I am totally amazed - many of you will remember my frustrated posts about finding a deal here in Jersey after my first flip house. Well, after my long distance assignment with Rina, and reading the new book, something changed in me and I decided to stop analyzing so much and just DO. So while I wasnt really comfortable putting out offers without seeing the houses first - the other way sure wasnt working and was extremely time consuming. So I threw out offers, and this morning I just entered into offer #26 into my "Offer Log" and guess what - my phone rang and it was my realtor saying we have a deal on a great house! ARV is 296,000 and I got it for 162,500.00. I just came back from my walkthrough. It will need approx 40,000 worth of work - but all my options will be open when I'm done - flip, lease/purchase, or hold and rent. Its a great colonial in a neighborhood where they have all been restored. On top of that I think another offer is going to be accepted also! So I've gone from famine to feast! All I can say to everyone is keep at it - keep taking action - success will be ours!

I never get mad about losing a deal because that would be sending a message to my subconcious mind that good deals are hard to find and it portrays a scarcity mentality which does not exsist in my world. All I see is abundance and too many great deals that I don't have time to do them all. It took me a massive amount of self help books to train my mind to only see abundance but now the law of attraction brings me all the deals I can handle. Just my thoughts.
You've got to find your obstacles and call them out! Unsheath the sword, and do battle with whatever it is that holds you back!

When u are making your offers what is your earnest money amount you use or are u even putting money down? Just wondering how do you put so many offers out. I just feel that money will have to be available as earnest money to make an offer. I am sure it can be done without it. But what do you do?

Does your realtor actually fill out the contract or is she making verbal or email offers? If they are filling it out do you sign all of them? Like kingjuss says what are you doing about earnest money? Thanks for the help and good luck with all the offers.
Today I spoke to one of those "we buy houses" people. She started telling me that good deals are very few and far between. When I told her I'd been scouring different sites for homes she said MLS listing websites are a waste of my time because any investor can find those and I wont make a legit buyers' list by doing this. My question is, where does everyone find the homes to put your 25 offers in?

I beleive the deals are not on the MLS.I have been searching for 5 months on here and watching the sold comps and I dont see big discounts.
Even the homes that have been on the market in my area "SD" are getting offers at 15-20% below asking price and my endbuyers want atleast 40-50%.
What am I suppose to do about that.
Maybe those sites like Dean offers, 'Foreclosure Alert' really help or getting the leads to pre-Foreclosures using the 1-800 number, Which I dont have any money at this point to spend on right now.
Any thoughts would be appreciated.

I have been a believer in the power of positive thinking and attitude of gratitude for years before I discovered real estate investing....but I do have my weak moments Honestly, I cant wait for the day when I do discover how to attract more deals than I can handle! Hoping to learn alot in Phoenix real soon!
To answer what questions I can - I do use the mls, as well as driving around looking for fsbos and vacant homes. My realtor has me on auto send so i get new and updated listings everyday. I am finding the same obstacles though- in my price range I am competing not only with other investors but with first time home buyers, and most houses dont last more than 10 days and most go near or over asking price. Even those that need alot of rehab. The ones on the market over 90 days are all holding firm to their price and I am just keeping my eye on them. There are few on over 300 days, in serious disrepair listed for after repair value! Craziness. I dont know the answer to these things. I have sent out countless letters using Deans script to homeowners in pre-foreclosure, and well as random letters to homes I see that are empty and in disrepair but not for sale. To date, amazingly, i have not had one reply! But I just keep putting out the offers. Regarding that - my realtor puts them in various ways - some verbal, some email or fax. She has a blank master contract with my signatures on it, that she just fills in the numbers everytime I give her an offer. She has been using the same check over and over that she photo copies and sends with them to show good faith. I justput out 4 more today.....so I'm keeping the faith and keeping at it!

I was sitting in the hospital waiting room Saturday when they were operating on my mom and overheard someone talking that they need to sell their 3 houses so they can finish buying one big nice one. I couldn;t resist.
Houses are easy to find and contract...it is finding good quality buyers that is a little more of a challenge for me.

This is my biggest hurdle, I am nervous about the contract that I will send the homeowner. Can you please, please, please send me a copy of the blank master contract you were talking about....thanks so much.
I dont know where you live - but contracts are different in each state. I believe there is a general one posted on this site on forms and docs, contact your realtor, or search the web for one specific to your state. They arent hard to find, good luck!

I am just receiving Dean's information now and am wondering if I should concentrate on foreclosures or non-foreclosures. I live in Medford, Oregon but have the ability to concentrate down in Sacramento, Portland, Seattle or wherever. Plus, I have some investors that are looking to me to succeed with their money. Any suggestions?
