My #1 Tactic For Finding Buyers

Okay,

Want a new method for finding buyers, that you CAN'T get from anywhere else?

It's a tactic I have used for years and it's a playoff of the reverse cowgirl that I put in another post. Except this time you don't need to deal with pain in the butt realtors (i'm a realtor by the way, but I do understand) that won't return calls. Are you ready?

1. Go to the HUD website for you state.
2. Go to the Bid Statics page and write down the addresses every week of homes that have sold to investors. They will be the Non-owner occupied homes.
3. After a few weeks these deals will all be closing.
4. Go to your tax records and find out who bought them.
5. Contact those people.

This method cut's through the B.S because you will be tracking Non-Owner Occ sales. Which are investors, which will make you lots of money.

Best of all once you start tracking you will have a fresh updated list of the newest buyers every single week.

Bid Statistics

I can easily locate the name of the real estate company whose bid was accepted but not the name of the individual investor. How do I get that information?

Ok, did the website change? I have been trying all day to get the bid statistics for NJ and cannot find it on the website anywhere. Can someone take a look for me and see if they find it please?

I, too, have tried this method with either allot of spam or several who have come back and will not take "the property is sold or under contract". If you do a ghost ad these people are adamant that they want to at least "drive by the property" and they push and push for an address. Gues folks are different in different states.


This backwards HUD method worked up until Nov. 2010 for AZ.

After that, it wouldn't work. I think they changed management companies? It won't register any more hud sales for Arizona. Did that happen to you in another state? Arizona was managed by MCNB (Michaelson, Conor ,and Boul?). I could be wrong, though.


Craigslist ghost ad

That happened to me too, once. Since then, I haven't tried it again. What happened was when I told the guy (he likes multifamily units) It was under contract, he automatically took it as I didn't have any properties, and basically clammed up after all of that. I started to ask him normal questions and told him how I sell my houses but he doesn't "step in anybody's shoes" and buy the contract. But, he did say I could call if I had something. I haven't called him or emailed him since then. t kinda made me wonder if all the rest of them are going to react the same way, what's the point in building a buyer's list early if it feels like the potential buyers rake you over the coals? Thant's just my 2 cents, though.

I mean, unless somebody has a better way to approach the ghost ads without getting ripped to the bone. lol

Hey all I have gone to the www.Hud.gov and followed all the steps, but once I get to my state RI I can't seem to find on the right hand side the brokers and sellers tab?? I can see listings for all of the stat. Also nothing on bid statics. Can somebody point me in the right direction.

Southern Wisconsin tip

Thank you for your tip on the HUD listings. My wife gave me two weeks and told me if I could make it happen that she would have no problem with me doing this full time. Since I don't have the time to wait for HUD listings to expire I remembered that Shorewest in southern Wisconsin lets you do an advanced search of properties sold. You can look up two family residences and multi family sold and it is a quick way to find buyers for your buyers list.
