How I Found ALL Of My Investors

I'm a newbie, but have a piece of information that may help some new folks out there as well. This is how I found all my investors -buyers. I live in Iowa, so not sure how this may apply to your state, but now days alot of states act this way too. Many times now the accessors office has their properties online through each county of your state. What I did was do a name search on the properties in that specific county. My search term was these: Properties, Investments, LLC, and Rentals. What this did was bring up the company name that these investors where operating under. Many people that are big investors and serious investors will not operate under their name. They will operate under a company name usually with a LLC. I then searched for these people, got a phone number, and called them. I grew my buyers list from 0 to over 100 in a matter of days. I simply asked them if they would be interested in purchasing properties if I could get them cheap enough for them? I explained to them that I have contracts on these properties so I have a right to buy the properties first and foremost. If I choose not to exercise my right to buy, if they would be interested in purchasing the properties from me cheap? I told them upfront that they would be purchasing the property, but also buying my rights as well.

Thank you for the info. I am liked you, I am working backwards, I need buyers for some of the killers deals I am finding, I must not let that stop me from making offers, but I have not money to invest or good credit. Right now I am working on FSBOs and lease options...I found buyers and investors in craighlist and send some emails but have not heard from anyone yet, this will will me a great lead because I am sitting on two foreclosures across my home which I rent and needed an idea how to contact the accessor office so you have giving me the motivation to go and speak to him about these properties.

Just like Carol mentioned. Some states & counties are different the way you are able to look it up in your county. I tried doing it even with a street name search & nothing comes up, I'm in Cumberland County. Let me know if you find anything....thanks!

CAN ANY GOOD SAMARITHAN HELP ME?

I live in alexandria/douglas county,minnesota..... ordered Dean book and not only have I finished reading "be a real estate millionaire right now"I have also enrolled in the academy and everything seem so bright.....I didnt find problems building my sellers list and getting an agent plus other team players as well ....honestly there are lots of great deals out here and my real estate agent is really good at finding motivated sellers.....but my buyers list is the problem right now....my credit score is not the best of scores and for that matter I want to start off by bird dogging or assigning contracts.....can any "GOOD SAMARITHAN"show me how I can arrive at the accessors office for these valuable free informations?I have looked for my county online and it doesnt even show any search bar to run my searches.it sound like a good strategy but I really need help to close my first deal.my current buyers list makes me a little bit skeptical and I am looking for potential investors....I NEED YOUR HELP FOLKS!!!good luck guys.

What is your County's Name and in what state?? I will try to search for an online database for you, maybe you were looking in the wrong place.

Also, I believe you can just go to your County's clerks office and ask where the Tax Assessor is, then ask then how to get access to parcel information. You might need to know what address or name you want to look up ahead of time, but I am not certain on this. Maybe just try asking to see a list of all properties owned by LLC's.

BUT WHAT IF YOU DO NOT HAVE AN ACTUAL CONTRACT FOR THESE PROPERTIES THEN HOW WOULD THE APPROACH BE? YOUR INFO IS VERY USEFUL BUT NEED A DIFFERENT ASPECT OF IT.

What exactly do you mean have a contract for these properties? This technique she shared with us is only for research purposes. It shouldn't involve any contracts.

You use this to build a buyers list, simply search for the term "LLC" in the Name field. And it should give you a list of all the properties owned by LLC's. Then just contact the various LLC's and ask them if they would be interested in being added to your buyers list. Then ask what kind of properties they would like to buy from you, then you go try and find those!

I found out this is true in MI also. Thank God for WWW. makes things easier to find (sometimes). Glad you found this path and willingness to share!

Jen I checked it out, I couldnt figure out how to do a search by name. But you do have a great tool in there: Sales Search

This can be used to find FMV, as well as possibly finding some buyers (if it lists who bought the property). I didn't look into this tool too much but it looks nice.

You might want to go down or call the county's office and ask if you can do a search for parcel by name, and just explain what you are trying to do.

Buyers Lists in SECONDS

Find the office that advertise the DBA filings. Call them and ask if they also advertise the "DEEDS of TRUST" on their Business Professioanl Newspaper. Then ask how often do they publish the Paper. Acquire the LIST (Business Professionla Newspaper) then go to the COUNTY RECORDERS Office and research it. Find the buyers name and address, ... then find the contact phone. Here is an example:

Bill Clinton & Hillary Clinton TO Barack Obama & Michelle Obama ($275,685)
lot 75 bk 12 pg 23 2009 Pennsylvania av, Washington DC (PROPERTY ADDRESS)
George Washington Bank ... (financed thru)
1234 Pentagon st, Charlotte NC, 28255 (bank address)

Bill Clinton Trust Co. TO Barack Obama & Michelle Obama ($275,685)
lot 75 bk 12 pg 23 2009 Pennsylvania av, Washington DC (PROPERTY ADDRESS)

NOW research ALL the names or company name that appears above as an example. Observe if they are purchasing multiple properties and make sure they don't have any Notice Of Default. Make sure to browse thru all the pages. (I came across 20 investor IRA names at the last page when browsing thru the entire page/file. So ... you never know what is at every page/file.) Also IF you are new to this do not exactly know the terminologies ... here is what you do. Google the following and its definition, print it out and bring it with you when you go to the county recorders office to do reasearch based on this strategy.
(grantor, grantee, trustor, trustee, deed of trust, conveyance{loan paid in full}, reconveyance, grant deeds, warranty deeds, quitclaim deeds, to have a complete definitions is good before you go to the county recorders office.) Also cross reference the names on the deed of trusts... you just never know. You might find a very valuable name at the bottom of it all like I did with the IRA names. When done with this call them and get their investment parameters. When done ...pick up the next list and do the same thing again. I hope this helps to your success.

Just another great bit of usable information that this site allows its members to provide for all members to use in their REI careers. A BIG THANK YOU for your post and I will for sure add it to my procedure on building my buyers list here in Phoenix, AZ. My family and I are originally from Washington, Iowa and I am familiar with the housing situation there and if you can make it work I know that I can make it work also.

searching the Pierce County WA website

Hi Jenna - I think I may have found a workaround for searching the website by name. I used the link you supplied, then went to the 'recorded documents' menu option.

Once there, I searched for any with document type 'deed' between jan 1 2009 and today. I found a company named 'sentinel investments llc'. I returned to the search criteria page and entered 'sentinel investments' with only the date criteria filled in besides. Looks like they bought two properties this year.

You can view the actual documents as pdf's or tiff's.

I would search for deeds, trust deeds, etc., writing down any names of companies you want to look for, then go back and search by the specific names of the companies or individuals you're interested in.

Looks like the search engine doesn't use very fuzzy logic. Searching for llc or l l c doesn't give results, I'm assuming because the company names don't start with these. However, searching for investment yielded a lot or results, all for companies starting with investment.
