Script for Absentee Owners
1. “Hi, is this (their first name), my name is (your full name) and I’m just getting started with real estate investing. County records show that you own multiple properties in the county and I wanted to see if you are still investing? (If yes) Great, I’m glad to hear that. I’m looking for great deals for buyers here in the area and was wondering what kinds of homes you might be looking for?”
2. Get personal criteria
a. “What technique are you using?” (Buy & sell/buy & hold/lease options, etc.)
b. “How often do you buy?” (Frequency)
c. “How do you close on properties”? (Cash buyer, has financing lined up, etc.)
3. Get property criteria
a. “What kind of neighborhoods do you buy in?” (Low, middle or high)
b. “What’s your price range?” (100k-125k, 250k-275k, etc.)
c. “How much equity do you need”?
d. “What size of homes do you buy? “(sq ft, # of beds & # of baths)
e. “Do you work with rehabs?” (if so, what type and how much)
4. Close conversation
a. “As I’m out looking for property for other buyers, and see property that match your criteria I’ll give you a call.”

thanks guy for ur help on that,you help alot of people on that,also u can put ads in the paper example place ad in the headline,that is where people look first hope that help a lil.

Don't overscript...

I get these script dudes that do the same thing and I tend to shut it down and tell me what they are looking for; I know you're looking to buy, but don't make it too obvious.

"Hi my name is *&^%$ and I saw that your property is for sale and was wondering if you'd be interested in selling???"

That one question can provide you with every answer and then some you need. It can also lead to a more relaxed less defensive convo where the seller might give up more info than expected; he might have other properties he hadn't thought of selling until he started speaking with you.

Don't be so obvious you're speaking from script and you'll get more results; set yourself apart from all the others

You say: Hello, I am calling on the sign I saw at 125 Main Street. Are you interested in selling instead of renting the place?
If they answer yes, you then start asking questions about the property, see if they will give you a number they will sell at, set up a time to see the place and in the mean time run the numbers and do as much due diligence as you can before you have your meeting.
If they answer No, I do not want to sell, ask if they are looking to acquire more properties. They could be a good person to add to your buyers list.
