How I Found ALL Of My Investors

I'm a newbie, but have a piece of information that may help some new folks out there as well. This is how I found all my investors -buyers. I live in Iowa, so not sure how this may apply to your state, but now days alot of states act this way too. Many times now the accessors office has their properties online through each county of your state. What I did was do a name search on the properties in that specific county. My search term was these: Properties, Investments, LLC, and Rentals. What this did was bring up the company name that these investors where operating under. Many people that are big investors and serious investors will not operate under their name. They will operate under a company name usually with a LLC. I then searched for these people, got a phone number, and called them. I grew my buyers list from 0 to over 100 in a matter of days. I simply asked them if they would be interested in purchasing properties if I could get them cheap enough for them? I explained to them that I have contracts on these properties so I have a right to buy the properties first and foremost. If I choose not to exercise my right to buy, if they would be interested in purchasing the properties from me cheap? I told them upfront that they would be purchasing the property, but also buying my rights as well.

I figured that link that I pasted would take it to a page where the results showed up. For those of you who need help understanding it, click on the link, in the left hand side you will see property search. Click on that, scroll down to search by name...then type in Properties, LLC, Rentals and see what you come up with. Then look up your assessor's office online and do a property search with them. Hope this clears up any confusion.

Tip: And if you all don't know, you can access any location and view the properties description, owners info, taxes, etc. you can also see what the property actually looks like from the county site as well. Google is good about showing the actual location through satallite.

Destrie, thanks for the addidtional info. I've been searching the county websites and I might be doing something wron but I wasnt able to get the contact info for the owners, just their address but then I thought a little more out of the box and decided to check out yellowpages.com and look up businesses using properties, invetments, LLC, and Rentals and company information comes up. This turned out to be another great way to get buyer information. I have not contacted any of these companies yet because I just figured this out at around 11pm ET but as soon as I test it out I will let you all know the results. Also, if anyone else decides to test this strategy, post your results. Thanks again Destrie for helping me think outside the box.

Excellent information, thanks for sharing that with all of us. You can always google your "county (name) assessor" to find their website (if they're online). I think most of them are now. You should have a deal in no time with all those investors lined up. Keep up the great work! =D

FINDING INVESTORS

The county websites around Denver allow you to search using everything but the owners name. Any other ideas or locations to use this great strategy? That is using L.L.C., investments, etc?

Thinking Outside of The Box....

It's a computer generated search. This means that it will list any property that has the name of the company that bought it. So therefore, I put in Properties, Rentals, LLC, Investments into the actual name search.

Different way around the problem

If your County Assessor's site won't produce LLC names, like mines, in the search results. Search by street name (ones you've done deals on or are familiar with) and write down all those properties that have LLCs listed as the owners. Put those names back into the Owner name search and see how many properties they may own. If they own three or fewer properties, they're not your serious buyers; they're either your small time buyers or family own properties. So they would go to the bottom of your buyers list. The ones that result in multiple properties, you want to add to the top of your buyer's list. Contact them and find out what is their criteria.

Just a reminder....

I am just letting you know what worked for my state of Iowa and the counties in Iowa. This may not be so for the particular state you are in. Those that have to do extra research, if you can help others by adding what additional steps you have to take in order to find the owners (buyers) for the properties, please post in this forum so that others may learn from us as well.

Good Idea but it don't work in every state such as California

This is a great idea and as soon as I saw it I jumped on it. Its the easiest way I believe to get a huge buyers list up and running in 2days.

Unfortunately this way of finding people is illegal in California. I'll post the link to my County Assessors Office. On the left side you'll see a tab that reads Property Information Center. Click on it see for yourself.

I don't want my misfortune to discourage other people there must be another way.

I remember when I use to sell home water filters for American Water Co. we use to carry huge list of recently bought homes. These people were are targets because statistically we had a higher chance of selling filters. I remember the names being regular people, trust funds, and LLC companies. The company I use to work for bought these list but even after pleading with them they never told me where and after calling them today again they still won't tell me where to find them Sad

I know the list is some where out there to buy. I'm going to try to get in contact with my old co workers maybe they still have some list laying around or maybe a number that will connect to the list.

One last note. Its not illegal in California to look up business names. I'm doing a search right now for my counties business names using the same criteria Destrie used. I've pulled over 85 pages of companies. Its going to take a while to sift and google their names for information (phone numbers) but in the end it will be worth it. I will have my buyers list.

finding the company info

Hi Southpaw - I would call the assessor's office and ask them if the info is online. Also, you may need to look at the county recorder's website instead if you're looking for deeds to be recorded in these names. In my county, I haven't been able to find out the taxpayer's names from the assessor's office online. I haven't tried going to the office yet.
In my county you can see pdf's of all the recorder's documents, but in the next county you can only see general info. If you want to see the actual documents that contain all the info you need, you have to go to the office.
Bottom line is you have to do some research by calling the offices and find out what's available and how to get to it.

I'm no expert yet but this is what I've found.

When I have a name but not a phone number I go to 411.com you almost always get number or address. Hope this helps. Laura
