Today Columbus day and 2 days away from my b day Well I can finally say I am an investor. Did my first deal last week pre foreclosure and closed on Friday. A nice b day gift anyway I now need to clean up my credit and get some financing going so that I can do this myself instead of having to depend on buyers from the get go.
Today still will go through my pre foreclosures and going after absentee owners and some 90 day listings
I have id a number of pre foreclosures but do not get the people to call me back after I have left messages do not know what else to do

Since I closed on my last fix and flip I have been looking to wholesale and it's turned into a buyers market here in Salt Lake City. I put in an offer on friday and was asked for highest and best offer by 8PM that night....They got 16 offers on the property!

Ok...so I thought the foreclosure auction was the way to go. I attended a few auctions and networked with a few guys. Then, when I closed and had money to purchase at the auction the properties are not there. I was really excited last week because there were 8 properties that were to be auctioned off today. Now it is down to two. One is in a really bad area and the other is out of my price range. Bummer!!

I was about to give up on this path. I had opportunity to see what will become of me if I continue to work for an employer.

I really am not interested in that repetative cycle, the one where the workers keeping working all year round.

My wife and I have started reading another one of Dean's books. What great information-particularly for a novice! I actually understand as I'm reading and I have no prior knowledge of real estate. Amazing!

ok, so I went to 2 open houses this afternoon, mainly to introduce myself to rea's. (I've been on the dg.com website since Aug. of 2011...if you are new, please don't wait this long to take action. I just took longer because I had to work up the courage and belief that I could do this.) The first rea is a Keller Williams agent...she was new...only been employed by them for about a month. That was good, because then I could "practice". Anyway, instead of handing her one business card, I handed all 4 of my business cards by mistake! LOL! She laughed and thought nothing of it. I got her business card also.
