Proof of funds
I have read that many lenders are asking for proof of funds statements, is this true and how can I get around this being unemployed due to an injury.

I am just getting started, but this is one question that I have also. Because of an injury I am also unemployed, and this has held me back with regards to financing. Am I just spinning my wheels here with this program, or can I really make a difference in my life and turn it around. I hope the answer is YES I CAN.
My first deal pending
I looking at a 3BR 2Bath house on a conventional foundation priced at $8000 cash.This is a olded house in an old neigborhood. The house is clean inside but has no heating of ac in it. Also outside the brick supporting the porch looks to be shifting. This is my concern. Is this a valled concern. Need your help anyone.

My first deal too
I found a great quadraplex and going for less than $100,000, bank owned. I decided to put an offer for half the amount and called listing agent. Property foreclosed in August 2008.
The Agent asked me to submit all necessary conditions necessary for submission of offer and I'm not sure how to do it.
Please help. I also don't have fundsfor this deal, only 10%. Please suggest how I can finance this great deal. I've just completed reading 1st part of new book. I'm unemployes currently and am working on becoming a property investor full time.

I totally enjoyed hearing how you are working these lease options. You are doing an amazing job and bringing in the $$$ too.
One question....when you are talking to a seller and offer to take over their debt and late payments etc...what happens when you see their contract on the house and FHA, Fannie Mae, Freddie MAc or whichever lending institute says that they will call the loan if the seller attempts to sell, lease option etc...?
I have seen contract stating that the loan will be due in full if the buyer attempts to
sell in some fashion.

great call......i really enjoyed listening to both of yall. Gives me more hope on top of all the hope i have in starting. I got a friend to make me all the bandit signs i need and all i had to do was buy the material. i have the 1-800 number and i will be doing the pre recorded messages in english and spanish. i have 2 investors up and ready to go at what ever deal i can find for them 30-50% under current market value. i have an appointment for this weekend with another person that is a friend of the family that has a bundle of money and a few businesses she owns and operates and that is very interested in real estate.....thankyou again Dean for jus being you and sharing all your secrets with us. I learned so much just listening to Greg explain how he is doing it to make it happen. I had been exposed to Joe Crump's system and all he does and teaches is purchasing and selling with options and he is very good at what he does, but one thing I must say about Dean's system YOU CANT BEAT IT, simply by offering all this help in the webpage to learn and download is unheard off and I have been looking at systems on Real Estate for many years. Proof of Funds
There is a Company called Coastal Funding that will give you a proof of funds letter.All you have to do is go to www.coastal-funding.com put your name,e-mail addres and amount you want to show proof of and the address of the property and before you get off the site you will have a letter in your e-mail that states you have been pre-approved for the funds you request.
Better yet they will lend you the money with no credit check,pay your closing,but the catch is you MUST have a buyer lined up.The money is only for you to use if you have a buyer but still need to close on the deal to complete the tranaction.,

Most of my friends are negative. They think I'm crazy for even trying. Thanks for the tools. I need a buddy. Also, I have two houses I would like to learn more about the lease option. If I understand it right. I can do the lease option. And find a person to buy it from me? I think I will try the flyers too. CONGRATS!! Listen to Your Gut it is usually right, older homes usually have wood decay from water or termites. It may be a costly expense or it may not, but either way it can be fixed. so dont let that scare you. you want to know what your getting into especially if your on a strict budget. If you dont know what to look for you may want to have the home inspected by a professional home inspector or contractor that wont sugarcoat it. Be around for the inspection and learn what he is doing,so one day you will know what to look for yourself, but for only $ 8k it sounds like you have a great deal overall. Get it Inspected.Don't get scared..imagine the finished product. Have fun..

I checked out some real estate sights and said wow!!! why are people renting when the payment on that house would be half of the rents in my area.
Well I'm putting toghter some flier for buyers to start. then I'm going to reread thease options contracts.
On a personal note I see this as a great tool. To stop trading my time for money==> as in a job and reverse it. Trade my money for Time==> what is it that I never have time to do.
It will take time getting there but well worth it.

Mistakes are awesome!
So, I made a mistake.
Mistakes happen. Not only do they happen, they are guaranteed.
My father used to say, the only way you won't make mistakes is
if you don't do anything, and that itself is a mistake.
Too many are afraid to try something new because they feel they
might make an error. They are both right and wrong. Yes, they
will probably make errors but it is good to understand that
errors go with the territory.
You will never accomplish great or worthwhile things without
risk and risk generally means great mistake potential.
You are probably reading this by light bulbs invented by Thomas
Edison. He made over a thousand light bulbs that didn't work.
The world would have called them mistakes. He said he learned a
thousand ways not to make a light bulb.
The way to avoid mistakes is experience.
The way to get experience - Mistakes.
Don't feel bad because you messed up with something.
Don't be afraid to venture out into a good thing because you are
afraid that you might mess up.
While one person hesitates because he feels inferior, another is
busy making mistakes and becoming superior.
An expert is a man who has made all the mistakes which can be
made, in a narrow field.
We have to keep trying things we're not sure we can pull off.
If we just do the things we know we can do... you don't grow as
much. You gotta take those chances on making those big mistakes.
