BANDITS If you AREN'T using them and aren't moving, that's your problem!

GOT to echo this again!! If you AREN'T using bandit signs to draw you leads and you are saying "I can't find any good deals" THAT'S your problem. Use them!

I did another batch of signs out Friday night (09/23). This time only putting out 22 signs. From Saturday to Wednesday I've averaged 13 leads per day (65 total calls logged as of 09/28 @ 2:50 p.m.). Had 2 investors looking to unload inventory. One guy has 8 properties. Another had 2. So far locked I've gotten 4 wholesale deals, 1-Subject To, 2-LO. Will be putting 2 more for sure under contract by Friday (wholesales). Still negotiating a few others out.

Just saying.... STOP thinking, START doing.

my exact sign:
18"x24" Yellow corrigated from signwarehouse.com on metal stakes
Black wide tip permanent marker WROTE:

I BUY HOUSES! (huge to expand the width of sign)
Any Condition! (Smaller font)
XXX-XXXX (phone # same size as first row)
website (same size as second row)

THAT'S it. Major intersections, Walmart, grocery stores, CVS, Wal-Greens, McDonalds, Chic-Fil-A, Lowe's, Home Depot, Dollar Generals, across streets from churches, banks and post office Across the street from exit of Elementary and Primary schools (parents drop off), (I put them at the exits of these locations, most people on the entrance are breezing in to get off the main road) put some at the bottom of a few exits and a few specific HOT areas I'm farming.

A point of view to look at:

Glad you ladies got a kick out of it.
What works for me when I'm looking for a laugh sometimes is youtube. Search for comedians & their routines and you'll find a lot of material. Make sure you set a timer or something or else you'll blow your whole day there.

Jen your are very inspiring.

I don't mean to sound silly. But I am getting confused with assigning and wholesaling.

Would someone please explain to me Wholesaling. I have read everything and still read these blogs and get confused. When you wholesale, are you still writing up a contract on the property and then assign over to the investor?

All these deals (from bandits) are FSBO (no agent involved) cleanest and easiest wholesales.
EXCEPT on one deal about 2 wks ago was a FSBO, had lunch with my agent to cover a few things I need to tweak. Made mention of few I had just picked up, long story short I had the deal, he brought the cash buyer. I paid him a base fee on the second transaction. Where he was as listing agent on my property.

I have a couple of agents but one guys is my go to guy. He's also an investor and has an incredible attitude or mindset. We click very well together. (he's right after mom on the speed dial - lol) We have an understanding and he knows I continually field him closings but don't bring him in on everything. Did add another agent this week. Get this she called me off my bandit sign. LOL She's direct with a bank on local REO's so I'll be getting her inventory.
Attorneys: I have three I close with. Depending on their volume and my deadline. lol One I lean more towards and get the majority of closings. Most my local buyers want to use their own attorney which is fine. I just put in my contract where it list the closing agent "TBD by Buyer". Then give them the choice if they want me to handle close or them?


Jen I have a question about the closings. Do you have to go when you are wholesaling, why? Aren't you assigning over to your buyer? Thanks for your help. Tammy

Thanks for the great post, Jen. While I have never used the sign warehouse, I have gotten a pretty good response from Dirt Cheap Signs. So there are options out there. We just have to be willing to explore the possibilities. As one person's quote states, whether I'm a lion or a gazelle, I'd better wake up running! I like that. Keep swinging folks. Sooner or later we will all get on base as long as we swing!

Hey Jill,

I definitely get more calls. My website listed on the bandit sign is a squeeze page to capture contact info. So say I log 10-15 calls I may have 4-5 email notifications of leads generated on average. Sometimes higher, sometimes lower ratio.

Your right, I've also gotten 4-5 guys looking for works. Also get unrealistic sellers, potential short sales or strictly retails deals. But I have established people on my team to refer those clients to, to assist. (I would rather have a root canal than do another short sale negotiation myself, UNLESS it's a small bank and I have direct connection)

Sometimes, I have signs vanish overnight, but I just put them out again! lol "They" may work hard to take them, but the WANT out work me, I just keep putting them out! LOL

Hey Tammy,

Yes, for the most part they are strictly assignment of contracts. Some I will double close.
On the assignment, I pull $XXXX non refundable from buyer, and $XXXX due at closing. It is not mandatory that I go, I'm not the buyer purchasing and the closing agent COULD just send me my check. BUT I always go, for one I've already established a relationship with the seller/buyer and I always review HUD's for errors as well. I've had deals ALMOST unravel at close before, but by being there was able to put out a fire and pull it out. Plus I always see the deal all the way through. Never leaving my revenue created in someone else's hands.

Thanks for the post Jen. I actually have gotten my signs from Dirtcheapsigns.com also but as long as your taking action and it works for you, it doesnt matter. For everyone's information I got 100 signs for a total of $103.26 thats shipping , tax , etc everything, the only thing it was 12x18, but the 18x24 wasnt alot more then that, I will see how these work ,and may move up to 18x24, just trying to conserve money.

Second Weekend in a row I've put up Bandit Signs

I put up Bandit Signs last weekend and it took me 90 minutes to make them, 150 minutes to post them and another 60 minutes to take them back down. I got one call from a fellow wholesaler I added to my networking contacts and another call that didn't leave a message. When I called back they didn't have a voicemail (who doesn't have voicemail!?! Smiling).

I added an ! to WE BUY HOUSES and I added my website at bottom of signs. I put them up in a more concentrated area so it would take less time, it still took me just under 2 hours. So far I've received no phone calls. But I'm going to leave the signs where they are as per Jen's recommendation. And at least I only had 7 signs disappear last weekend so it only took me 45 minutes to make the new signs and adjust the existing ones.

So far no calls that I know of, if any called they didn't leave a voicemail yet.

Here is what my signs say:

WE BUY HOUSES!
ANY CONDITION
###-###-####
MySite.com

I may move the signs from time to time to test newer, better intersections/locations.

Thanks Curtis! If you like dirtcheapsigns.com, I love! I say whatever works, whatever price range, main point is getting them out there. I am in no was promoting signwarehouse. because I have in no way received and endorsement check! lol I was simply giving exact details of what I did, what I got, where I got them and where I put them.

Bottom line It's all about MAKING IT HAPPEN! However that is required!

I was running the 12x18's too just personally seem to get better hits on the 18x24. So I'll check out their prices.

Just play with the locations. You can't go wrong with some of the locations in my original post on this thread. Wal-Mart, Large chain supermarkets, McDonalds, CVS, WalGreens, etc spend millions on market research, population/traffic counts, etc. Everybody at one time or another frequents at least one of these locations to replenish goods. They've done the heavy lifting with their research, just use it.

Keep on keeping on. Don't get discouraged. When you find the sweet spot for your signs, it will blow up! You'll be ON the phone with a client and MISS two-three calls! FIRED UP RIGHT!!
