The wire stands that came with my bandit Signs from SignWarehouse would not go more than 1 inch in this ROCKY soil here in MT. The little wires just bent and got ruined. I had to get physical with it.

The tools you need to do the job in HARD soil are no big deal:

-- 2 pound hammer (called a hand drill) with an 18" handle. It's like a mini sledge hammer.
-- 4 BIG nails from the hardware store -- 12" monsters are about $2 each -- 5/16" diameter or so. Get the extra 2 since they can get bent also.
-- knee pads.

OK.Regretfully I'm lagging in moving forward as quickly as I'd like:)......a rather embarrassing question I have is what is the 25:1 ratio? Is it to make 25 offers for EACH listing or is it that i would expect 1 offer excepted out of 25 listings i put offers in for? i feel dumb asking..... but here we go.

This is a question I recieve all the time. Here is the honest truth. Nobody has all the answers and anybody who says they do are simply lying to you. There are times when I get posed a question from a potential seller or buyer and I don't have a clue as to the answer. I have always looked at this as a great thing. It forces me to go do some research and get educated. Which in turn makes me a smarter and stronger investor. It's part of the growing process. I would say if you aren't getting a question here and there that stumps you then you're probably not increasing your knowledge.

Get a free Google Voice number and only use that one for your bandit signs. The service gives you total anonymity. The Zoning Officer will get calls about ILLEGAL signs and then try to determine if the number on the sign is a local land line -- then fine you if possible. Google Voice makes that impossible.

Plus, when you use your Google voice app to call people back, their caller ID only shows your Google voice number -- that's great.
