Ok Dean, I am more into flipping but would like to wholesale but due to my current situation I am looking for a cheap property for myself since i will soon have no place to live.

most of people who wants to start with real estate do not have the money or a good credit to start off by. So to make it out to start in the race is to learn how to gain confidence, and do real estate with "Wholesale".

I am most interested in buying very low rehabbing and wholesaling.

I am more interested in wholesaling at this time.

#1 is Wholesaling but issue with getting Buyer's List
#2 is Buying and holding this gives passive income for cash flow while building Buyers list and the ability to sale later for cash
#3 Buying to flip here again you need cash for buying & rehab and a Buyer's List

My partner and I are brand new to real estate. Low knowledge, experience, and money. So we are starting out wholesaling with buyers and sellers lists, but our ultimate goal is cashflow. So, I guess the buy low and rent strategy excites us the most.

I have bought properties and renting them out but I would love to have the funds for fixing and selling for retail.

I think both of these strategies sound good, however I think that buying wholesale and having a list of buyers and sellers to bring them together makes more sense to me. This way I am helping the buyers and sellers.
It's a "win/ win" situation.

Purchase, fix and turn around. I do pepper things with wholesaling depending on the project and my interest. The former requires my interest in the property and the latter for houses that don't match my rehab criteria.

Currently, I am interested in wholesaling until I get enough money. Then I would like to buy cheap and rehab the houses myself. When the rehab work is completed I would hold and rent it.

I am most interested in your first choice which is Wholesale. That's the way to go.

Right now at this time of having no money of my own I am leaning more to the whole sale program.
But in the end I want to have the money to fix up homes and sell them. I have done this for many years for people who had money to do that but now I want to do this for my family.

We are just getting started and feel that buying,rehabing,renting is what we feel the most comfortable with.

Like most of the DG family I want, to wholesale my first deal. I want to join the Success Academy and attend the 2012 Edge Event.It takes money to do both, lots of money! I know me, as I am my best friend. If I could just get enough money to get some, one on one training that the success academy offers and the personal fellowship the edge event gives to people. I would be so enthused about real estate that not even budweisers clydesdales could not hold me back.
