Auction today!!!!....I thought it was next week...but just realized it....so took off 4 hrs from work to attend.just did the pre registration and also realized they made a copy error on the marketing publication.....it starts at 11am......NOT 10 AM......SO I AM SITTING HERE in the parking lot sharing this with u on my DROID phone!!!!!!!! How cool................ok I am looking at the HAROFF AUCTION &REALTY INC FLYER TO NOTE WHICH property I may be interested in. I have pre registered inside by signing waivers of lead paint disclosure an egg knowledge ing all the rules and regulations of the auction. this auction is franklin county real property auctionis tax sale. upon entering you get a. Bidders auction package. this consist of egg knowledgement that the auctioneer is the sellers agent. next is a lead warning statement. next is an agricultural district disclosure notice. and then the terms and conditions of the auction. in this case the purchaser shell be responsible for the payment of an 11 percent buyers premium. 1000 dollars or 20 percent of the total contract price bid price plus buyers premium whichever is higher shall be paid as a down payment. all deposits are to be made by credit card mastercard visa or discover card. cash money order or cashiers check made payable to the franklin county treasurer no exceptions. that k** will be recorded by the county upon payment in full of the purchase price buyers premium school town and village texas if any and closing fees and costs.
Possession of the property is forbidden until the deed is recorded with the franklin county clerk Conveying title to the purchaser. titles vest at the recording of the deed.
You also receive a copy of school and village tax is due along with water and sewer fees 4 each property to be sold. also this auction marketing paper tells upcoming auctions in different cities and counties withe the dates and times.

There are a few properties that border some that I own. and I may get a good deal today but mainly I am here too practice talking to other investors in getting them to be on my buyers list.

AUCTION DONE!!!

Just bought my next 4 deals !!!!!!!! WOW am I EXCITED!!!!!! 4 properties in 2 hrs.I am soooooo pumped!!!! Deal #and 1 is a mobile home with addition and GARAGE ON. 20 acre......deal 2 is a vacant lot in my town adjoining a restaurant!!.....this one I will dangle to the rest owner..........deal #and 3 is a single fam house with nice lot in a great small town village......main st..............deal # 4 is another 1 family 1 story ranch 2 bedroom 1 bath with garage!!!!! ...sweeeeeeeeet.
not only did I practlcly STEAL these but I introduced myself as an EXPERIENCED INVESTOR........to many of the TOP BUYERS.I used deans lines in his last blog and got the ATTENTION of 4 MAJOR buyers in my county and struck up a lengthy conversation with a Texas investor that bought a few AMAZING DEALS....that I of course CONGRATULATED him on before answering. A fewfew questions for him about the properties he had bought.I let him know I would help him in any way with buyers or attornies in our area....recommended my attorney and he immediately called him to do business.HE also explained a n obstacle that I had experience with and he immediately took action with the attorney to resolve......he is now on my buyers list. Along with a few more heavy hitters!!!!! In my area.!!! What an AWESOME experience today.....what an AMAZING confidence builder to just TAKE ACTION and go up to top buyers and BUILD A RAPPORT and find out ANY WAY to help THEM! !!!!!

Thanks for the congrats!! Yeah it was sort of an exhausting day but full of adrenaline! !! Hint ...when u attend always be PREPARED to buy those EXTREMELY cheap deals...I was amazed when no one was bidding on some sfhomea??????? Im like?????what is happening........if I would have been PREPARED....with more $$$$$in or ..more partners.....I swear I would have bought 25a properties.......some commercial properties...market value....sol for 10500!!!!!!! No kidding..........many vacant lots went for under 750........
A 1700 sq ft commercial bld for 3000!!!!!! These r on main st down town right next to commercial space valued at a few hundred thousand dollars!!!!! All I can say is I will be BETTER prepared for such an opportunity

tax auction

I went to our county's tax auction a few months back. Generally tax auctions are done once a year per county.
Jay, I'm surprised that some properties didn't have any bidders. Over here they start advertising the auction about 2 months in advance and it was held in a high school auditorium with about 300 people present. The auction ran for 2 days and I heard that they had to add another day a week later to get through the whole list.

There are great deals out there, just have to be aware of the rules of the auction and do your due diligence.

BTW, great job on the deals! What deals are you on now? 28-29-30-31? heh

FYI: One more thing to keep in mind for everybody. Just went to check the site where my county's tax auction was announced and they now have the list of properties that were purchased. That would be a list of CASH buyers. This wasn't available until about 4 months after the end of the auction as you could still make offers on unpurchased properties for a limited time.

I have a great opportunity for a flip, its a REO in my neighborhood, I can walk to the window and see it, just trying to figure out if I want to run 2 at the same time and also what OPM option I can use. Some properties went back to bid for OUTRAGEOUSLY low prices....the economy is ins uch bad shape not alot of people buying.....there SELLING! !! ....there R FANTASTIC deals out there.....

Thank you...its funny how some auctions ..properties go high and others almost GIVE them away....now is a time of SELLING and DISCLOSURE and job loss ans so on .....so we as investors need to have opm lined up for these great auctions and other sales of BULK or even single family home deals!! ........that is what I learned
Oh yeah...we get quit claim deeds after all the recordings and payments made.

That's great u r learning about tax auction!! There r a few different things or systems on premium bids..a premium bid could be high bid or it could be the first bid to start the bidding process.there are many premium bid systems and each county or auction may be different.RESEARCH your county to find the system they use at your county auction.ATTEND as many as u can just to LEARN!!
I believe you can redeem right up until the auction...and some states u can redeem up until deed recording.

I am so happy that you were sucessful during your trip to the auction. However, I do have one question: It was my understanding that once you purchase a tax lien on a property that there is usually a waiting period before you can ask the court for title to the property [assuming the property owner does not pay the back taxes]. How did you manage to skip that step and get ownership of the property from the auction?

NY Tax Auctions

This is awesome Jay! I just registered for 3 tax deed sales in NY on that same site! I have about $2,000 I can invest and hopefully get a property up there.

Do you have any suggestions on how the process works, I am not sure how what all that about the buyers premium is.. could you explain it?

Youbpay a percentage down , the day of the auction then you have so many days to pay in full. Also the board of legislators in that county had to APPROVE all the bids on a certain date. I sold a couple of these soon after the auction by a contract contingent upon getting the deed from the county. Which took approx 1-2 months. Although I got pd upfront and they actually moved in..... If there had been any problem ,!i would have givenn $$$ back n made all things right. Everything worked out well .

Every county could be different. I suggest def attending and learning by doing .the networking and rules that are spelled out in their marketing brochure will teach you a great deal. Even if ou don't buy anything. Keep your EARS OPEN to someone looking for that 1-2k that u have and make a fees hundred buy letting them borrow. Investors sometimes don't bring enough CASH with them or they used it all on other buys and ANOTHER great buy comes up but they NEED CASH NOW to bid. Ou can NEGOTIATE ON THE SPOT because they r MOTIVATED to use your CASH Smiling))))
