I'm a newbie, but have a piece of information that may help some new folks out there as well. This is how I found all my investors -buyers. I live in Iowa, so not sure how this may apply to your state, but now days alot of states act this way too. Many times now the accessors office has their properties online through each county of your state. What I did was do a name search on the properties in that specific county. My search term was these: Properties, Investments, LLC, and Rentals. What this did was bring up the company name that these investors where operating under. Many people that are big investors and serious investors will not operate under their name. They will operate under a company name usually with a LLC. I then searched for these people, got a phone number, and called them. I grew my buyers list from 0 to over 100 in a matter of days. I simply asked them if they would be interested in purchasing properties if I could get them cheap enough for them? I explained to them that I have contracts on these properties so I have a right to buy the properties first and foremost. If I choose not to exercise my right to buy, if they would be interested in purchasing the properties from me cheap? I told them upfront that they would be purchasing the property, but also buying my rights as well.

What a good idea! I'm going to check if this will work with my county online records. I love how people think creatively and come up with great new ideas! I love even more how people share those ideas with everyone. There is a enough of everything to go around and I sure do appreciate your sharing of the wealth!

How are you getting a reliable contact phone number for these investors (or Owner(s) on Record) for properties in NOD status? I've tried AT&T's AnyWho site and sometimes I've gotten numerous results for one person (residing in Atlanta) with the exact same name as the Owner on Record for a property I'm looking at. Fulton County Property Assessor's site doesn't show the Owner's phone contact information. I've already gotten the Seller's mailing address from the Tax Commissioner's site; it's the same as the property address. I'm going to mail out a letter tomorrow, hopefully it will get forward to their new mailing address (hopefully).
I like to get in contact with them ASAP before someone else gets to the prize.

No, I did not pay a fee since all the information is free at the accessor's office. I wouldn't really call this a "system" per se, just finding information out to help me succeed. I have buyers all over the state of Iowa, and some in Southern Minnesota. I only concentrated on the ones that had the most properties. One buyer I found doing this, he buys around 24 houses per month. So that just shows you that you will find your buyers by looking them up this way. (Kind of working backwards) Also, you can also use this information to partner up with an investor in your area if they are willing to do so.
