OMG ! ! ! ! ! ! !

I can't believe it... Everyone pick out a spot and I will tell you a tale a tale that was told to me. By a doubting Thomas ( and no its not me ) You buy into those guru freaks stuff you just buy books WELL I'll tell you what!

Last weekend We drove around our little Township known as Kearns and we were looking at homes that We thought were in our price range of 149000.00

We ran across this home 4 bdr 2.5 Bath 3026 Sq Feet. I thought now that's way out of our range ITS A SHORT SALE !!!We called the agent ( along with my buyers agent ) and submitted the offer right there and the listed price was all the bank wanted It will appraise for at least 311000.00 topping out at 345000.00
I have a lender and a title company ready to go !

Now for that doubting Thomas... NEENER !!! Heck ya Thats at least a 100k in equity right there... And you said Dean Graziosi.. Was a fraud.. Ya right !!!!

If you read his books and come to this website and read What every one has done and try it yourself. You will see Dean Knows his stuff ....

So what did you purchase the home for? $149,000? I am interested in your lender/title company and more details on the process. I also have bad credit and no money down. Am looking to close my first deal as well as buy a home myself (single mom of 3) Im sure the first deal is definitely the hardest and most scary! Any details, info, suggestions would be greatly appreciated!

Hopefully I will be writing soon too. I have found what I think are a couple of really good prospects. Start coaching next week and am suppose to wait for more advice. Thought I had a real estate agent, but no real motivation. Am going to prospect for options.

Been trying for months to get the courage to do a deal. This week I spoke with a lady, who is left with 31 acres and a 4700 sq ft home. Kids are gone, husband left. Has it with a realtor and wants a short sale. They paid $542k in 2004 and she has it listed for $490k. But tax assessment is for $322k.
She would take less but is terrified of all these investors bothering her. But agreed to speak with me. I do not have a buyers list and promised her I would not give her name or number to anyone without telling her first.
So your story got me excited, with no income at all and credit not too good, how did you go about this?

This is a perfect scenario to start out with because with this you already know the process on which to proceed, you just don't know how to proceed.

Her best bet is a short sale because that is the only way its going to get sold. Ask her does she understand what that entails and be prepared to tell her. If you don't know, find out before you say it; you coming off as unprepared will scare the crap out of her and its done deal.

Explain to her your intentions, and its always best to have a Plan B, C and D in the case your first(assignment)doesn't grab her or she feels comfortable with.

This home is in Southern Wisconsin, about an hour Madison.
The home is listed with a realtor and the bank did suggest a short sale. I have not met her just talked on the phone.
I did ask an investor that does short sales. He told me things to ask her.
And he will talk with her only if she would want that. I answered what I could.
This home is beautiful!
I haven't done any deals yet, still scared to try. But my heart went out to her and we started to confide in each other. Because of that, she will trust whoever I find that might me able to help her or give her some answers on options.

That is great news! I am excited to use Dean's methods and do my first deal before the end of the year - only 3 months to go! I have a good Realtor (I hope!),title company and LLC ready to move forward - I just need to pull the trigger when the right deal comes along.
