Cash buyers list

I've gotten my cash buyers list and have a question--Do I send a letter to the cash buyer if the owner's address and the location of the actual property are one and the same? Or should they be different? Say the owner lives in San Antonio but the property is in College Station, TX? Because if the cash owner is actually living at the house he bought, it may just mean that he bought that property with cash and may not be interested in buying more property--correct?

buyers list

I just called my rea and he wasnt sure about the cash buyer list. He said he would try some more. He suggested maybe the title company could get a list?
I live in Southern Orgon.

Bandit signs? Does any one know if you can make your own, rather than buy them.

Bandit signs have proven to be one of the best ways to generate new leads.
You wouldn't happen to know the best website for ordering 50 blank yellow 18 by 24 inch signs with wire stakes, would you?


CASH BUYERS

Another place that you can find cash buyers is by calling any numbers that may be on the posts on the streets, that says we buy houses any condition, those are also cash buyers looking for properties, just give them a call saying you find houses for other investors, and you would like to know what they are interested in and what area or zips.

Starting out!

Starting with hand writtrn flyers this week and actually called some realtors that did get back to me.This is exciting, educational and all I can think about is houses, houses and more houses! There is so much info on the DG sights,trying to absorb as much as I can.Thanks for all the help!


JAY 02 Starting a buyer's list

Hi. I understand that Craiglsit is a great place to start, but, I also understand that when you see a for sale sign with enough information for your time, you would investigate, but what about those who are renting? Sometimes they could not sell, so now they are renting again and maybe with a short time frame financialy.

Try using 'SimilarSites.com" whenever using, say, Craigslsit or whatever is giving you the advantage to find buyer's and talk with them.

Remember, real estate investment clubs are key.

This site enlightens the mind, I love it.

Auctions

If you go to the auctions, take it a step further and tell the buyers that you have buyers in case they want to wholesale a property they just bought at auction. The buyers could be a source of deals for your buyers.There will also be hard money lenders at the auction. Besides making a hard money contact, tell the HML that you have buyers in case they have to take back a property they lent money on. Don't only look at the auction as a source of buyers, also look at it as a source of deals.

Shop around online and locally for Bandit signs. Quantities will always realize the best in pricing such as below:

5 $12.95
10 $9.95
25 $5.39
50 $2.89
100 $1.99
200 $1.58
500 $1.31
1,000 $1.24

It is always good to check locally and remember to check out Lowe's and Home Depot as well!
Another tip is to use signs put out by politicians in kyour area. the day after the election is now fair game. Pick them up to save money and write on the reverse side.

I too am a new investor getting started and need to build a buyers list. Can anyone Pleas give me some suggestions on how to do this. Another question, my realtor said that i needed a POF before I put offers on properties. Does anyone know anyway around that?

I know I read somewhere here in one of these threads an idea to use the HUD website, but I do not remember exactly what was suggested. Does anyone else out there remember what the suggestion was and the link to the HUD webpage for Cash Buyers??

adding to your Cash Buyer's list

Thank you so much for your prompt response. I think I may have found the answer to my own question. And for the benefit of other's who may be reading this thread, here it is. Just a quick disclaimer, this is not my recommendation, but rather of a fellow DG'er who posted this suggestion here in the forums a while back:

1) Go to the HUD.gov website
2) click on the link in the left-hand column of "Homes for Sale"
3) click on HUD (it should be the top of the list on the left-hand column
4) choose BID RESULTS from the menu bar across the top, right next to FAQ
5) enter the data for the State and County where you want to find Buyers
6) O/O = owner occupied; INV = Investor
7) x-ref the property address with your the County tax office records to determine where the Investor (owner) is having the tax bill sent; you now have the address for your first Investor (to add to your Buyer's list!!!)
Cool REPEAT steps 6 & 7 until you exhaust all INV enteries
9) REPEAT the whole process (steps 1 - Cool every week or so to continue to add the new INV names as they are updated by HUD!!!

I don't know about the rest of you, but as I said someone else originally posted similar advice here on DG's website. So this is not my idea and I cannot take credit for it. But I will tell you that I only 'steal' (ideas) from the BEST!!

Building a buyers list from the HUD website

Erik,

It works just fine; I spent a couple of hours doing this method Sunday night for my two (2) communities here in Texas and a couple of other areas where I anticipate investing down the road. It is never to early to begin building a Buyers list!!!
