OfflineA while ago I discussed a property that I had under contract in which the tenants had lived there for 30 years. I almost let this deal go because I had a hard time showing it with the tenants and their 30 years of stuff still in the home(in one room there were boxes stacked almost 8 feet high that took up the whole room). Then one day late January I received a call from the owner stating that the tenants wanted to finally move . Although they didn't technically get moved out until this past Saturday, I immediately got an extra set of keys from the owner and put a lockbox on the door. I slowly (due to the fact that the tenants still hadn't completely moved)showed it to many potential buyers. Last week I got a call from a guy who lived down the street stating that he wanted to make an offer. Needless to say, we wrapped things up today and closed it out. My goal was to get this closed before I go into labor (any day) and I did it 
! The sellers are happy, the buyer is happy, the tenants are happy, and I am happy. Thank you Dean!

I do remember reading about this awhile back. Good for you sticking with it and congrats on the new baby on the way. I will follow your posts to see how you do with your plans to not go back to work after maternity leave. I think this is the goal of many people on this site. I know you can do it especially since you are already successful.

It was definately a win, win, win, win for all parties involved. The seller was thrilled and even wants me to call her when I have the baby so she can come visit, the buyer was so grateful to get the home (he and his fiance and also having a baby and wanted to get the renovations done for the new addition, the tenants are in a much smaller and more manageable place and happy, and I closed the deal
. Couldn't have worked out better. Not only are all parties happy, but I feel as though I have acquired some new friends.
