Hi, Im new at real estate and I been watching the edge dvds and really like how this deals work. You find foreclosures you offer ur services and done but my question is, Who deducts the real estate taxes n insurance on their tax return? I know the loan is still on the sellers name but what do you do when the renter/buyer asks this type of questions? And is this legal to do it in california?

September 15th, 2011 | posted by Jake GoehringJust in the past week I've stared my buyers list. By placing ads and responding to adds, I'd say I'm getting approx 10%-15% "return." That is to say, of all the messages I send out, that percentage is going onto my buyers list. I have no idea if that's a good rate or not, but I'll take it.
I got my real estate agent lined up today. It was SUPER easy. About 3 minutes into a 10 minute phone call and he was on board! I called the realtor who sold me my house 8 years ago. We got along then and I thought it was worth a shot.
We'll begin looking at & sifting through properties within the next 24 hrs. My goal is to be able to place offers on Monday!
One foot in front of the other, one at a time, step by step...

Our first deal!!!!!!
September 15th, 2011 | posted by ljpalmerWell sort of...We (my father and I) put an offer in on 5 acres of land with a manufactured home on it. Hud was asking $124,500. Property is worth $180,000 and needs about 10K of work which we won't have to do. Our offer was $95,000 and they accepted it!! Best part is we already have a buyer set up who has agreed to a price of 136K. We are about to go down and sign off on the acceptance so we are still in the prelim stages of this but that's a gross profit of 41,000!! We are pretty stoked. We didn't have to come up with any money on this deal. Zero out of pocket, and this deal more than pays for our money spent on the academy and insiders edge. WOOOOOOOO!!!! Now my Dr. informs me that I have pancreatic cancer. So I have started a new diet and lifestyle. I started a journal on a blog at http://www.leslongblog.com I created to journal my journey back to good health.

September 15th, 2011 | posted by AndySToday was a so-so day. I HAD to stop working RE and make some lures to pay my bills so little got done (or so I thought!)
What I did do:
Read emails and answered PMs. (I actually got some today )
I read and posted to a few journals.
I read more of Deans new book and checked out some of the links suggested in the book.
I went to and printed out my POF letter to give to the new agent.
Attended a webinar before tonight's mentoring call then listened to the mentoring call.
Downloaded the call for future use.
Read some more journals and posted some more responses.
Placed Classified ad looking for buyers on DG.com
Posted my dailies.
