This one was as fast and easy as they come. Estate sale listed on the MLS for 1 day. Ended up paying $173,500. They were asking $194,000. $1000 earnest. Put it under contract with one of my buyers for $185,000. $2500 non-refundable earnest money.
ARV is $269,000.
Light rehab/remodel $20,000.
Selling/holding costs $26,000.
Net profit to my buyer $38,000.
I am doing an LLC transfer on this one one. I have zero closing costs and will net $11,500.
Three more under contract that I will sell while I am on a cool house boating vacation at Lake Powell. Taking all the kids and grand kids. All paid for with one deal!!
25/1 through an agent is the "Dean" technique I used on 3 out of 4 of these deals!

Ken, My seller has no idea that I have a buyer lined up. As far as the seller is concerned, I am the cash buyer. If I told them I had a buyer or needed a buyer I might NOT have gotten this deal.
My offers are cash, 14 day closing, 7 day inspection, no other contingencies, earnest money and POF with every offer. Just so happened that these guys needed 30 days to get moved. No problem.
I put forth a strong offer and never disclose my exit strategy to the seller or the sellers agent. Sometimes my agent does not know!!

Correct, only one closing. The LLC purchased the property. Just changed the managing member. We have been doing every property we can't assign this way.

My best/quickest wholesale deal was 3 1/2 hrs from signing and assigning on a divorce property to my buyer.

Mike, thanks for your comments I actually do the same thing and told my realtor and seller that I AM the cash buyer too.
So would you say that the seller accepted your offer because it was the first offer and/or it was a very strong one? Not that it matters as long as it's accepted but I'm just curious. Definitely a motivated seller!

It has to do with how you form your LLC and the Operating Agreement for the LLC that allows new members to be brought on. Consult with a RE attorney that knows what he/she is doing!
