4 Years, First Assignment Complete.

Here it is in a nutshell (if you know me or follow me you won't believe I wrote this post this short) I completed my first Assignment of Contract. Nearly 4 years after going to my first Real Estate Investing Seminar in March 2008, many books, audio CD's, advanced training seminars, EDGE 2010, working for Matt Larson, Conference calls, many many bandit signs, websites, business cards, car magnets, etc. is all it took for me complete an assignment of contract. That is the definition of perseverance.

It might help those of us who haven't done that first deal yet (and are getting discouraged) if you enlighten us as to why it took you that long? Were you doing it part time, under budgeted, lack of connections, scared to try, etc.? Do you have any advice that might shave off some of the time it took you?
Any info might help.

Well there were many reasons, but the main one was Analysis paralysis. The only way to defeat it is to take action. You have heard it from Dean, Matt, and Many others. I always took action and would end up being so close to a deal. I have had quite a few properties under contract, and had to back out, no buyer, to much termite damage, wrong area for the end buyer, and lack of funding. My biggest challenge is negotiating, still is.

2011 was difficult year for many reasons, still working my way out of it. But today was a very real day. A check made out to me for an Assignment Fee. Heard about them, seen all the scanned copies of them, watched many videos, and read so many books about it.

Only way to shave off the time is to explicitly pay attention and follow the advice from program you elect to enact. If you are NOT making offers you are NOT making deals.

I should also highlight that this is not my first deal, just my first assignment of contract. I bought a great Duplex a few years ago for $15K with upstairs tenants in place. I fixed up the downstairs unit and put tenants in place 2 months after purchase. What made 2011 tough was how ling it took for me to fix it up again after tenants. Not so much how bad the tenants damaged it, it was so much I chose to do.

I have had 2 phone calls from the cities about signs. I do have to agree with them to a point. I still need to put out signs, but it is a form of littering and unlicensed advertising. So until something out does bandit signs, bandit signs will keep going out.

Way to make it happen James! I can definitely see that you we're both, as Matt Larson would say, "Persistent and Consistent". Believe it or not, it's been 3 years for myself and I still haven't completed an actual deal myself. But I know I'm NOT giving up and I'm still sticking with it. A wise friend of mine once told me, "Everyday that you wake up and look in the mirror, you should ultimately end up telling yourself that THE BUCK STOPS WITH YOU!" So I as long as I keep up with it, even if I'm just doing a regular Bird Dog deal, I know I can make it happen. Thanks again for sharing this James!

For some people this does come quickly and payment of an assignment fee really can happen in 30 days. For some people this does not come quickly and payment of an assignment fee can happen longer than 4 years.

I'm not sure if 4 years is something to feel good about. After all, it seems like Matt and the other successful students went from one deal to another in no time. In fact, Dean has multiple deals going on all the time.

I certainly would be turned off by the thought of spending so many years for the first deal. If it took that long, I would think that any profits left over would be offset by the expense in finding the deal.

Yes it was 4 years (well in March it will be) to get my first assignment of contract complete, but it was not my first deal. Oct 09 I purchased a duplex, with a 580 credit score, Matt Larson and Greg Harmon were (and still are) my mentors on that project. I bought it for $15k it appraised at $38K, one year later I refinanced on it for a loan of $25k and it appraised for $55K. The cash flow is $500 including all expenses, management fees, and vacancy. As of right now I have spent nearly $20K on training, books, seminars, webinars, DVD's, advertising, websites, etc. This first assignment of contract absolutely is not a profit after all of those expenses over 4 years, buy every expense has been worth the knowledge I gained.

From June to December 2010 I worked for Matt Larson doing many different things. In the end I decided to quit, I wanted to take a different path for myself. Matt wanted me to stay but also respected that I had made up my mind on what I wanted to do. Real Estate is not my main source of income. One day it will be, but not by the end of this year. CaREI I respect your opinion, if you yourself after 4 years of trying for an assignment fee had decided enough was enough. Good for you for making a decision to do something different. Most people will not have that clarity for themself. It's something that is very important to have. I had my clarity that I knew real estate is a good place to invest, when done right.

This deal was done completely by word of mouth. I was not working leads 10-20 hours a week to find this deal. In fact all of 2011 I did not put out a single bandit sign or any other kind of marketing. Real Estate was not the focus of my time, but always on my mind.

I say this to myself often now, "No matter what, anything you do requires your time. Often there is a paycheck involved, was it worth your time?". For many Real Estate does not work for them, for some it is amazing. There are so many different ways to earn a living, create passive income, or just win the lottery to make money. I say this to everyone. It doesn't matter you do, as long as it works for you is all that matters. Just learn how to identify if it is working for you.

Real Estate still works for me, and so does becoming a Union Pipe Fitter.
