OfflineI know I'm not the most active person on these forums... I'm actually more active on DGIE and lately I haven't even had much time for that. I've honestly been busy building my business!
Anyway... tomorrow morning I'm going to be getting the assignment contract from the seller, signing it, passing it along to my buyer and closing my first REI deal since joining the Success Academy in like April 2011. I didn't do very well on the SA stuff, but being here on DG and especially on DGIE and networking the heck out of the MNREIA has payed huge dividends.
I've been focusing on building a business for long-term gains more than focusing on just getting one deal done, so it's probably taken me longer than it really needed to, but not only have I hooked up my first deal (unless something major goes wrong), but I am poised to actually do 5 or 6 deals this week!
It feels so good to have a career again, and to know that I can creatively apply myself to something like this and watch it grow and work right before my very eyes!

Well done. It's always nice to have short term goals, but the long term goals are what it's really all about. Great job. Maybe when the deal is complete you can give us some details on the deal and marketing that worked for you. We all love to hear success stories.

Everyone has a first and that is probably the one you talk about the most. Everybody you interact with will want to know how you did it and how much money you made. But what is most important is when will there be a second, third, fourth and..... To really make a difference in your life I hope to see you doing more and more and become a DG superstar.

This deal was a direct result of my bandit signs... I plastered a main highway thru several suburbs with my signs, a ways back from the road and mostly on telephone poles. I also have signs on some exit and entrance ramps.
I like 4-lane roads for my signs... I just seem to get a good response off putting them at intersections and ramps.
Anyway, a couple weeks ago a guy called my bandit signs asking to if I could be on his buyers list. FOR SURE! This week I pinged him to see what he had going on and behold, on Friday afternoon at 4:30 he sent me a deal. I had a buyer there looking at it by six PM, and I had a positive yes answer by 10AM Monday morning...
I sit here with the signed assignment agreement and the $1000 earnest money check right in front of me.
I'm still a bit... stunned, I guess? It came so out of the blue... but a new modus operandi came out of it for me...
I'm struggling to find leads. I don't have the income right now to even buy a few records from ListSource or RealtyTrac, gas to put out signs is tough to come buy and (and this I have to reverse) I got frustrated putting out bandit signs... but I've discovered something:
Some people have a really solid approach and good success at finding deals, and I have the kind of buyers list that will seal a deal in 24 hours or less if the deal is good. Word is starting to get out, slowly but surely... if people bring me deals I will have them sold in minutes or hours, not days. So they're free to just focus on looking for deals. I'm free to focus on selling deals. It's a win-win "human automation" platform that seems to be working.

Maybe it did take a little longer to get that first deal than you would have liked but being persistent pays off big. This is a great example of sticking with something and not giving up.

...doesn't close for a while yet and I get paid at closing, so no, I haven't gotten paid yet, but all the paperwork's done and the EM was sent to the appropriate party, so we should be golden.
