Small Action Step!
Inspired by this Weekly Video Blog about setting goals, I've taken what would be considered a small step to most and I've reached out to 3 real estate agents today in hopes of doing deals with them in the future. I'm nervous about them being willing to work with me in the future but I got to get the ball rolling! I want 2010 to be the year I officially become a real estate investor!

Your last blog of the Y2009 makes perfect sense and I have gained an important lesson. Short but profound message.
While I could not accomplish my goal of One deal by EOY 2009 I am not disheartened as I know why it didn't happen.

Take this as a life lesson
Nothing happens unless it was intended to happen. Allow yourself to wait patiently for everything, but make sure to do your part. Take everything step by step and you will achieve. I believe it. I haven't got a deal yet and its going on a year and a half now, but I am not giving up, I am much smarter and I am much better at what I do. I didn't gain money but I sure did gain knowledge on how to do this.
Keep faith and I believe one day I will be writing my first deal here. Anycase, Dean and all DG family have a safe holiday and a Happy New Year!

I hope all the DG family and investors have a wonderful New Year! I have had the great priviledge to meet so many wonderful people on this site. Thanks for the words of wisdom Dean and all your inspiration. You keep me going and remind me where I want to be! Reality is we need to take small steps to make it to the top of the mountain. I don't know about others, but I sure can relate and have been down that road in my life. Happy New Year too all!

God not only Blessed me to have come across a young man and his staff that are very knowlegeable, dedicated and committed to our success, but He is also blessing me in that my daughter is expecting and is due January 15th. Just like babies, we have to crawl before we can walk, and before you know it we're off and running. Thanks Dean and the entire DG family. Properties
Hi Everyone!
Iam trying to find properties that I can work with. I didn't act fast enough or have the confidence yet on a shortsale for 49k and now the deal is gone. Found a duplex and two houses for 249k or make offer. I will call the R. E. agent. I have the motivation but not the confidence yet that I can do it with no money down and my credit is marginal.
I found a shortsale funder and other websites from a DG post. The list of hard money lenders also helps. The DG website is awesome.
Will write more later. Iam getting started before the New Year why wait?

It's funny, I just was introduced to the term Kaizen today on another website. I always try to pay attention to those kinds of coinkydinks when they happen. My style is usually to procrastinate on the things I dread until time becomes short and then hurry up and do them badly. I don't get to learn what I'm capable of or what I'm not capable of, which is probably the real payoff. Lack of accomplishment is chalked up to procrastination/fear instead of the more serious (and unchangeable) flaws of not being smart enough, good enough or fill-in-the-blank enough. Wow, do I sound like a pity party or what? Sorry, didn't mean it that way.

REO's and assignments
Does anyone know if you can do an assignment with an REO? Do banks allow you to do that or do you need to purchase the property for yourself to do the deal? Has anyone done an assignment with an REO and what kind of response did the bank and broker have to trying to do an assignment deal? Did they say forget it or was there a way for you to do the deal? Please advise. Thanks
