DEALS! DEALS! DEALS! from coast to coast!

I feel blessed to live in the Midwest of the United States of America because there are so many real estate deals in each and every price point. You can find deals for under $20,000 all the way up to $1,000,000 homes. No matter what price range there are always motivated sellers and buyers waiting to pounce on a great deal!

As we travel the USA, I can't believe how many deals I see in every market. Recently I was in Florida and California and I could not believe how many great deals are within your finger tips each day.

You need an action plan to get out there look at the deals, make offers and make it happen. I am so happy to help one of my friends that lives in a very pricey market out west. He is buying in the Midwest where he can't believe the type of deals we are finding.

It can happen. Once you know how to build teh system and power team, the sky is the limit. I was in Las Vegas in November and Reno earlier in the year. The market is started to change and is getting better in your area. Keep making offers and finding the motivated sellers.

In the Chicago area it is amazing how you can find deals even in the more pricey neighborhoods. There are deals abound in the suburbs. Let the adventure continue!

But I can tell you where the market is tough and that is the area where I live. Sure the properties are pretty low but still to high, ran the numbers on a lot of properties that are priced low, cannot cash flow a property for 25 bucks either. This would not cover repairs as they are needed, several people have asked about these properties but nobody is willing to owner financing them and these are investors wanting to down size. Cash and that is it, sure I can get a loan to finance them but with so little cash flow no way, so I am looking else where to see what I come up with.

I have been all over Texas the past year and have found so many good areas especially in the Dallas area that is about 70 miles from Sulphur Springs. I also know that Fort Worth (approx. 750k people) is growing rapidly and will soon surpass Dallas (approx. 1.2 million people) in the near future. Sometimes start in your local area and expand out from there.

One strategy you may want to consider is finding great deals and taking in an equity partner that has cash. You could also look into owner financed properties. I just did a quick search and found the following property listed with owner financing: 322 Weaver Drive Sulphur Springs, TX 75482 and the ad read "Owner Finance!!! Fixer-upper on over half acre in town, with more land available for additional cost. Bring ALL offers!" It appears this seller could be motivated.

Also, I found more than 20 homes that are currently listed as "lease to own". There could be a motivated seller here that will sell to you on contract with no money down. It depends on the motivation of the seller but if they are flexible you could consider doing a sandwich lease option. I hope this helps. Good luck. Believe and Achieve! Smiling - Joe

Mid-west is definitely where it's at!

I have many clients who are finding great deals in the mid-west. You can definitely finds deals all across the country but there are spots like Kansas City, suburbs of Detroit, Michigan and even the east coast in the Buffalo NY area where there are great deals! These are sweet spots for income properties too!

The farther we went from the downtown area the more affordable the home prices were. We found several deals in some pockets of the Oakland area. The homes can still have more zeros but hopefully more profit potential too.

The one on weaver I had already noticed some time ago, the place is a complete dump, needs major rehab work, as for plumbing and electrical I am not for sure am just going by the pictures and the place looks like a mess. At the asking price it is too high due to rehab cost would be around 15k, taxes, insurance and mortgage cash flow would be low too. I have been looking in the Dallas Ft Worth area as well, all I have come up with are other investors wholesaling properties. I have run several ads in this area with no luck either, was in the area for several weeks with advertisement on my van also, not a single call either. There is a whole some where that just is hard to find. REI meetings maybe but my work schedule does not give me the time for this either at the moment. Found a couple of others here in sulphur springs, fsbo, tried to contact them via email and phone, no answer. Stuck between a rock and a hard spot.

It is a game of persistence. You may want to try to contact every single "for rent" sign you see. Inquire if they are selling the property. If they would consider it great. If not ask them if they want to buy more great deals. Thus, by calling for rent ads you are looking for buyers. Call rent ads on signs, in newspapers and on-line classifieds like craigslist.com.

You will find thousands of landlords and maybe some buyers and motivated sellers. Once you do, you might be a step closer to an owner financed deal, an assignment or a double close. Figure out which exit strategy may work the best based on the deal. Good luck. Believe and Achieve! Smiling - Joe

It is true the Midwestern states did not have the huge price fluctations several other areas had across the USA like California or Florida. However, in today's real esttae market there are still many motivated sellers. Look for the motivated sellers such as estate sales, divorce or even relocation. People get motivated and can only do 2 things to sell their home. Either lower the price or make improvements and most decide to lower the price.

There are many motivated sellers that can come to you through the use of bandit signs. Also have bird dogs looking for distressed properties for you. Be sure to have plenty of buyers so when you lock up a deal you have an exit strategy. Good luck. Believe and Achieve! Smiling - Joe

Take a deep breath and realize that this is a very nice 'problem' for you to have! Smiling

In the middle of Joe's fabulous thread of 'DEALS! DEALS! DEALS! from coast to coast!' though, is just not the place to post your dilemma as it will get lost in the middle of the responses.

My advice to you is to thoroughly check out the numbers of this deal, see if they will really work and if they do, start a new thread regarding this issue.

1. You have a great owner financing deal Smiling
2. You need someone to partner with you who is willing to put up the $5K down payment. (Not such a big deal for some people!)
3. You offer to share all profits 50/50. WIN/WIN! Smiling

Work out the details of the title of your thread. MAKE IT CATCHY e.g.
'$5K CASH PARTNER WANTED!'
'50/50% SHARE OF PROFITS FOR LOW DOWN PAYMENT'

Put the basic details of your deal in the first post and ask for people to PM you with contact information.

Again, make sure the #s work first.

People that have cash are always looking for a great investment from the stock market to gold to real estate. If you find a great deal that would be a great investment or offer a great return than show another potential investor the deal after you have it locked up under contract.

A great deal can be a buy., fix and flip or a rental property that produces a monthly positive cash flow. The better the deal the more potential partners that may be out there. For example, I had a friend that wanted to do buy, fix and flips and had cash but did not have experience in real estate. I found the deal, they funded the whole deal and we were partners on the deal.

In other words you have the great deal, they have the cash so partner together with them by providing the deal and they provide the cash. This can be a win win situation. Good luck. Believe and Achieve! Smiling - Joe

Thanks for stopping by and the positive comments. There are deals everywhere in the USA. I had had the pleasure of seeing more than 150 cities and meeting alot of great students. We find deals every where we go within the continential USA of the 48 states and even Alaska and Hawaii.
