OfflineA while ago I discussed a property that I had under contract in which the tenants had lived there for 30 years. I almost let this deal go because I had a hard time showing it with the tenants and their 30 years of stuff still in the home(in one room there were boxes stacked almost 8 feet high that took up the whole room). Then one day late January I received a call from the owner stating that the tenants wanted to finally move . Although they didn't technically get moved out until this past Saturday, I immediately got an extra set of keys from the owner and put a lockbox on the door. I slowly (due to the fact that the tenants still hadn't completely moved)showed it to many potential buyers. Last week I got a call from a guy who lived down the street stating that he wanted to make an offer. Needless to say, we wrapped things up today and closed it out. My goal was to get this closed before I go into labor (any day) and I did it 
! The sellers are happy, the buyer is happy, the tenants are happy, and I am happy. Thank you Dean!

I originally had the house locked up for $20k, but after re-running the numbers I went back to the owner and changed it to $16k. ARV was hard to determine, but we figured about $50k. I originally blasted it to buyers for $25k just to get rid of it quickly. Although I had multiple interested parties, I accepted $20,500 to get rid of it quickly. Now I can try to focus on a rehab that I am working on with a partner before I go into labor. My goal is to really step it into gear while on maternity leave so I don't have to go back to work
