My #1 Tactic For Finding Buyers

Okay,

Want a new method for finding buyers, that you CAN'T get from anywhere else?

It's a tactic I have used for years and it's a playoff of the reverse cowgirl that I put in another post. Except this time you don't need to deal with pain in the butt realtors (i'm a realtor by the way, but I do understand) that won't return calls. Are you ready?

1. Go to the HUD website for you state.
2. Go to the Bid Statics page and write down the addresses every week of homes that have sold to investors. They will be the Non-owner occupied homes.
3. After a few weeks these deals will all be closing.
4. Go to your tax records and find out who bought them.
5. Contact those people.

This method cut's through the B.S because you will be tracking Non-Owner Occ sales. Which are investors, which will make you lots of money.

Best of all once you start tracking you will have a fresh updated list of the newest buyers every single week.

HUD Buyers list

Hi DG Family:

Log onto hud.gov then look for your state. Then click on the TOPIC AREAS; Then click on homes for sale; then click on your state(ie NY) that will take you to an external link click on GO TO REQUESTED PAGE this will take you to a bid page, look for your home state, click on that.

On the right side of the page you will see BID RESULTS and BID Statics which you can search by city.

I will do my best to try walk you thru the steps for the HUD Site:

1. Go to http://portal.hud.gov/portal/page/portal/HUD/topics/homes_for_sale
(there are several government agencies you can check out also)
2. Click on HUD
3. Pick your state, it will load a link to another site, click that link.
4. On the right side of the screen "Real Estate Agent's Corner", click "Search by City" under "Bid Statistics".
5. A window will come up with a list of Cities, pick the areas you are intersted in.
6. A list will come up of all the properties along with all the bidders for that property.

I have actually gotten lots of buyers from cl. I used carol's sample from her question and asnwer thread, and it worked like a charm. I too have had lots of spam, and the lates craze seems to be people flagging my ads and them getting removed. It only seems to happen when I am looking for tenant buyers, and distressed properties. I don't know why they keep doing that, maybe they don't want the competition.

Craigslist

The problem is that as more investors use CL, the slimmer the real listings. At one time there was not such a thing as a "ghost listing" (property that is only shown on CL to garner leads) Now I see over half a dozen in this week's listings (and it is only Tuesday!!) While CL can produce leads, both for buyers and available properties, it is not as great as it was 5 years ago when the concept was fresher. You need to think outside the box and come up with a unique way to make your buyer's list. Just like the HUD method mentioned in this post (at least for a while)

Not only is it a buyer finder, its a list of comps for free too.

This is really cool. How exactly do you know if it is an investor? Is it if the bid is 10 days after the Last List Date?

Finding Buyers

I have posted 6 ads on craigslist and in one week have recieved my share of spam, but have 5 new cash buyers willing to give me their criteria of what they search for. Stay patience Perry something will open up! Oh and the ads used are right from Dean's and our top students right here on DG.com ( Handyman Special 3bd/2b ) or (Below Market Value 3/2) ect ect..

For those who are still having an issue finding this...

This was the method that worked for me to find the bid statistics. The other great thing is you can get ALL the addresses in seconds. Here are the instructions for those who may need it!

Go to www.hud.gov
State Info Tab > [Your State]
Scroll Down > Resources > HUD homes for Sale
Right-hand side, Brokers and Selling Agents > Bid Statistics (BOOKMARK THIS WEB PAGE AND RETURN TO IT NEXT TIME!)
Choose city(ies) in your state > Submit
Right click on the web page > Select All > Paste into word processor (like MS Word) or a spreadsheet (like MS Excel).

If you choose to paste into a spreadsheet, you can easily manipulate the data if you're tech savvy and can think of crafty ways to use that to your advantage! Anyway:
In Excel, hit CTRL+A to highlight all > right click on one cell > format cells > alignment tab > uncheck box for wrap text > OK
Highlight Columns > Dbl-click between the columns to resize
Save!

Questions???

Just a few questions...

1.) When we are in the "bid statistics" looking in the "broker" section, do we wanna focus more on the people with first and last names rather than for example "MULHEARN REALTORS INC?" Or should we focus on both?

2.) Under the word "category" some show (o/o and inv.) Does anybody know what these stand for?

3.) And where does it show "Non-owner occupied homes?" I can not find that wording anywhere.
