try using emailfinder.com (which I did, but I get 50+ results sometimes, so I don't know if I'd be contacting the right person, not to mention that you have to pay for that service).

So for now, I will continue to educate myself and step out and take action where I can, and build that buyers list as I press towards my first deal!

I dont know for sure if your doing this but----- if you save your buyers list that's generated in the "lead pipes" to one of the catagories in the "buyers" tab for example: save the list to the "rehabbers" section, it will provide you with the actually mailing address for the buyer. The address shown in the "buyers" section in most cases will be different than the property address shown in the lead pipes. These are ABSTENTEE OWNERS- likely to be investors. I live in Brooklyn NY, the lead pipe generated over 5,000 buyers for the two counties I selected. I too had alot of duplicate buyers but with mutiple addresses shown in the "lead pipe" section, but once I grouped them together in the "buyers" section, if a buyer was listed 10 times, the address was the same all ten times. This is mostly the address we should market too. I'm thinking that when we see these duplicates it means they're buying mutiple properties, I'm NOT positive though as I'm learning just like everybody else.

SFL buyers list

Sorry to keep bringing up this subject,but im still having trouble understanding how to contact the buyers on my SFL system. Has anyone physically talked to any of the buyers from your SFL buyers and if so could you please tell me how to do it step by step im finding some awesome deals but lacking buyers.Probably my own fault but when i bought the system and saw i had 100 buyers on it i figured that was all set until now that im trying to contact them. Please help
Also has anybody sold a property to a member on the SFL system they found on there own and if so please explain.
I am giving this everything i have and im almost there just need this last part to make it all work.
Like Matt Larson said it takes 95% of the fuel for the space shuttle to get out of the atmosphere im at 90% almost there then it will be down hill and ill keep gaining momentum !!!

Regarding Contacting the SFL Buyers on the List

Hi Bob & Sandy,

The only way I know of to contact them is by direct mail, as the information we are provided is only the address (the purchased property address shows both in lead pipes and in the specified section that you add them to e.g. rehabber, lease option, etc.). However, once you take your list and turn it into a .csv file (done from the lead pipes section). When you view it, it shows more information, providing both the purchased property address as well as the address of the buyer. From what I remember from PMI, it says that postcards have the highest retention rate, but hand-written letters are also effective.

good new on SFL buyres list

OK i have been trying to get the actual mailing address of the buyers from the SFL buyers list cross referenced it every way i could think of,did the save and put into the rehab list that did have a different address from the bought property address sent out 100 letters and half came back as return to sender with in two weeks and no responses. Did the tax records cross reference that knock it down to 60 sent the letters out still no response and and half came back wrong address. Did more research and found a post that said to look at this web site did it an presto, jack pot!! I first put in the address and it did nothing so i put in the persons name and initial if there was one hit search and it will tell you all the property's that they bought and the real mailing address.who ever posted this thank you so much!!some of them have bought more than 5 to 10 property's so i new they were hard core buyers so far none have come back wrong address and 4 have told me to find them property's and they will buy as long as it fits there criteria. It took a month but im on to it now!!!
Just Google ,(real property information) .it will bring up several listings go to the top one and you should be all set. I hope this helps it sure did for me
maybe this works different for different areas cause i did what some really awesome people said to do and still had trouble so if there reliable support didn't work for you try this .

I need hard core advise

I have 5 good buyers,I have 7 property's that match there criteria.I am a member of the academy and the SFL program but i am scared to death to lock them up under contract for some reason?? Im doing assignment of contract do to bad credit and paying off debts .. Example- total view says there at 100k listed at 65k i figure to offer 55-60 to the seller, my buyers want 30% equity so they should pay 70k right?
There is defiantly room for error and profit right, so why am i so scared any body that has been at this most critical point please tell me i need to just do it i dont know why im so scared maybe because every other thing i ever tried didn't work ? and i want this to work so bad i have heard it from all that have made his work that this is so easy and it seems like it is , witch to me seems to good to be true.
I have been none stop at this for 5 weeks making progress like i should hitting all goals an know Im right there, so why am i backing off and scared .. if you have been in this spot and made it work like i know it should and will please help me to understand and get past this i need this so bad. Right know i need to hear from people that got past this most important part of this great journey

Remember that the seller wants to sell their house and you are helping them! Forget about the fear as it's simply an illusion...Fear is great as it means you are growing and moving past your comfort zone!!! Let that fear push you closer to your goals and move forward...Don't remain frozen!!!

Visualize yourself speaking with the seller, signing the contracts and then collecting your check! Things don't always work out exactly how you think they will go, but in the end everything is a learning experience.

I remember I was wholesaling a deal for another investor who was not familiar with assignments or double closes and a bit obnoxious. He advised that he preferred to just place me on the contract for our agreed amt of 10k instead of an assignment. That deal ended up in the cemetery, but I hope you see the point I was trying to make.

People want you help and it really is a win for all involved. Stop procrastinating and get the properties under contract ASAP! Place a sense of urgency on your deals and let the excitment of all the uncertainty fuel you and push you to new limits!!!!

I look forward to hearing an update.

One more thing... When you are in frozen mode, think about why you are doing this to begin with...better quality of life, help family members, family vacation, financial freedom, pay debt, ect.....and then push thru the fear and you Will realize that your fear was really unwarranted...

Thanks that is what i needed to hear i know i need to do it just never expected it to be this hard to take the last step and lock them up.
Ill have my agent lock up two this week and see what happens ill keep you informed of the out come.
One more thing my agent said i would probably need 500 for earnest money but i have heard matt and others say they just give 10 how do i make that happen is there something special i should say.and if the deals fall through do i get it back i cant be throwing 500 dollars away .

Hi I have been trying to use

Hi I have been trying to use set for life for some time now but the problem I'm having is that certain things in this program don't open properly such as hammer point and sub links that appear on the bottom of each category. Mostly I'm not getting a scroll bar in any of these sub tabs that appear. I have tried IE,Firefox, and Google Chrome. Does anyone have any suggestions on how to use this program in any of these browsers without some of the additional tabs not missing scroll bars, and ect...
