#1 is Wholesaling but issue with getting Buyer's List
#2 is Buying and holding this gives passive income for cash flow while building Buyers list and the ability to sale later for cash
#3 Buying to flip here again you need cash for buying & rehab and a Buyer's List

My partner and I are brand new to real estate. Low knowledge, experience, and money. So we are starting out wholesaling with buyers and sellers lists, but our ultimate goal is cashflow. So, I guess the buy low and rent strategy excites us the most.

Which strategy?

Dean,
I think both of these strategies sound good, however I think that buying wholesale and having a list of buyers and sellers to bring them together makes more sense to me. This way I am helping the buyers and sellers.
It's a "win/ win" situation.

Purchase, fix and turn around. I do pepper things with wholesaling depending on the project and my interest. The former requires my interest in the property and the latter for houses that don't match my rehab criteria.

Right now at this time of having no money of my own I am leaning more to the whole sale program.
But in the end I want to have the money to fix up homes and sell them. I have done this for many years for people who had money to do that but now I want to do this for my family.

Like most of the DG family I want, to wholesale my first deal. I want to join the Success Academy and attend the 2012 Edge Event.It takes money to do both, lots of money!
