I lose my Job in 2007. After that my income was only +-10k per year as an insurance agent. My wife also have an income but we're trying to make ends meet. We have 2 kids and also delayed in paying our mortgage. In April 2009 I joined this forum, 11 months, after countless of rejection and fear that's too hard to bear, I finally made my first deal.

See if someone on here is from Kentucky. That is easier but they can be from anywhere and you can search anywhere using the internet.
Google how to find expired listings. Find some in your area. Send them all Carol's letter.
Go to the nearest town that has a Real Estate Investment Club. Find buyers at that club. Go find what they are looking for from your expired's list. Put the two together. poof bird dog fee.
All you really spent was gas and postage.
Don't give up.

I'm of the belief that if you feel you've done everything you can and feel it is best for your welfare to move on, I am not one to try to steer you otherwise or to stick it out any longer than need be.

The one thing this business does not provide are guarantees and the two things that must be absolutes are mortgage and children, and any opposition to caring for either must be eliminated.

I will say that if your situation gets better, perhaps give it another try if you so chose. Otherwise, the best to you and your family.

Don't give up on a dream just because times are tough right now.

My thoughts:

Regarding cash buyers, use www.**** and create the searches you want. The site will return you many buyers that you can contact with all of their contact information for you. It is a free site so do yourself a favor and create a profile. Somewhere in your profile include that you are looking for bird dogs or property locators. I promise you that your phone will start ringing. I have located at least 6 people that way that locate properties for me in many states across the country. There is never a day that I don't get a new lead in my inbox. Try it. If your area is not working for now, use the efforts of other wholesalers and use their buyers in your area. Even if it is not in your area, use other investors. Also go to www.meetup.com and join as many real estate groups/clubs as possible. Once you do join the groups, you have access to all of the groups members and their emails. You can send out mass emails explaining what you do, who you are, and what you are looking to do.

Regarding agents, keep plugging along and you will find the agents that will work with you. Try this site. www.activerain.com. Great site for making new contacts in the real estate business. You can find thousands of agents there, read their bios, and if you like what you see, send them an email. I have met very creative and investor friendly agents that way.

Regarding finding deals, leverage the efforts and time of others to help you to find deals. Let the locators do the work for you. Use Craigslist as well. Also use www.backpage.com to find deals and post ads. I can provide you seller and buyer flyers and letters. All you need to do is ask.

Regarding money and credit. Forget credit. You don't need it AT ALL to wholesale. Most wholesalers don't have great credit and they are making a killing out there. They have actually used the fact that they have no good credit as a driving force to make them succeed. No cash? Don't worry about it. Use other investors as partners or use transactional funding. It is definitely attainable. Just don't stop or that job and boss you don't like will only become more unlikable.

Regarding going at this alone, well now you have someone that supports you and is looking to help. There are many more, you just need to know where to spot them. They are all around you.

Regarding the REO's and POF, no worries. There are ways to obtain POF in minutes with reputable people. I have done it and I can show you how, too.

Regarding your own mortgage, that should be a motivator to get you going. You say you are working full time and if doing that is not paying the mortgage, what is going to change if you stop at real estate. If you keep going, you at least have a chance. You may be thinking part time job. All that is going to do is take away more time from you and your family and the stress will build ten fold.

It is only a bad day if you believe it is. Make this the turning point to amp up your efforts and enlist the services and help of others to keep you on that path to financial freedom. When you "should" do something, you don't do it. However, when you "must" do something, change occurs and becomes almost addicting and you just want more and more. Don't just dislike your situation, say out loud that you hate it because it will be at that moment when things will change for the better and will continue to do so. Think about when you aren't crazy about another person; usually you just tolerate them and deal with it and accept them and nothing usually changes. Howver, if you really, really don't like someone, what do you do? You dismiss that person from your life. What I am trying to say is to do the same with the things you really don't like in your life. Dismiss them and replace them with the new. Use this time in your life to move forward with it. Take life by storm. Don't let life happen to you. You will be doing that if you give up. Remember this, the fails in life will always come, but failure should never be an option. Use the downs and the fails as an opportunity to gain more wisdom to keep moving forward.

I am sorry if I went on a lot here. I just hate to see a fellow associate or friend give up on something they truly desire. It will come because as one door slams shut in your face, it forces another one to open wider. You just need to move through that door yourself. No one is going to push you through. The opportunity is there. Now is the time to seize it.

I wish you the best and expect you will move on. I say expect because it replaces hope. When you expect, things happen, when you hope, you make it a choice to succeed or not. Don't give yourself that choice. There is only one choice and that is to win and win big.

You guys are AWESOME!! I am so impressed with the genuine caring and concern you are showing for each other. People helping people. That's what it's all about. I agree with Steve, now is not the time to give up. This is the greatest time to make money in real estate no matter what state you live in. Communication is the key. You have a great network of people right at your fingertips who are knowledgeable and experienced and most of all willing to lend a hand. Don't be afraid to ask for help.

What is going on. I haven.t heard from you in a while. did you Fowler threw on ever thing we talked about. I gave you several options on cash buyers. did you talk to any of them.

Okay, if I heard this right Steve, you have a job, a house, and family which many of us do not have. This is a privilege in itself, and something to be thankful for. Forget about the boss, get to work and give an honest day's work for an honest day's pay. You did not go to work for anyone to love you. At the end of the day you have your family. These are challenging times, and if we cannot weather the storm, we will be killed by the winds. During difficult times, we have to cut cost: reduce eating out; take lunch to work; decrease cable channels; cut land lines; reduce video games purchase, anything that with facilitate paying the mortgage which is priority for shelter. This will be tough, it is not easy, but we have to survive and move forward. Re-evaluate your life and make a note of all the things you are thankful for and let us know if things get better. Hey I read your post and I understand that it seems like you have no or not much energy left to keep swimming against the current.

BUT.......

TRY THIS if you have any steam left ok

- Google an area in a different state, look for anything such as a casino going in, a wind farm project, a large construction project of some type, talk to a major road construction company or several and find out where they are doing major projects. Alot of work gets done on interstates and hiways in rural areas all over the country.

Often not alot of hotels to board workers so they will pay you up to 3 or 4 times the market rent. Search a major project and research the area on a trulia or Realtor.com or zillow. Search for agents in the area. Call them, and ask if they know anyone who has a home for sale that will carry the note or that you can lease option the property from.

Alot of these companies will be in one area for a year or so and if its a rural area you just cornerd a market, unlike a major project in the city where housing is of little concern since it is everywhere. Not to mention prices in rural areas in many places are dirt cheap comapred to metros. If you will think creatively you can get things done for sure!!!

If you can try something like this and let me know what happens. One last thing about rural areas, often people have a harder time selling homes in rural areas and that may be a key ingredient to you making a deal with someone who needs to sell!

A positive anything is better than a negative nothing. If you do nothing, nothing will change, and if you want things to change, you're going to have to change some things. Start by putting it out there, especially on the D.G. website. A simple,"Looking for buyers in Kentucky", Will send you a bunch of national buyers. Also, keep checking out this site because there are a whole lot of people going national and they are looking for you. Lastly, they wrote this before in this thread., You must keep your thoughts on feeling like you've already accomplished your goal of getting those buyers and feel good about it. Negative thoughts, angry thoughts, sad thoughts will never give you what you want. You must feel good when you are trying to achieve anything. Get in a good mood, whatever it takes to change your mood, whether it's listening to music, singing, taking a walk, playing sports. Find that one thing that puts you in a good mood and then focus on doing the one thing you want to do, which is getting buyers, Right?
Most people give up just before they make it. Don't be one of those guys.
Remember the Chinese proverb "Things always seem bleakest at time of occurrence." Things will get better.

Who responded to my post. As I mentioned in my post thank you for kind words of encouragement! After yesterday i steped away from the computer for awhile and took a deep breath and realized that I can't quit now,- even if I wanted to. I just have to understand that the time and effort i've put in to this is nothing that some of you have done and are still doing to get that first deal.
I'm just the type of person that when I start something I WANT RESULTS NOW.So no matter how bad it gets (and i'm sure a lot worse) i've got to keep going.So thank you once again for your kindness and support to all who responded, it was much needed and i'm greatfull to each and everyone of you. I am so glad you have desided to see it thru. How may places that you associate with your peers and everyone wants to help. No one is putting you down but building you up and explaining all ways to get where you want to go. If the market is as bad as you say it is in your area switch areas. When NJ turned completely upside down 9 mos ago I could not find a deal here to save my life. so I moved over to Philadelphia where the deals are plenty and have been there ever since.

It is a longer drive for me and not exactly my back yard but I wasn't gonna give up on my dream just because my market turned into a nightmare. I just switched gears.

You can always find deals in other areas if there aren't any in yours. I think most everyone on here feels frustrated at one point or another, but keep pushing and things will finally work out. I know it's hard, I have three kids and nothing feels worse in the world than watching them have to eat top raman because you don't have anything else in your house, and payday is not til the next week. This is what drives me. I did get my first deal quickly, but am still working on fixing the place up. I was not able to find a loan for the repairs so we do it out of pocket as we can. Fortunately mine was through owner financing, and the seller works with me on the payments while we fix the house up. Once it's done it will be worth it to get the monthly payments. Give up never comes to my mind, I just keep looking for ways around everything. Being Irish Italien, there is definately enough stubborness to go around. Even my kids are excited to help fix the house up, because they know when we are done it will be rented, and they will earn some money for their work.
Don't worry, when you feel the stress come upon you just pray and relax, it will pass and you will get through it and all will be ok. My husband has to work 12 hour days, graveyard to boot, and he hates it. He quit smoking for six months and started again because of his job. We moved out here to have a better life, but the pay is so much less here that things haven't really worked that way. Everytime we start to get somewhere, we seem to take a few steps back, but that just drives me harder.
As for pof letters you can get thse lots of places for free. You can even ask for the earnest money to be at close of escrow, or within 7 days of accepted offer. Also, lots of buyers from other states buy properties everywhere. Justplain e has buyers all over, pm him and see if he has any in your area. Blessed beyond and sredbird are all from kentucky, and there are a few others on here too. If your not too far from Indianapolis, it's really hot right now. You have lots of options, you just might have to think a little outside the box to get things done.
