what to offer

I found a house in good shape on sale for 45,000. the FMV is about 68,000.Should I offer 40,000 and then find a buyer for 55,000? Is there enough room for both?

Starting Over!!!

Yikes! I thought I was doing just what I needed to do and I have realized that I have not. It is so frustrating. I had two deals going and both fell through. I got my business cards, set up a phone line and now I am still sitting idle. My buyer's list sucks and I am trying to get the motivation to continue on. I have talked to another investor and he has confirmed everything on the DG site and I still have not moved forward. What is my problem? What am I doing wrong?

Couldn't do too much today due to having to be in Lakeland today. I did check on my signs and the bad news is most of them are still in place. 1 was totally gone. No idea where it went. (Could have been removed by a walgreens employee because it was located at an exit of their parking lot. May not have been because there is a for rent sign on the other side of the same exit. Who knows? ) The worse news is that nobody called me still.

What else I did:
I did return a call to a fellow DGer
Made a couple of calls to landlords and left messages
Answered my PMs
Posted to a couple of forums

Building Violations Revealed

Okay. So here is my update to the 2 vacant properties. I was able to go back to the town to pick up the violation information on the 2 vacant properties. As per the building and legal department, the violation of the first property showed that the home's pool permit expired. Also there was an indirect implication that there was an illegal accessory apartment with report that there were tenants living in the poolhouse with no heat or hot water. The violation on the second home revealed that they had an illegal pool which has since been dug up and filled, plus the home is listed as falling in on itself and, like the first house, it also had an illegal accessory apartment.
