Finally closing on the house from ---- well you know

A friend of ours told me about a woman who's sister just died and she was looking to sell her sisters house to settle the estate. The woman was the executor and had full power to sell the property.

My husband and I went to look at it and....WHOOOOEEEE! This place was the worst property I had EVER been in. They had 12 cats and let them go potty anywhere they wanted. There was literally a mound of cat dung in every corner of the house...YUK! The woman was also a hoarder and the place was filled to the ceilings with antiques. The stench was nasty, the place was disgusting and I could not get through the rooms to evaluate the property... too much stuff!

I negotiated the purchase price but put a 14 day contingency in the contract like I always do. This one said...

Buyer has 14 days from the date of this contract to clean out the contents and debris and inspect the property before closing. What a long 14 days that was...... there was tons of good stuff but the stench was overwhelming.

I was going to purchase the property but by the time I did my 14 day inspection there was not enough profit in the deal at my offer price after the huge amount of rehab it needed... the seller needed the contract amount to settle the estate and could not go lower. I could not wholesale it cause the profit was not there. I needed an end buyer that was going to rehab and live in the property but how the heck was I going to find an end buyer to even come close to this place... I was in a PICKLE!

Needless to say I blasted the property out to my buyers and explained what I needed to do with this mess. A buyer responded from Afghanistan ( don't ask how he got on my buyer's list...lol)but he is an American builder working in Afghanistan looking to move back to the states. Needless to say he is closing on the property on August 20th which is my contract deadline and I am making $3,000 on the deal... WHEW! I could have walked away since I had my 14 day exit clause but I figured I would try and make a few bucks on it first.

I had to share this as a motivation. Don't underestimate the power of your buyers list! It is the most powerful tool you have in your tool box!

Guess you don't know unless you try! I've been in a couple of similar situations and just gotten frustrated. Thinking twice about it(or too much), worried how to market, or thinking noone will 'bite'. Great lesson Carol!

You said you couldn't 'wholesale' it and still make a profit. That $3,000 payday is just that; wholesale or NOT! How much equity will your buyer have after his 'sweat equity' is invested?

Check it out Carol! You got paid and out of a jam. At the same time; helped a 'brother' soldier out in the process! How awesome is that?!! Eye-wink

John I also got to help a desperate seller settle an estate because I did not quit! Making a deal a win win for everyone and knowing that everyone is blessed because you did not give up is a great feeling.

I could have thrown in the towel on this, Lord knows it was a nightmare. But I am so glad that I didn't Smiling

Why? Sometimes you have to get dirty to make money Smiling Not every property is going to be "pretty" or even decent for that matter. But it's being able to see beyond the "NASTY" and see a potential deal in the making that will either make you or break you in the wholesale world.

Way to hang in there! $3000 ain't a bad pay day. Not sure how much time it took to clean it, but I'm sure it was worth it if nothing more than the good feeling you had after helping others out of their PICKLE! Smiling

One thing you may have all missed is... Remember I said the house was full of stuff and that I had permission to clean the place out? Well there were tons of antiques, 1960s baseball cards and other stuff... I am just waiting to close so I can cash in Smiling

Carol Congrats on your deal, but I have a question for you, When you went in that house to inspect and when you placed an offer on it, how did you estimate the rehab cost? Did you bring someone with you like a contractor or something? The reason I ask is because I've looked at some many houses and i brought a contractor with me on like 20 of them and none of them worked out. Do you use a contractor or you figure it out yourself, if so how? Thanks for your help.


Cats - Hoarder - Antiques

Stuff to the ceiling - wouldn't scare me or turn me off. Lots of work to do but you never know, you might find a missing Picaso or DiVinci painting. Great lessons and insight in this post and love the DG family comments too. Have a GREAT day!


Making a Deal

Great example of just not getting a deal, but making a deal happen. We are often looking for the perfect property, the perfect seller, the perfect deal. But in so doing, we miss out on a lot of deals which could have been created, just like the one you created. Thanks for the inspiration.

What a great (and stinky) story! You just never know. Carol, you are so right when you talk about your buyer's list. I tell students if they are going to wholesale that the buyer's list is the foundation of their business. You certainly proved that with this transaction. Keep up the good work. If you need a good dry cleaner to get the stench out of your clothes, I know on after you come out of the bank. (HA! HA!)

My husband has been a contractor for 30 years so when I started wholesaling my husband and I developed our own rehab company, sent both of my sons to trade school, one is certified in HVAC and the other is now an Electrician. We currently do our own rehab on properties we buy and offer our services on properties we wholesale. My husband comes with me to look at the properties and gives me rehab costs... and he never charges me...lol

Great story! We have had a few like that. On a couple we made as little as $1000! Beats not doing the deal. It is funny, but we have NEVER made any money offering on nice move in ready homes that we would like to live in. What we do takes vision. What the house will look like when we are done. The uglier the better when we start! This is how we or our buyers MAKE equity.

Ahhhhhhhhh! The sweet smell of poop, mold or both!!
