We are very excited to share this with ya'll as we have met our $1MM milestone today!!! and over +50 deals since we bought Dean’s books, joined his training program and live events. We just closed on a property today for $43,000 in excellent neighborhood, 2,770 SQFT with Basement, 3 Beds, 2.5 Baths, 2 Car Garage on almost ¾ acres lot size. Similar properties in this neighborhood have sold for +$140,000.00!. Our contractors are ready to go this week for an estimated cost of repair of $20,000.00 (upper end). This was a FSBO property, no MLS, no commissions involved, but an Owner very motivated to sell found through CL. We found the ad just two weeks ago, emailed the owner same day since he didn’t post any phone number, got response, met the owner that afternoon, sent an offer that same evening, locked it the next day with our inspection contingency, got our people there the next few days, got our estimates, and closed today!
We really have to say that there are deals everywhere and for just pennies on a dollar. Keep searching, drive your neighborhoods, talk to people, and get moving!

Donna: you are absolutely correct! Consistency and being persistant is the key! If you are told no, that just means you are one more no, closer to a yes! Step by step and you will get to where you want to be. One property at a time, then two at a time, then three, etc. Find a strategy that works and just keep doing it over and over and over again before moving on to the next strategy. This IS worth it! And there are NO LIMITS!
Tomas is pretty humble, but the point where we are now is not enough. There will never be enough! Be careful, real estate can be very addicting! Our friends and family (most do not know the extent of what we do) think we are crazy because we work all the time. This is our passion and a business, not just a hobby.
Just go for it!

Yes there are always many avenues, dont restrict yourself to MLS. In my opinion, I enjoy better FSBO as there is typically more room for negotiation as far as terms and pricing. The owner asked $50K, we locked it pretty much same to next day for $43K. Property was already far discounted that we wanted to lock the property. After we got the property locked, the owner told us that people wanted to offer him more than his asking price, but we already had the deal signed so he couldnt back out.
